Immobilien in Spanien deutlich teurer

Celeb spotting in Mallorca

Models, actresses, sporting heroes, royalty… all have been wooed by the balmy breezes and stunning scenery of Mallorca over the years. Agatha Christie wrote Problems at Pollensa Bay while holed up in Puerto Pollensa in the 1930s. Winston Churchill holidayed just along the coast from the same spot. Even Grace Kelly and Charlie Chaplin have visited the island.

Today, Mallorca continues to attract an impressive list of celebrity visitors. Sales and Marketing Director of leading Spanish homebuilder Taylor Wimpey Espana and himself a Mallorca resident, explains the island’s enduring allure,

“The beauty of Mallorca is that it offers something for every occasion and mood. You can sit and gaze out at the ocean, watching the sun sparkle off the water and hearing nothing but birdsong and the water lapping against the shore. At the same time, you know that if you want the hustle and bustle of urbanity, with its shops, restaurants, bars and nightlife, Palma is the ideal city. Or if a few rounds of golf in the afternoon heat take your fancy, Mallorca offers that too. Then there are the water sports – snorkelling, parasailing, stand up paddleboarding, wind surfing and so many more. It’s a wonderful place for those who love the water.”

Spain’s rural holiday villas ‘falling out of favour’

Spanish rural holiday villas are falling out of popularity, a leading developer claims.

With 80% of properties sold in Spain in 2014 being flats or apartments, according to General Council of Notaries data, the days of the rural holiday villa are numbered, according to Taylor Wimpey España.

In addition, apartment buyers want shops and restaurants and internet access just as much as beach access, says the developer, which has seen cumulative sales rise by around 28% year-on-year in July 2015.

Sales and Marketing Director says, “Buyers are much more discerning than they used to be when it comes to property type and location. Remote, isolated villas are falling out of favour as second homeowners’ demands have changed.

Value of second homes overseas revealed as 91% of holidaymakers opt for repeat destination breaks

Almost all UK workers are entitled to 5.6 weeks‘ paid holiday per year, though that can include bank holidays. With so little precious time to spare, is it any wonder that the latest survey from Staysure.com has revealed that as a nation we opt for the comfort of a known quantity when it comes to holidaying overseas?

The Staysure research has revealed that 91% of Britons prefer to visit the same holiday destination repeatedly, with one in five returning to the same place within the course of a year.

The known quantities of great weather, good food and convenient travel times were cited as the most common motivations for returning to the same place. This was weighed against the fear that a new destination would not provide as much enjoyment and result in a disappointing holiday.

With so little paid holiday available, this attitude is entirely understandable and is precisely why second homes overseas are so popular. Sales and Marketing Director of leading Spanish homebuilder Taylor Wimpey España, comments,

„When it comes to travelling overseas, most holidaymakers have a fixed idea of where they want to go and so a home from home in their favourite spot makes absolute sense.“

Taylor Wimpey España offers holiday homes in two of the locations that the survey respondents voted as being the most popular: the Spanish island of Mallorca, which took third position, and the Costa del Sol, which came in sixth.

Taylor Wimpey sales by nationality shine light on foreign demand

The breakdown by nationality of sales by Spanish developer Taylor Wimpey de España gives a good idea of demand for holiday homes in Spain.

Taylor Wimpey de España, a division of Taylor Wimpey UK, is one of, if not the leading developer of holiday homes in Spain.

The breakdown by nationality of demand for Taylor Wimpey homes offers one of the best snapshots available of foreign demand for holiday homes in Spain (see pie chart above).

British demand is still the biggest market segment, with 20% of sales, followed by Germans (15%), and Scandinavians (14%). Those three segments make up 50% of the market for Taylor Wimpey homes.

More tourist records broken by Mallorca

Mallorca has broken more tourist records, with visitor numbers hitting an all-time high yet again this year.

Spain’s Balearic Islands have long been one of Europe’s most attractive and loved summer sun destinations. Holidaymakers from mainland Spain, along with the UK, Germany and Italy flock to the islands every year, craving their perfect balance of sun, sea and sandy beaches. Among Spanish residents, the Balearics come second only to Andalusia in terms of popular tourism destinations, accounting for 18 per cent of total bookings, according to HomeAway figures.

Mallorca, in particular, has welcomed more visitors this year than ever before, with official statistics showing an increase of 2.9 per cent year-on-year during the first half of 2015 to a total of 9.54 million visitors. Both April and May saw passenger numbers reach record levels.

The figures are good news for the island’s property market, as Sales and Marketing Director of leading homebuilder Taylor Wimpey España, explains: „More visitors arriving in Mallorca has had a positive impact on the island’s economy and has pushed up demand for second homes, with many of those who visit – myself included – falling in love with Mallorca almost on first sight.“

Spanish real estate – an insider’s perspective

The Spanish property market crisis is over. At least that’s what Banco de España is saying. Director of Studies José Luis Malo de Molina comments,

At the same time, Spain’s GDP has grown for seven consecutive quarters and recently even more than expected: 0.9% in Q1 2015, according to the National Institute of Statistics (INE).

Sales and Marketing Director of leading Spanish homebuilder Taylor Wimpey España, comments,

„There are pockets of real success in terms of the real estate market in Spain right now, but the picture is far from consistent. It’s still a delicate market and changes in FX rates, along with international politics, are likely to play a big role in how the market is shaped going forward. Buyers are focussing on coastal areas and there is a lot of money coming into Spain from overseas as foreign purchasers look to pick up bargain homes by the sea before prices rise much higher.“

Taylor Wimpey España is the driving force behind a number of high profile new developments on the Costa del Sol. Avalon, located in one of the most sought after areas of Marbella, next to the prestigious Los Arqueros Golf course, is a charming residential complex with wide streets, a large communal pool and stunning golf and sea views. The luxury two and three bedroom apartments and penthouses are synonymous with the opulence for which the area is known, though for an extremely reasonable starting price of just €310,000.

Spain and Portugal vie for the top spot as golf season gets into full swing

Taylor Wimpey comments „Our golf properties are always incredibly popular and the panoramic sea and golf views at resorts like Avalon, near Marbella, really do take some beating. Spain’s excellent value as a golfing destination extends to its golf resort market as well – a two bedroom, luxury apartment in Avalon, which is located in the prestigious Los Arqueros golf course, costs from just €305,000, which is fantastic value for a property of this calibre.
