There has been marked a 40 per cent increase, during the first week of January, in the number of the United Kingdom’s citizens interested to buy a second home in Spain.

Taylor Wimpey Espana – a real estate company, has revealed that a total of 39 per cent increase has been noted in the UK’s citizens interest to buy properties in Spain, SchengenVisaInfo.com reports.

A surge has been recorded in the number of would-be British buyers, who use their virtual tours to choose dream properties in some Spanish zones such as in Mallorca, Costa Blanca and Alicante.

Besides Britons, German citizens (55 per cent increase) and Belgium citizens (44 per cent increase) are also seeking to buy properties in Spain, which could be used by them to spend their holidays or for other purposes.

“Unfortunately, both the UK and Germany are in lockdown right now, while Spain, France and a whole host of other countries have extensive restrictions in place,” Marketing Director for Taylor Wimpey Espana, pointed out.

According to him, that doesn’t signify that would-be buyers aren’t thinking of “owning a home in the sunshine.”

“The appeal of Spain’s golf courses and expansive beaches is only emphasised by stay-at-home orders. ‘Families are itching to return to normality with a newfound zeal for travel and leisure time,” he stressed.

Since January 1, the UK’s transition period has ended, and Britain is no longer a member of the European Union countries; therefore, many changes have been implemented in this regard.

British citizens will no longer be able to spend more than three months at a holiday home in the EU, after Brexit. Citizens of the United Kingdom will be permitted to stay in European countries without obtaining a visa for a maximum of 90 days every six months.

All Britons must follow this rule; otherwise, they risk to be fined. At present, persons who stay in the EU more than 90 days, in any 180 days can be fined and even deported to their countries. They could also be banned from entering.

British citizens arriving in Spain as of January 1 2021 can apply for residency in certain situations – for example if they have a family link with a beneficiary of the Withdrawal Agreement – according to the Spanish guidance.

Immigration officials in Spain have been instructed to follow the same procedure as they did for those applying for residency before the December deadline, though with particular attention paid to documentation that proves an individual’s residency pre-dated the end of 2020.“This is excellent news for UK citizens who, for whatever reason, have yet to make their residency in Spain official. They can now apply for the TIE residency document without fear of reprisals or penalties for having missed the December 31 2020 deadline,” Keith Rule of law firm CostaLuz Laywers said.“The move is a key signal of the value that Spain places on its long-standing relationship with the UK and a positive indicator for post-Brexit relations.”He added: “All of this spells good news for a close relationship between Spain and the UK over the coming years. There are hundreds of thousands of British expats living in Spain, while some 18 million Brits spend their holidays here each year. Making it easier for residents to obtain the TIE, despite missing the deadline, should be well-received by both expats here in Spain and policymakers back home in the UK.”

The number of Britons seeking a second home in Spain soared in the first week of January as more families cast their sights to the European country amid the lockdown, property experts said.

The real estate company Taylor Wimpey Espana found that interest in Spanish properties rose by 39 per cent during the first week of 2021 when compared to the first week the year before despite post-Brexit travel restrictions.

They also reported a surge in would-be UK buyers using their virtual tours to view dream properties in areas including Alicante, Mallora and Costa Blanca.

It comes after travel restrictions, which came into force on January 1, stated that Britons would be prevented from spending more than three months at a time at a holiday home in the EU after Brexit.

The restrictions mean that Britons will only be allowed to stay in a European country without a visa for a maximum of 90 days in every six month period.

People who exceed the 90 day limit could face the threat of a fine or even be banned entry to the EU’s Schengen travel zone.

Despite the extra hurdles involved after Brexit, Taylor Wimpey Espana also reported that interest from other European countries was also on the rise, with web visitors from Germany up 51 per cent and those from Belgium up by 44 per cent.

Why it’s always important to look to the longer-term

2020 has been a year like no other in so many ways. Taylor Wimpey España has been operating in Spain for over 60 years and I’ve been selling second homes with the company for more than 25. In that time, I’ve seen all manner of economic challenges, but nothing quite like the combination of site shutdowns, travel restrictions, social distancing and widespread economic distress that COVID-19 has caused.

What’s been interesting, though, is how strong demand remains for Spanish second homes. Demand is very much still alive. We’ve seen an increase of 33% in web visits in November 2020 compared to the November 2019. We’ve also experienced a 37% increase in year-to-date leads as at November 2020.

The fact that leads have increased despite the restrictions on travel serves as a clear reminder that buyers are looking at second homes to meet their future needs as well as their current ones. They are looking to the longer-term benefits of owning a property in Spain, in terms of both usage/lifestyle advantages and capital growth.

Of course, that’s not to say that the pandemic hasn’t changed what buyers are focusing on in the here and now. Indeed, we’ve seen a notable increase in buyers looking for open and bigger spaces, flexible accommodation that suits both work-related and lifestyle needs, communal pools and gardens and also quiet areas. Fibre and WiFi are simply non-negotiable. Apartments at our Grand View development, have just what buyers need when it comes to that sense of space and openness that has become so very important this year.

But buyers are also looking to the future. When it comes to their capital, buyers are accepting that situations such as the COVID-19 pandemic can create unforeseen property price fluctuations. As the UK ploughs on with the battle against COVID-19, the government has once more asked that all those who can work from home do just that. The pandemic has made families re-evaluate their home environment like never before, particularly in relation to space in which to work and outdoor space. If there’s one thing I’ve learned from selling second homes during the pandemic, it’s to be flexible. There’s still plenty of buyers out there who want second homes in Spain but between social distancing and travel restrictions viewing properties is a lot more complicated that it used to be.

So if you want to buy a second home but can’t travel, what can you do? Well, that’s where virtual tours come in. Anything virtual is vital in the times we’re living through. We can use them to show both foreign and local clients our new properties from the comfort of their homes. The virtual tour of the waterfront apartments at our Pier development in Sotogrande, Cadiz, is a great example of this.

From the client’s perspective, they can inspect the property in detail as often as they wish. They can also show it to friends and family members with whom they are discussing the potential purchase. This is an interesting point, as virtual tours are opening up the buying process in new ways, rather than merely being a substitute for in-person viewings. It’s making the viewing process more flexible and that’s certainly something we want to keep up even after travel restrictions are lifted.

Apart from offering virtual tours, we offer real-time walkthroughs through our properties with our sales consultants. Our call centre is actively offering this service and we have quite a few every week. It means that clients can view the property at their own pace, revisit certain rooms and take a tour of the grounds, all while having a member of staff on hand to answer any questions they may have.

The real-time walkthroughs are an excellent way of connecting viewers with the properties they want to see. We’ve closed two sales in Sun Valley at La Cala Resort in the Costa del Sol in the past fortnight after providing WhatsApp video tours of them and it looks like we’re about to close another for one of our last three homes at Blue Cove, in Mallorca.

Both WhatsApp and Zoom are popular with our clients when it comes to taking video walkthroughs. The technology is so reliable these days. Again, it’s a service that we’ll be able to offer even once the pandemic has passed, as it makes for a more flexible viewing experience.

Our virtual tours have proven particularly popular for properties in the Costa del Sol. We’re getting 5,000 visits per month to our tours in that area. It’s also our Costa del Sol properties that buyers are particularly keen to inspect through video walkthroughs, with Botanic, Pier, and Grand View leading the way. It seems that many buyers are craving the sunshine of the Costa del Sol as we head into winter.

There’s no denying that 2020 has been a challenging year for many in the property industry. But with a bit of imagination and plenty of flexibility, we’ll get through it together and even end up making improvements to our sales processes as a result, by keeping up the virtual tours and video walkthroughs. La Cala Unveils Next Stage Of Property Development Project: new apartments

La Cala has announced details of a €13.5 million project to build 56 luxury apartments at the luxury Spanish resort.

The Harmony Development will feature panoramic terraces offering views of the resort, which is located between the Sierra des Mijas mountains and the Mediterranean sea.

The project is the latest stage of a €120 million joint-venture between La Cala’s owners, FBD Leisure, and leading property developer Taylor Wimpey. More than 320 homes over six different developments have been already been constructed as part of a plan to build 1,000 homes on the resort over the next decade.

The City Council of Mijas gave the green light for construction in June, backing the continued plan to cement La Cala’s position as one of the most important tourist destinations on the Costa del Sol. The first phase delivery date for the Harmony Development is scheduled for the summer of 2022.

Director of La Cala Resort, Sean Corte-Real said: “The announcement of the Harmony Development is hugely significant. How will the recent news of Spain being removed from the quarantine exemption list affect the country’s property market?

While the quarantine news is unfortunate for those who have already traveled to Spain or plan to do so in the near future, I think we will increasingly have to get used to these kinds of rapid lockdowns and quarantines between countries as the world continues to battle the ongoing impact of the Covid-19 pandemic.

This does not alter the fundamental advantages of owning a second home in Spain. It’s just a part of finding our collective feet as we establish the ’new normal.’

Why is now such an exciting time to be building new homes in Spain?

Spain’s property market has been impacted by the Covid-19 pandemic, just like markets around the world. However, the impact has not been even. We’ve seen Q1 2020 second-hand property prices rise by 2.7% year-on-year, which reflects the market slowing down as the coronavirus took hold.

However, new-build property prices during Q1 were up by 6.1% year-on-year. The difference between the two is a clear signal that institutional investors still have plenty of interest in Spain.

Taylor Wimpey raises £522 million from investors to buy land in the U.K. and various European countries such as Spain. The British housebuilder aims to take advantage of potentially cheaper land prices due to the pandemic.

The developer is launching two new projects on Spain’s Costa Blanca with a €48 million investment which were scheduled to launch in March, but have been delayed by the coronavirus. One of these developments, Essential, is planned in Javea and will consist of two and three-bedroom apartments whilst the second is projected in Santa Pola, and will consist of 170 apartments with two and three bedrooms and sea views.

The group said it had received «strong support» for the share placing with institutional and retail investors, having originally aimed to raise £500 million. Announcing the plans late on Wednesday, Taylor said it is «now seeing a significant opportunity to invest in land at attractive prices».

Taylor said the disruption in Britain’s land market as result of the Covid-19 crisis has created «short-term opportunities to acquire land from a broad range of sources at attractive returns and prices below pre-Covid-19 levels».

It has continued to actively acquire land throughout the pandemic, buying 12 sites in recent weeks.

The group said the money raised – including £200,000 from chief executive Pete Redfern – would go towards another 13 sites it is currently buying as well as 60 more the group is in discussions to acquire.

Wizz Air has announced four new Spanish routes for this summer, while KLM has added flights to Alicante and Malaga to its schedule for July. “There’s definitely a sense of both expectation and relief when thinking about the summer season now. I think it’s fair to say that Spain won’t be continuing its run of record-breaking visitor numbers this summer, but we’ve seem some notable spikes in interest during the lockdown, which it will be interesting to see play out over the next few months.”

At Taylor Wimpey España, total leads in May 2020 were up by 109% when compared to the same month in 2019. British website visitors, meanwhile, were up by 83%. Overall, British buyers remain the homebuilder’s top nationality, accounting for 19% of total sales year-to-date in May.

Properties such as Pier, which overlooks the Marina de Sotogrande in Cadiz, hold plenty of appeal to British buyers. The spacious apartments with their large terraces provide easy access to a host of socially distanced outdoor activities, from nautical pursuits through the next-door yacht club to golf at the prestigious San Roque Golf Club. Prices at the private, gated development, which features lush communal gardens and pool, start from €360,000 plus VAT.

Like Taylor Wimpey España, Rightmove has also reported a surge in interest in Spanish property. Searches for properties overseas by UK residents were up 33% in May 2020 when compared with May 2019, with searches for Spanish property up 34%.

Taylor Wimpey Spain plans to invest 92 million in seven new promotions

Taylor Wimpey Spain plans to launch seven new promotions in the first half of the year that will involve an investment of 92 million euros and the construction of 430 homes.

The areas in which the company plans to expand are Mallorca, where it will launch a total of three promotions, followed by Costa Blanca and the Costa de Sol, with two each.

Specifically, in Mallorca, Taylor Wimpey Spain will launch the first promotion of 2020. This is Compass Cala d’Or, a project of apartments with two bedrooms and two bathrooms, five minutes walk from the marina.

“The coastal areas remain key in the purchase of a residential home in Spain, beyond considering them an investment, who buys here wants to settle in the country, either as a first or second residence,” explained the director of sales and marketing by Taylor Wimpey in Spain, Marc Pritchard.

In addition, Pritchard has stressed that the main challenge for the company in 2020 is sustainability, so in the promotions they will bet to include “large” green areas with “large” gardens.

Taylor Wimpey Spain has created a new concept of housing, taking advantage of the space with a living room open to the terrace, which can be accessed from the living room and both bedrooms and integrating the kitchen with the dining room, thus achieving natural light and the feeling of amplitude. The development, built by Taylor Wimpey España, is located in Villajoyosa in Alicante on the Costa Blanca.

La Vila Paradis was built in four phases, providing a total of 134 properties, with homes marketed from 2013 and the final property selling last year.

Its first line, two and three-bedroom apartments and three-bedroom townhouses at Playa Paraiso provide direct beach access and sea views, as well as a communal pool and landscaped gardens.

Taylor Wimpey España says buyers have been a mix of those using properties as holiday homes and those living on the Costa Blanca all year round.

Over a fifth of homes were sold to Russian investors, with Belgians, Norwegians, Spaniards and Swedes also buying 10% or more of the development’s properties.

Meanwhile, British buyers accounted for 5% of the development’s total sales.
