Mallorca cleans up waters as buyers flood in

Mallorca certainly has good cause to protect its natural environment. As well as having a social and moral responsibility to do so, the positive impact to the island’s tourism of maintaining pristine waters should not be underestimated. Mallorca has been a popular mass tourism destination since the 1950s, as Taylor Wimpey España’s observes: „Mallorca has that signature combination of sun, sea and sand that makes it the ideal holiday destination. For decades visitors have been flocking to the island’s shores, many of them choosing to return repeatedly or even, like me, stay for good.“

Sun, sea, sand and shops – second home owners enjoy retail therapy in Alicante

Spain has enjoyed a record-breaking summer, with some 54.4 million foreign visits in the first nine months of 2015, up 3.8% on the year before, according to the Industry, Energy and Tourism Ministry. But now that the summer season is at an end and the holidaymakers are back at work in their home countries, has Spain accepted that the rush of visitors is over for another year?

Sales and Marketing Director of leading Spanish homebuilder Taylor Wimpey Espana, comments, “Spain is a great destination for shopping, whether it’s in the run-up to Christmas or at any other time of year. In the south of the country, Alicante is a particularly attractive destination when it comes to high-end clothes and luxury items like watches and jewellery. WHY BUYING A SPANISH SECOND HOME CAN PAY DIVIDENDS

For second home owners from countries such as the UK, better weather is often a draw and Spain is a perennially popular choice of location for such a purchase. Sales and Marketing Director of leading Spanish homebuilder Taylor Wimpey España, comments,

“UK buyers have a long-term love of Spain when it comes to second home ownership. The beauty of areas like the Costa Blanca, with its seemingly endless stretches of white sand and glorious sunshine, exerts a charm that gets under the skin. Buying a second home there represents a significant shift in lifestyle – it’s about enjoying more of what Europe, and life, has to offer.”

Buying a second home can also be a shrewd financial move, particularly in times of record low interest rates. When buying overseas, it’s always a good idea to purchase a home directly from a reputable developer with a strong track record. Doing so means you know what you are buying into in terms of quality, which is particularly important when purchasing a home in another country.

Costa del Shopping? Spain targets retail tourists

Spain has enjoyed a record-breaking summer, with some 54.4 million foreign visits in the first nine months of 2015, up 3.8 per cent on the year before, according to the Industry, Energy and Tourism Ministry.

Even with the summer season over, though, the value of Christmas shopping in luring customers from overseas has certainly not been lost on the Iberian country, as Deputy Prime Minister Soraya Saenz de Santamaria explains:

Sales and Marketing Director of homebuilder Taylor Wimpey España, which has launched homes near the retail hub of Alicante, comments: „Spain is a great destination for shopping, whether it’s in the run-up to Christmas or at any other time of year. In the south of the country, Alicante is a particularly attractive destination when it comes to high-end clothes and luxury items like watches and jewellery. Higher quality new-build apartments and villas are luring Brits to the Costa Blanca

The Costa Blanca is one of Europe’s most heavily visited areas, extending 200 km along the Mediterranean coast. And it’s Alicante which is attracting the most attention from clients financing their purchases through Conti.

Even though Spain’s National Statistics Institute (INE) indicate prices are creeping up they are still some 30 per cent lower than before the property crash in 2008, which makes the region an excellent choice for retirees seeking a bargain re-sale or a brand new build.

Buyers can also expect higher quality new villas and apartments now from house builders like Taylor Wimpey Spain which is rolling out developments in prime locations, using quality materials, offering lots more space and choosing designs that won’t date.

Today’s buyers in Spain can also expect greater transparency, unlike previous owners, some of whom were stung by corrupt mayors, unscrupulous lawyers and illegal builds on agricultural land. Even so that does not mean you can avoid doing your due diligence.

A sunny home abroad

Sales and Marketing Director of leading Spanish homebuilder Taylor Wimpey España, was one of those eagerly awaiting the Caminito del Rey’s reopening. He comments,

There are also plenty of fascinating cultural and historical attractions here. So many in fact that visitors are often taken aback by how much there is to do. Several of our second home owners have seen exploring more of the area’s attractions as one of their key reasons for buying in the Costa del Sol.“
La Floresta Sur, in Elviria, close to Marbella, is an ideal base for getting to know the Costa del Sol. The spacious, open plan apartments are available from just €192,000 for two bedrooms, with owners able to enjoy the two large communal swimming pools and pretty, landscaped grounds. Briton is Dominating the Spanish Real Estate

Attractive low prices and the strong pound are encouraging our British folks to buy Spanish holiday homes. According to the Independent, the Spanish land registry has released some data that shows that more Britons are taking advantage of the economic trend compared to any other nationality. Home is the Costa del Sol and the Costa Blanca cheaper to buy, thus they are the popular choice. The data also shows that the Euro has weakened against the pound from about 80p, to a little over 70p in 12 months.

Rapidly rising prices in the UK while the price growth in Spain is slow also make Spanish property attractive to British buyers. In a data prepared by the Colegio de Registradores, it was shown that 19.8 per cent of all assets bought by foreigners in the first six months of 2015 went to UK buyers. In the recent years, it was the Russians who have bought large numbers of Spanish holiday homes but sanctions and Russian economic conditions have slowed down investment of Russians in the Spanish property market.

According to Marc Pritchard, the Majorca-based sales and marketing director of Taylor Wimpey España that develops homes in popular coastal areas, „The British market is by far the most important. There are several factors at play, but people are starting to realize that after years of the Spanish housing market being depressed, it is beginning to pick up.“

Brits Snap Up One in Five Spanish Homes Sold to Foreigners

According to reports in The Independent newspaper, British property investors are taking full advantage of a weak euro in Spanish property markets in 2015, with one fifth of all foreign purchases in the country being snapped up by savvy buyers capitalising on the significantly increased purchasing power of the pound.

New figures published by the Spanish land registry show that Britons, more than any other nationality are taking advantage of a combination of favourable economic factors. In the last 12 months, the euro has fallen from around 80p to the pound to just over 70p, making holiday homes in the Spanish Costas more appealing to British buyers.

Slow price growth in Spain, coupled with rapidly rising property prices in the UK – in some instances by more than 10% a year – mean that Spanish property is making less of a dent in Britons‘ wallets. In a report published by the Colegio de Registradores, 19.8% of all property bought by non- Spanish buyers in the first six months of 2015 went to UK buyers. German and other northern Europeans are stymied by the weak euro, while buyers from Russia and China have reduced activity in Spain’s property markets after being hit by sanctions or weakening domestic economies.

As many as 750,000 Britons live in Spain for at least part of the year. „The British market is by far the most important,“ said Marc Pritchard, the Majorca-based sales and marketing director of Taylor Wimpey España, which develops homes in popular coastal areas. „There are several factors at play but people are starting to realise that after years of the Spanish housing market being depressed, it is beginning to pick up.“

The Spanish property market and buying process

For much of the Noughties, Spain experienced strong economic prosperity and the housing market flourished, with Brits migrating to the country in their droves. But the Spanish property market has gone through a turbulent period in recent years, mirroring the state of the Spanish economy, with prices having plummeted nationwide due to the economic downturn and a chronic oversupply of properties caused by excessive housebuilding, presenting Britons with a once-in-a-lifetime opportunity to purchase property in Spain at rock-bottom prices.

However, with market conditions now improving as the country embarks on the long road to recovery, and with Sterling also performing well versus the Euro, now really is an ideal time to negotiate a bargain-basement Spanish property purchase. That’ll explain why the sale of Spanish homes to international purchasers is rapidly increasing, according to the Spanish National Statistics Institute (INE), as a growing number of buyers flock back to Spain for real estate with a view to snapping up the best value homes Spain has seen for than a decade.

Marc Pritchard, sales and marketing director for leading Spanish housebuilder, Taylor Wimpey España, comments: “More buyers are taking advantage of favourable exchange rates and reduced Spanish house prices to purchase their dream second home abroad.”

Moreover, for the first time in several years, domestic demand in Spain is also beginning to gather pace.

“We are very confident in the Spanish market going forward and are moving ahead with the development of a number of our Spanish sites,” adds Javier Ballester, also of Taylor Wimpey España.

Costa del Sol golf properties boom fed by British players

BRITAIN’S enduring passion for golf has played a pivotal role in our love affair with Spain.

And, these days, the nation’s fervour for golf and dreams of a frontline home on thefairway are helping to boost Spain’s resurgent property market as the country starts to exit the savage recession.

And for some, living within driving distance of the driving range isn’t enough. More and more expats are choosing to live in properties a mashie niblick-length from the course itself.

They’re not alone. An estimated 160,000 British people own holiday homes near golf courses and, with nearly 60 courses on the Costa del Sol, southern Spain is high on the list of popular destinations.

Gareth Bale and friends on a Costa del Sol golf course

The constellation of star names who have teed off on local courses include Real Madrid galactico Gareth Bale and former Spanish Prime Minister Jose Maria Aznar.Premiership footballing alumni David Bentley and Steven Carr love the game so much, they can often be found swinging their clubs on courses around Benahavis, while their La Sala chief associate Ian Radford loves Guadalmina.

Such is golf’s continued allure, Taylor Wimpey is spearheading a joint development plan with La Cala Resort for two new golf home enclaves: Miraval in Mijas, a luxury development of 60 apartments, and a townhouse urbanisation christened Horizon Golf.

The Value of Property Inspection Trips Explained

Organised trip like these are a significant investment in money and time for the agent. So today, many agents will have a long list of questions before they will start booking your flights, designed to ascertain if you are really ready to buy.

Julian Walker at Spot Blue in Turkey feels that is only fair: “we are committing a lot of time and resources, so it seems reasonable to expect that people are upfront about where they are in the buying journey. Are they in a position to buy? Is the decision-maker going to be there? If the clients are serious we would certainly be willing to offer an inspection trip.”

Taylor Wimpey España take a similar approach, at £149 for one person and £169 for a couple, but only after ensuring that the buyers are ready.

“Most of our clients do plenty of homework before they get to us,” says Sales and Marketing Director Marc Pritchard, “normally via the internet and through contacting us, some do buy without visiting the site at all. But this generally works when the client knows the area quite well and knows what to expect. Inspection trips are there if buyers need them.”

Britons are buying a fifth of all Spanish property sold to foreigners, as moribund prices and a strong pound make holiday homes in the sun more appealing.

Flat and apartment sales eclipse Spain’s rural holiday home market

APARTMENT sales are soaring across Spain but rural holiday homes remain empty and unwanted

In the past 12 months, 80% of all properties sold in Spain were flats and apartments, up 28% on the previous year.

This has led leading property developer Taylor Wimpey to declare ‘The rural holiday villa’s days are numbered’.

“Buyers are much more discerning than they used to be when it comes to property type and location,” said Marc Pritchard, Sales & Marketing Director  at Taylor Wimpey España.

“Remote, isolated villas are falling out of favour as second homeowners’ demands have changed.”

Spanish property sales surge

Spanish property sales have surged this year, according to new figures, as buyers continue to pounce on attractive conditions. With prices increasing too, the market as a whole is on the up – and Costa Blanca is leading the way.

Spanish property sales have surged this year, according to new figures, as buyers continue to pounce on attractive conditions. The number of transactions surged 13.9 per cent in the second quarter of 2015, according to the Minister of Public Works, the sixth quarter of year-on-year growth in a row and the second best quarter since 2010.

The seven-year record exchange rate between the pound and the euro has helped to boost interest from British buyers, while low prices accompanied by the promise of looming recovery have also improved the country’s appeal. Indeed, Spain was the most the popular country on TheMoveChannel.com in August 2015 for the third month running, accounting for over 1 in 10 enquiries.

Brits back to sunny Spain for overseas property

The number of Britons buying abroad plunged after the financial crisis but the strong pound and relatively buoyant UK economy are making a home in the sun look more affordable.

Sky-high UK house prices have given many homeowners enough spare equity to fund an overseas purchase, while mortgage finance is cheap.

Clare Nessling, director at overseas mortgage specialists Conti, says: “Spain remains top of the list for British buyers, accounting for roughly half of our enquiries.”

The Costa Blanca is the number one destination for Spanish sunseekers, followed by the Costa del Sol, Balearic Islands, such as Majorca, and the Canaries.

Nessling adds: “The Spanish property market is on the up again after a tough few years and British investors are rediscovering their love for this beautiful country.”

Spain notches up sixth quarter running of rising prices

Spanish property sales have risen for the last 18 months, according to the Ministry of Public Works and Transport

Second quarter volumes rose 13.9% over the previous three months, according to The Ministerio de Fomento, the sixth quarterly increase running.

Non-nationals living in Spain notched up 17.2% of sales and to non-resident foreign buyers 5%. Alicante topped overseas purchases at 4,141, Málaga 2,517, Barcelona 1,470, Madrid 1,173 and Tenerife 1,099.

The latest figures from the Association of Property Registrars also suggested the Spanish real estate prices are rising, with a 5.12% annual increase to June 2015, the biggest rise since the downturn.

Sales and Marketing Director of leading Spanish homebuilder Taylor Wimpey España, warns the rises are patchy.

“There are vast differences across Spain in terms of the property market’s recovery. Some areas, particularly coastal resorts that are popular with foreign buyers, are showing a marked recovery in prices and a really healthy market. Other regions are still struggling to turn their markets around though, so you need to do your homework regarding where to buy.”

Exchange rates boost Brit spending power

Euro can save a lot on your property by paying attention to currency exchange rates and that’s no lira.

That is the message experts have for British buyers, as weaker currencies overseas boost their spending power abroad.

In Spain, a two bedroom apartment on the Costa Blanca, such as the key-ready properties at Brisas de Alenda Golf available from Taylor Wimpey España, costs €155,000, which equates to £112,198. Just one year ago, using data from xe.com, the same property would have cost £121,040. Five years ago, the cost would have been £133,683.

http://www.themovechannel.com/

Savvy Brits can save £000’s on second homes overseas

Exchange rates can have a big impact on the global property market. Whether purchasing a property for personal use or as an investment, beneficial exchange rates can lead to buyers getting a lot more for their money.

The value of the euro against the pound is an excellent example. A two bedroom apartment on the Costa Blanca, such as the key-ready properties at Brisas de Alenda Golf, available from leading Spanish homebuilder Taylor Wimpey Espana costs €155,000, which equates to £112,198 (this and all subsequent exchange rates are based on data as of 22/9/15 from xe.com). Just one year ago, the same property would have cost £121,040. Five years ago, the cost would have been £133,683.

Germans buying more property in Mallorca

Germans are buying more property in Mallorca, according to agents, as foreigners continue to prove essential to Spain’s real estate recovery.

The area of Mallorca has always been popular with international tourists, as the Balearic island’s sandy shores offer stunning scenery and sumptuous food. But while Mallorca attracted more than a million Brits this summer, it was the Germans who just couldn’t get enough of what the island had to offer: so far in 2015, German visitors have accounted for more than 40 per cent of all foreigners to visit Mallorca, according to data from Ibestat, the statistics institute of the Balearic Islands.

Sales and Marketing Director of Spanish homebuilder Taylor Wimpey España, is one German who loved the island so much that he couldn’t bear to leave. He is not alone in his passion: August data from the company shows a 160 per cent year to date surge in sales to German buyers, almost all of whom have opted for a second home on Mallorca.

Second home purchase could be less expensive holiday option

Buying a second home may be a cheaper option for going on holiday in Spain than booking a hotel room, new data from Spanish homebuilder Taylor Wimpey España has revealed.

The company’s sales and marketing director
explains, “Obviously we know all about the many advantages of owning a second home in terms of lifestyle benefits and convenience, but it is fascinating to see now that for the average buyer it actually works out to be more cost effective to buy a holiday apartment than to pay for hotel rooms. Yet another reason to buy that overseas property you’ve always dreamed of!”

Spanish property sales up 11 months in a row

The Balearic Islands saw the biggest increase in sales – up 37.4 per cent year-on-year – while Extremadura led the decreases with a fall of 9.8 per cent.

British buyers are at the front of the international charge, according to Spanish homebuilder Taylor Wimpey España, thanks to the strong spending power of the pound. German, Scandinavian and Belgian buyers also „contributed significantly“ to the rise in sales.

In total, August 2015 saw sales double for the builder year-on-year, with five of the firm’s developments selling out completely.

„Early phases of four others have also sold out,“ adds Sales and Marketing Director Marc Pritchard, who says it has been a „really good“ summer.

„It’s been at least five years since I’ve experienced such an intense level of enthusiasm for Spanish property. August was the icing on the cake – sales figures hit twice the levels that they did the year before.“

What the future is for the US EB-5 investment visa?

The United States EB-5 investment visa is currently being debated. Democratic and Republican negotiators in the House of Representatives and the Senate are discussing the reauthorisation of the EB-5 Regional Center Program.

Any update to the current regulations must be agreed by both before the end of the month, although an alternative is that it will be given a temporary extension as part of the larger Continuing Resolution, which is being introduced to keep parts of the government open beyond 30 September.

Under the current rules, entrepreneurs and their spouses and unmarried children under 21 are eligible to apply for a green card if they make the necessary investment in a commercial enterprise in the United States, including real estate projects and plan to create or preserve 10 permanent full-time jobs for qualified US workers.

Winter sun away from the crowds – short-haul suntraps for British second homebuyers

Predictions of a hot August for the UK, made in such a carefree manner in July, didn’t quite come to fruition. Instead, the month ended with bookmaker Ladbrokes simply stopping taking bets on August being the wettest on record. Enough said.

With the UK having endured another soggy summer, many individuals are turning their thoughts to sunshine overseas and checking out short-haul flight prices to see how quickly and cheaply they can transport themselves to the nearest suntrap.

Spain is a popular destination for sun seekers at any time of year. Sales and Marketing Director of leading Spanish homebuilder Taylor Wimpey España, comments,

„The Spanish Costas are a perfect place for enjoying some winter sun. Easy to get to and with a low cost of living, they’re great for those looking for a second home that they can regularly fly to in order to top up their vitamin D levels. The Spanish islands are also fantastic, particularly Mallorca, which has an agreeable climate throughout the winter months.“

My best advice: 16 property pros reveal where to invest abroad

Continuing our new series, experts from around the world share their advice on the top places to invest overseas.

There are numerous factors to consider when investing overseas: exchange rates, long-term rental potential and property price growth. But thousands of Brits buy abroad every year. Some simply want a better quality of life, others are looking for a bolthole in the sun, while the more adventurous might rescue an abandoned French chateau.

If you are thinking of buying overseas, consider all your options carefully. The old adage of “do your research” has never been truer. Make sure you have a team of advisors on board, who can lead you through the process.

And trust your instincts at all times. If something feels too good to be true, then think twice about it. Seasoned buyers don’t just make snap decisions on the ground. They return to the UK, run the numbers and decide whether the property is right in the short, medium and long-term.

/sts
