Briton is Dominating the Spanish Real Estate

According to the Independent, the Spanish land registry has released some data that shows that more Britons are taking advantage of the economic trend compared to any other nationality. According to reports in The Independent newspaper, British property investors are taking full advantage of a weak euro in Spanish property markets in 2015, with one fifth of all foreign purchases in the country being snapped up by savvy buyers capitalising on the significantly increased purchasing power of the pound.

New figures published by the Spanish land registry show that Britons, more than any other nationality are taking advantage of a combination of favourable economic factors. In the last 12 months, the euro has fallen from around 80p to the pound to just over 70p, making holiday homes in the Spanish Costas more appealing to British buyers.

Slow price growth in Spain, coupled with rapidly rising property prices in the UK – in some instances by more than 10% a year – mean that Spanish property is making less of a dent in Britons’ wallets. In a report published by the Colegio de Registradores, 19.8% of all property bought by non- Spanish buyers in the first six months of 2015 went to UK buyers. German and other northern Europeans are stymied by the weak euro, while buyers from Russia and China have reduced activity in Spain’s property markets after being hit by sanctions or weakening domestic economies.

BRITAIN’S enduring passion for golf has played a pivotal role in our love affair with Spain.

And, these days, the nation’s fervour for golf and dreams of a frontline home on thefairway are helping to boost Spain’s resurgent property market as the country starts to exit the savage recession.

And for some, living within driving distance of the driving range isn’t enough. More and more expats are choosing to live in properties a mashie niblick-length from the course itself.

They’re not alone. An estimated 160,000 British people own holiday homes near golf courses and, with nearly 60 courses on the Costa del Sol, southern Spain is high on the list of popular destinations.

The constellation of star names who have teed off on local courses include Real Madrid galactico Gareth Bale and former Spanish Prime Minister Jose Maria Aznar.Premiership footballing alumni David Bentley and Steven Carr love the game so much, they can often be found swinging their clubs on courses around Benahavis, while their La Sala chief associate Ian Radford loves Guadalmina.

Such is golf’s continued allure, Taylor Wimpey is spearheading a joint development plan with La Cala Resort for two new golf home enclaves: Miraval in Mijas, a luxury development of 60 apartments, and a townhouse urbanisation christened Horizon Golf.

“Most of our clients do plenty of homework before they get to us,” says Sales and Marketing Director Marc Pritchard, “normally via the internet and through contacting us, some do buy without visiting the site at all. But this generally works when the client knows the area quite well and knows what to expect. Inspection trips are there if buyers need them.”

Britons are buying a fifth of all Spanish property sold to foreigners, as moribund prices and a strong pound make holiday homes in the sun more appealing.

According to new figures released by the Spanish land registry, Britons, more than any other nationality, are taking advantage of a combination of favourable economic factors. The euro has fallen from about 80p to the pound, to a little over 70p in 12 months, making homes in popular areas such as the Costa del Sol and the Costa Blanca cheaper to buy.

APARTMENT sales are soaring across Spain but rural holiday homes remain empty and unwanted

In the past 12 months, 80% of all properties sold in Spain were flats and apartments, up 28% on the previous year.

This has led leading property developer Taylor Wimpey to declare ‘The rural holiday villa’s days are numbered’.

“Buyers are much more discerning than they used to be when it comes to property type and location,” said Marc Pritchard, Sales & Marketing Director  at Taylor Wimpey España.

“Remote, isolated villas are falling out of favour as second homeowners’ demands have changed.”
