SPANISH SUSTAINABILITY

SPANISH SUSTAINABILITY

There is a great deal of focus on energy performance in the UK at the moment, both from an environmental perspective and through property owners seeking to reduce energy output in their homes. But what about properties overseas – how do they compare? Leading Spanish home builder Taylor Wimpey España has shared some insights with Abode2 into the importance of energy performance in Spain.

Sales and Marketing Director of Taylor Wimpey España, commented: “The increasing cost of energy is one that’s impacting all countries, so there’s plenty of attention being paid to this in Spain right now. It’s particularly relevant in the construction of new homes, as they provide the chance to build far more energy efficient properties, when compared with traditional homes.”

Energy ratings are applied EU-wide so the rating system in Spain mirrors that in the UK (for the moment, at least). Energy Performance Certificates (EPCs) range from A to G, with modern homes delivering superior results to older properties.

Taylor Wimpey España, for example, is currently offering a range of key-ready homes with an EPC rating of B. The homes feature large windows to make the most of the natural light (as well as maximising the picturesque views) and deliver maximum thermal and acoustic comfort. Solar panels are used to reduce the properties’ need for energy from external sources.

One such B-rated development is Emerald Greens, which is home to spacious apartments and penthouses at the Costa del Sol’s renowned San Roque Club. Priced from €290,000 plus VAT, the two- and three-bedroom homes deliver stunning views over the fairways and down to the sea, with large, open terraces.

Over in Sotogrande, the pretty, frontline marina apartments at Pier 2 are also rated B for their energy performance. The private gated community includes garden areas and a pool for residents’ exclusive use, while individual homes feature generous terraces with lovely views of the marina. Prices start from €400,000 plus VAT.

He added, “A good energy performance rating is a win on all fronts. It shows that the property’s environmental impact will be minimal in terms of its energy consumption, and it reassures owners in terms of their bills. It’s something that we focus on very carefully for each of the developments that we design and build.”

With COP26 focusing the world’s attention on climate matters, issues such as energy performance are set to command ever greater attention. Thankfully, with a focus on this during the design and construction phase, holiday homes such as those from Taylor Wimpey España can tick all the right boxes when it comes to their energy ratings.

British property buyers return to Costa del Sol in droves

British property buyers. Britons ‘looking for golf properties’

COSTA DEL SOL has long been popular with British expats, although Covid and Brexit recently impacted numbers. However, a property expert told Express.co.uk Britons are now coming back to Spain.

The sales and marketing director at Taylor Wimpey España and he told Express.co.uk that UK sales are on the rise again after Covid. Taylor Wimpey España sells properties across Spain including in the Costa del Sol and Costa Blanca.

“UK buyers are clearly returning to Spain, based on our leads and sales figures.

“They led sales in October, buying more homes than any other nationality, and November has started strongly too.”

Although gaining Spanish residency has become more difficult after Brexit, many Britons are still looking to purchase second homes.

As British people can stay in Spain for 90 out of every 180 days, second home owners will still be able to spend several months a year at their property after Brexit.

“In particular we’ve found UK buyers are seeking properties in the Costa del Sol, in a price bracket of €300,000 to €500,000 (£251,727- £419,545).

“We’ve seen an uptick in purchases along the Costa Blanca and on Mallorca too.”

Popular expat areas in the Costa del Sol include Fuengirola, Calahonda, Marbella and Estepona.

Recently, British expats have also been opting for hillside properties in towns such as Benahavis and Mijas.

British expats searching for a place in the Costa Blanca region often opt for the area around the popular tourist locations of Benidorm and Alicante.

Properties on the beautiful island of Mallorca are also growing in popularity with expats opting for easy beach access.

One particular type of property is extremely popular with British buyers. He said: “Many Brits are looking for golf properties, with their extensive greenery and spacious surroundings.

British expats surge back to Spain

Spain best areas

BRITISH buyers are back on top in Spain, according to new data from a leading home builder. In a huge surge Britons reserved more second homes in Spain in October than any other nationality.

This was the first time that Britons had been on top since before the pandemic when travel restrictions were imposed. October also saw the highest number of homes reserved since 2015.

Taylor Wimpey España said it had seen figures of second home reservations rise for the last three months.

British reservations rose through August, September and October at higher rates than the same months in 2019.

Sales and Marketing Director at Taylor Wimpey España, said: “British appetite for Spanish second homes is well and truly alive once more.

“After multiple lockdowns, and now with far greater freedom to work away from the office, we’re seeing families rush to turn their dreams of owning a home in Spain into reality.”

Taylor Wimpey España said it had seen a huge demand for key ready homes as Britons wanted to enjoy the sunshine as soon as possible.

Open and spacious interiors are in high demand as many Britons want to be able to work from home in Spain.

Terraces are extremely popular, particularly those surrounded by Spain’s beautiful natural environment.

Golf course properties are surging in popularity as Britons seek to enjoy the advantages of golf course living.

It said three bedroom townhouses at Green Golf in Estepona, Malaga, epitomised the kind of second homes Britons are seeking.

The homes are southwest facing and are all available for Britons to move into straight away.

The frontline golf properties are part of a gated, private development with beautiful communal gardens for residents to enjoy.

Townhouses at Green Golf also benefit from communal swimming pools and prices for the homes start at €299,000 plus VAT (£255,000).

Unsurprisingly, Taylor Wimpey España found that the most popular Spanish destination was the Costa del Sol.

A favourite with British expats, the stunning Southern region, has everything second home owners could want.

Pritchard said: “The Costa del Sol is a long-term favourite with British families and it’s easy to see why.

“Beautiful beaches, great food, bustling towns, exceptional golf and other sporting facilities, there’s just everything here.

Taylor Wimpey España, Golden Visas with Spanish Lawyer

Spanish lawyer: César Garzón

  • Uptick in enquiries from Britons highlights appetite for freedom of movement
  • Golden visa holders can live and work in Spain just as they could pre-Brexit
  • Spanish investment visas provide flexibility as well as freedom, all for €500k

In this post-Brexit era, golden visas are increasingly being sought by British families looking to maintain the same freedom to travel around Spain that they enjoyed up until 31 December 2020. At present, without a golden visa, Britons can spend 180 days per year in the Schengen area (two periods of a maximum of 90 days). With a Spanish golden visa, however, there is no restriction on how much time the holder can spend in Spain (the 180-day rule will still apply to the rest of the Schengen Zone).

Several countries offer British families the opportunity to invest a certain amount of money to obtain a golden visa, as they do to property buyers from other locations outside the EU. Spain, as a long-time favourite for British second homeowners, is one country whose golden visa scheme is particularly popular.

Spain approved 1,422 golden visas in 2019 and a further 845 in 2020, despite the pandemic (without which, the 2020 figure can reasonably be expected to have been much higher).

We’ve seen many more buyers from the UK take an interest in golden visas since freedom of movement was curtailed. Without a golden visa, those buying a second home in Spain are restricted to spending just 180-days per year in the EU – whether in Spain or anywhere else. Those with a golden visa, on the other hand, can enjoy unrestricted access to Spain for as many days per year as they wish, just as they did prior to Brexit.”

Marc Pritchard, Sales and Marketing Director of Taylor Wimpey España

Leading Spanish home builder Taylor Wimpey España is not the only company to have noticed the increased interest in golden visas since Brexit. Spanish lawyer César Garzón has also noted an uptick in enquiries.

“British families with a golden visa are no longer trapped by the restrictions placed on tourist visas. They can spend as much time in Spain as they wish. Or as little – they only need to visit Spain once per calendar year. There is no obligation to spend more than six months in Spain, so they can avoid being taxed as Spanish residents if they prefer.”

Golden visas: Which countries offer the best opportunities

GOLDEN visas have become increasingly popular with wealthy Britons since Brexit brought an end to free movement. The attractive golden schemes offer a way for British people to move abroad to several EU countries but which one offers the best opportunities?

Expats looking to invest in property or business overseas could have a great chance of gaining a golden visa. Express.co.uk spoke to several golden visa experts about the best schemes on offer in Europe.

Christopher Nye, Senior editor at Property Guides, told Express.co.uk: “When Brexit happened, and all through the negotiations when the EU was holding firm as one bloc, there was a lot of worry as to whether this meant the end of the dream of retiring to the sun.

“For those of us helping Brits move abroad, like Property Guides, the diverse range of residence-by-investment ‘golden visa’ schemes across Europe reassured us that you would still be able to retire to the sun – or work abroad – if you really wanted to.

“Almost a year after the transition period ended our confidence has been proved right.

“Barely a month goes by without one EU country or another coming up with a new visa or low-tax scheme to encourage non-EU citizens to bring themselves and their wealth.”

Spain’s golden visa scheme is another option for Britons seeking to leave the UK for a sunnier climate.

The Mediterranean hotspot is extremely popular with British expats, with most settling in coastal areas.

César Garzón, a Spanish lawyer, told Express.co.uk: “British families with a golden visa are no longer trapped by the restrictions placed on tourist visas.

“They can spend as much time in Spain as they wish. Or as little, as they only need to visit Spain once per calendar year.

According to Spanish Law 14/2013, foreigners investing in Spain can obtain residence there. Investment forms vary, with article 63.2.b including the purchase of Spanish real estate worth at least €500,000 per applicant. The investment can be in either residential or commercial property. It can also be split across more than one property, as the wording refers to “bienes inmuebles” or real estate in general terms, according to Garzón.

One of the things that makes Spanish golden visas so attractive is the fact that they apply not just to the applicant, their spouse and children who are minors, but also to unmarried partners, children of legal age who are financially dependent on the applicant and parents who are in the applicant’s charge.

“Family members can accompany the investor and apply jointly and simultaneously for a residence permit or join the investor and apply successively. This provides plenty of flexibility for families looking to move to Spain post-Brexit. Family members of legal age can also live and work anywhere in Spain, as can the main applicant.”

Taylor Wimpey España launches new beachfront homes

Beachfront homes

  • Posidonia development will provide frontline apartments with stunning sea views
  • Launch follows best ever September
  • Second home reservations running at 3x rate seen in 2019

Leading Spanish home builder Taylor Wimpey España has announced the launch of a brand-new, beachfront development at Punta Prima, in the Costa Blanca. The launch of Posidonia follows the best September for Taylor Wimpey España since the company was founded in 1958. Reservation numbers in September 2021 were treble those seen in September 2019.

It’s always exciting to launch a new development, particularly one such as Posidonia, which goes back to the core of what a beachfront holiday home should be all about. Being able to do so off the back of our best ever September is really exciting.”

Sales and Marketing Director of Taylor Wimpey España

Posidonia is the ideal blend of traditional and contemporary touches. The location is a long-term favourite with British holidaymakers and an established market for Taylor Wimpey España, with Posidonia located next to the firm’s Panorama Mar development, where the last few key-ready homes are available for sale.

Providing direct access to the promenade, beyond which lie golden sands and the sparkling sea, and with three communal swimming pools and extensive landscaped gardens, Posidonia certainly delivers when it comes to what families want from a frontline second home. The sea views from the 48 apartments, all of which face south, are simply gorgeous.

When it comes to the interiors, the two- and three-bedroom apartments and penthouses are delightfully contemporary. Designed around family living, they are spacious and open plan, with the interior space flowing beautifully out to the large, sea-facing terraces.

The building itself is being constructed with a clear environmental focus in mind, as are all Taylor Wimpey España homes. With an energy rate of C for consumption and B for emissions, it features CLIMALIT type double glazing, renewable hot water (solar energy), lifts with photoelectric cells and automatic sprinklers and drip irrigation for the gardens.

Posidonia’s homes also come with fitted kitchens (furniture and appliances included), air conditioning/heating and underground parking and storage.

“We are delighted to be able to offer families the chance to buy a home at Posidonia. With completion due in November 2022, we anticipate that by this time next year many families will have already started building happy memories in these lovely apartments. The beautiful beaches, extensive golfing facilities, fantastic local cuisine and, of course, the fabulous weather make the Costa Blanca the ideal location for family breaks.”

Homes at Posidonia are available from €279,000 plus VAT.

SPAIN AND PORTUGAL PREPARE TO WELCOME INFLUX OF WINTER GOLFERS

Spain golf

  • Algarve regional tourism authority flags up “clear recovery”
  • Taylor Wimpey España reports record September sales
  • Palmares Ocean Living promotes ‘try before you buy’ golf home experience

The relaxation of travel restrictions means that golfers looking to enjoy a round under the winter sun can now head overseas much more easily. Both Spain and Portugal are popular destinations with golfers thanks to their easy access from the UK, pristine courses and inviting weather with both Iberian nations looking forward to an influx of golfers over the next couple of months.

João Fernandes, president of the Algarve’s regional tourism authority, RTA, comments: “Reservation data seems to be pointing to a clear recovery. We have good indicators for October and November.”

Many of the golfers heading to Spain and Portugal for some winter sun may be considering something more permanent than a holiday, according to leading Spanish home builder Taylor Wimpey España:

“Second homes on golf courses have been popular with British buyers for many years. While the pandemic put many players’ plans on hold, in terms of owning a second home overseas, we are now seeing a rush of second home buyers return to Spain. Spacious, light-filled golf course properties are proving particularly popular.”

Sales and Marketing Director of Taylor Wimpey España

Taylor Wimpey España’s September figures certainly reflect vast pent-up appetite for second homes in Spain. The company has just reported the best September reservation figures since it was founded in 1958. By way of recent comparison, the number of properties sold in September 2021 was triple the number sold in September 2019.

In Spain, too, golf properties provide much more than just access to the fairways. Spain and Portugal prepare to welcome influx of winter golfers

Golf homes

  • Algarve regional tourism authority flags up “clear recovery”
  • Taylor Wimpey España reports record September sales
  • Palmares Ocean Living promotes ‘try before you buy’ golf home experience

The relaxation of travel restrictions means that golfers looking to enjoy a round under the winter sun can now head overseas much more easily. Both Spain and Portugal are popular destinations with golfers thanks to their easy access from the UK, pristine courses and inviting weather with both Iberian nations looking forward to an influx of golfers over the next couple of months. João Fernandes, president of the Algarve’s regional tourism authority, RTA, comments:

“Reservation data seems to be pointing to a clear recovery.

Sunnier outlook: second homes on golf courses

Second golf homes

The relaxation of travel restrictions means that golfers looking to enjoy a round under the winter sun can now head overseas with much more ease. Nor is it just Spain that is enjoying strong demand for second homes. Over in neighbouring Portugal, golf properties at Palmares Ocean Living & Golf and Amendoeira Golf Resort, which are owned and operated by Kronos Homes, are proving very popular.

In Spain, too, golf properties provide much more than just access to the fairways. Johnson staying at Spanish home in Benahavis

Spanish home

Boris Johnson and his family are staying at the Marbella home of the Goldsmith family. Zac Goldsmith, a Conservative party peer, offered his Spanish home to the Prime Minister for the short break.

The estate, known as Torre Tramores, is close to the villlage of Benahavis, and has its own helipad.

According to the Daily Mail, the main house is set over three levels and can sleep up to 13 people. It also includes a two-bedroom apartment with private access.

There is also a slightly smaller villa that sleeps up to 10 people and includes five en-suite bedrooms which can be rented separately.

While popping over to stay in Lord Goldsmith of Richmond’s sprawling family villa might not be an option for most of us, there are plenty of choices for families looking for a second home in Marbella. Taylor Wimpey España has a range of properties there:

Marbella Lake – a selection of 2 and 3 bedroom apartments and the wonderful penthouses and duplex homes are surrounded by carefully landscaped gardens and four communal pools, for tranquil living in the heart of Golf Valley in Nueva Andalucía, just 5 kilometres from Puerto Banús. Prices from €680,000 plus VAT.

Le Caprice – one last, key-ready penthouse available, with show-home furniture and an additional parking space included in the asking price if bought before the end of October. Cost: €698,500 plus VAT. The penthouse is at The Westin La Quinta Golf Resort & Spa, providing spectacular views over the golf course and the Mediterranean coastline from its private, 100m2 solarium.

The Crest – perfect for anyone looking for a more affordable second home in Marbella, with three-bedroom apartments at La Quinta Golf priced from €385,000 plus VAT. The 14 apartments feature landscape-style terraces that merge into their light-filled living rooms, delivering superb views, and come with a communal pool with solarium area and showers.

According to the Sales and Marketing Director for Taylor Wimpey España, Marbella delivers an excellent blend of Spanish tradition and modern convenience:

“Marbella is an area to watch, with its increasingly glamorous reputation. The latest building trends along the Costa del Sol include a range of tech features (USB connections, charging points for electric cars) and environmentally friendly elements (such as highly efficient low temperature air to water heat pumps for warm water), as well as classic features such as large windows and terraces for making the most of the Spanish sunshine.”

Brit expats race to buy property in Spain, working from home

Builder Taylor Wimpey & work from home

SUN-LOVING BRITS are racing to buy Spanish property once more, as the dream of owning a second home in the sun becomes a reality again. They are shrugging off Brexit and the pandemic to reserve new holiday homes in record numbers. It’s the new working from home.

Builder Taylor Wimpey España is reporting record-breaking reservation figures for Spanish holiday homes September, as travel restrictions ease. Sun-struck Brits are buying on the Costa del Sol, Costa Blanca, Mallorca and Ibiza and other Spanish hotspots, and getting much more for their money than in the UK.

Taylor Wimpey España has taken more property reservations than any September since it was founded in 1958.

Reservations were treble those seen in September 2019, the last “normal” September before the pandemic.

Sales and marketing director put this down to surging demand from UK second home buyers, although they do not have it their own way.

Brits face tough competition from domestic Spanish buyers, who are keen to buy second homes in their own country.

He said October reservations also look promising. “Britons are free to fly with fewer restrictions and there is growing confidence about buying homes in Spain once more.”

The working from home revolution is also driving the trend, he said. “Many Brits are now free to work from home and if they buy a property in Spain they can do so with even greater geographical flexibility than before.”

He said Spain offers far better value than the overheated UK market. “The idea of owning a property overseas is gaining traction with many families looking to rebalance their lifestyle post-pandemic.”

Brexit has caused a few paperwork headaches, but he added: “Buyers spending €500,000 (£425,000) or more can apply for a Golden Visa that opens up the entire Schengen Zone to them once more.”

Spain: New travel rules expected to result in surge of holidaymakers

  • Taylor Wimpey España predicts that simplified travel will deliver bumper results for Spain
  • Balearic Islands are currently Spain’s most popular destination
  • Beach, local cuisine and sun are “what families are seeking right now”

With the UK government’s new travel rules now in place, it’s easier to visit Spain than it has been in a long time. For some British families, this means looking forward to a long overdue half-term break in the sunshine. For others, it opens up the potential for a more permanent connection with Spain.

“It has already been an exciting summer in terms of rising interest in Spanish second homes from British buyers. Now, with the simplification of travel rules between the UK and Spain, we expect a very busy couple of months ahead, as many families un-pause their plans to purchase property in Spain.”

Sales and Marketing Director of Taylor Wimpey España

As of 4 October 2021, anyone travelling from the UK to Spain aged 12 or over must present either proof of being fully vaccinated (at least two weeks before travel) or a negative PCR test result (taken within 72 hours of travel). Travellers must also complete a health control form within the 48 hours before they travel.

Holidaymakers from England and Wales can use the NHS Covid Pass as proof of their vaccination status. Those travelling from Scotland can request a letter from the NHS or download a QR code. Northern Ireland residents can present a Covid certificate.

Covid rules in place in Spain include wearing face masks in enclosed public spaces for those aged 6 and above, as well as in crowded outdoor spaces. Social distancing remains in place (1.5 metres), while local regions also have their own safety measures in place.

Those returning to the UK will not need to take a Covid test before departing Spain, provided they are fully vaccinated. Travellers still have to take a PCR test the day after arriving home, although the UK government is planning to change this to a lateral flow test by the time people return from their half term breaks. Those returning to England also have to fill out a passenger locator form. More stringent restrictions are in place for travellers who are not fully vaccinated.

“The updated UK rules provide a clear and simple way for travellers to access Spain and return with minimal disruption to their daily lives. This is excellent news for holidaymakers seeking some Spanish sunshine. It’s also great news for the Spanish property sector, which is already seeing both demand and prices rise.”

Property in 2022: what are the experts predicting?

Property in 2022

  • House prices set to continue rising, albeit more slowly (Fabrik Invest)
  • Rents will rise too, while Build to Rent models flourish (Housing Hand)
  • Demand for second homes overseas will increase, with an emphasis on space both inside and out (Taylor Wimpey España)

It’s been a rollercoaster couple of years for the property sector, both at home in the UK and overseas. As living with COVID in our midst becomes increasingly routine, what could this mean for property in 2022? From owner-occupiers and renters to investors and second-home buyers, we’ve rounded up expert opinions on what next year has in store.

Overseas property in 2022

A perennial favourite with second home buyers from the UK, Spain is a good yardstick when it comes to appetite for international property. According to Marc Pritchard, Sales and Marketing Director of Taylor Wimpey España, there’s plenty of reason for cautious optimism when it comes to overseas property in 2022:

“We are cautiously optimistic about the performance of the Spanish property market in 2022. 2021 is proving to be a very positive year in terms of property sales and we anticipate that this will continue into 2022, with international buyers keen to snap up high-quality new builds.”

That said, he cautions that there are one or two bumps in the road to watch out for, with the main one being that prices of land, building materials and labour are all rising. That means the cost of building homes in Spain is rising, just as it is in the UK and across Europe.

In terms of what buyers will want from second homes in 2022, Pritchard flags up the importance of open spaces, terraces, communal areas, flexible spaces and light-filled rooms. With COVID still very much present in buyers’ minds, the desire for space will play a big role, as will the need to spend time outdoors. Properties close to the beach and/or golf facilities are likely to be highly prized in 2022.

Perfect penthouses for enjoying some winter sun. Costa Sol

Penthouses Costa del Sol

  • Taylor Wimpey España is offering a range of key-ready penthouses for sale
  • Now is ‘perfect time’ to buy, as prices in Spain return to pre-pandemic levels
  • Spacious penthouses can easily accommodate working from home

Taylor Wimpey España is showcasing a range of penthouses available for immediate purchase. With British interest in Spain continuing to rise, the leading Spanish homebuilder is enjoying keen interest in its properties along the Costa del Sol and in Cadiz province.

“Penthouse buyers are seeking something extra special. They are looking for spacious interiors and well-designed exteriors with plenty of room for outdoor dining and relaxation. Spectacular views are also essential, whether they be out to sea, over the verdant green of a golf course or all the way to distant mountains.”

Sales and Marketing Director of Taylor Wimpey España

One property that delivers on all fronts is Pier 2 in Cadiz, where the last two-bedroom penthouse is ready for occupation. Priced at €525,000 plus VAT, the property boasts splendid sea views from its prime position on the frontline of Sotogrande Marina. A shared pool and pretty gardens are provided for residents’ exclusive use.

Spain’s property prices are rising rapidly, as the market recovers from the impact of the pandemic. The latest figures from the Spanish National Institute of Statistics (INE) show an increase of 3.3% in the year to Q2 2021, while the price of new build properties rose by 6%. The figures mean that Spain’s property prices have now returned to pre-pandemic levels.

“Now is the perfect time for buyers to pick up a holiday home in Spain, as those buying key-ready homes can look forward to the prospect of using the property over the winter season. Penthouse homes provide a wonderfully luxurious way to enjoy the colder months and have plenty of room for those looking to work from home in Spain, as well as holiday there.”

Buyers snap up key-ready homes in Spain to avoid winter lockdowns

Key-ready homes Spain

  • Taylor Wimpey España reports increasing demand for key-ready second homes
  • Costa del Sol proves most popular with British buyers, followed by Mallorca
  • Spanish islands see prices rise fastest over past year, at 7.9% (Tinsa)

With autumn upon us once again, and after a less than impressive UK summer, many families are thinking about getting away for some much-needed winter sun. Spain’s Costa del Sol has long been a favourite holiday spot for families looking to pick up a second home. Now it has the added attraction of serving as a winter bolthole for those looking to escape the potential of another winter spent under lockdown in the UK. As such, despite Covid and despite Brexit, the Costa del Sol continues to be popular with British second home buyers, according to new figures released by Taylor Wimpey España.

The leading Spanish homebuilder reports that the Costa del Sol remains its most sought-after region with British buyers. In terms of properties, families are increasingly seeking key-ready homes that they can begin to enjoy immediately and from which they can work. Reliable, fast WiFi is now an essential, not a nice-to-have.

A leading example of the type of property being sought in Benhavis is Botanic, where all apartments except the last, key-ready penthouse have been snapped up in the last few months. Priced at €720,000 plus VAT, the penthouse delivers exceptional accommodation backed by views across the rolling green hillsides down to the deep, glistening blue of the Mediterranean. The spacious interior provides room to work from home while also accommodation the family – perfect for the growing demand for ‘wolidays’, where the pandemic has blended work and holidays like never before.

With so much interest in the Costa del Sol and other areas of the Mediterranean coast, prices are racing upward. They rose by 5.2% on average in Spain over that past year, with both the Mediterranean coast and the Spanish islands exceeding this, at 6.1% and 7.9% respectively, according to Tinsa.

The attractions of owning a second home in Spain have never been greater, particularly with winter on the not-too-distant horizon once again. We’re seeing interest in all regions increase compared to 2019’s figures, with international clients turning to Spain for key-ready homes that provide them with plenty of flexibility when it comes to where to stay and where to work. Properties such as the Botanic penthouse are particularly attractive to British buyers, as the purchaser and their family become eligible for a Golden Visa, thus opening up access to the Schengen Zone once more.”

Demand for key-ready holiday homes in Spain to remain strong in 2021

Key-ready holiday homes

  • CBRE highlights heightened interest in immediately available new-build homes
  • Taylor Wimpey España reports increased demand for key-ready homes with terraces
  • New build prices showing far more stability than previously owned homes (Tinsa)

Figures from the CBRE, Tinsa and leading Spanish home builder Taylor Wimpey España are all pointing to 2021 being a particularly positive year for newly built, key-ready homes in Spain.

“One of the most striking consequences of covid-19 has been a heightened demand for new-build housing with immediate availability. With the spectre of further lockdowns hanging over them, buyers were not prepared to wait, and demand for immediately (or imminently) available properties should remain strong in 2021.”

2021 Spain Real Estate Market Outlook, CBRE

Buyers, it seems, have no time to lose when it comes to making the most of their holiday time, and CBRE’s projection is already proving true for Taylor Wimpey España.

“We have seen a notable increase in demand for key-ready homes recently. Homes with private terraces and communal outdoor areas with pools and gardens are proving to be precisely what buyers want to counteract the restrictions that so many of us have been living under for the past 18 months. Sunshine, fresh air and outdoor space have never felt so special.”

Sales and Marketing Director of Taylor Wimpey España

Figures from Tinsa highlight the impact of this increased buyer interest. The Coastal Housing 2021 report shows that 76.1% of locations were delivering price stability for newly built homes, compared to 49.5% of homes that had been previously owned.

The Spanish Colegio Registradores, meanwhile, reports that foreign buyers now make up 9.7% of all property purchases in Spain (as at Q1 2021), with Mallorca and the Costa del Sol being the most popular areas. British buyers are leading the charge, accounting for 25.8% of all foreign purchases in Spain during the quarter.

Homes in the Costa del Sol certainly deliver when it comes to space in which to enjoy the sunshine. At Natura, for example, townhouses at La Cala Golf Resort deliver accommodation split across three levels as part of a private, gated development with communal pool and pretty gardens. Each spacious, three-bedroom home comes with a large solarium, measuring over 50 m2, and a private garden. Key-ready homes at Natura are priced from €450,000 plus VAT.

NEW HOMES: IMPACT OF PANDEMIC AND CLIMATE CRISIS

-Taylor Wimpey España environmental strategy puts sustainability at  heart of new homes

-The Crest offers luxury living with customisable outdoor spaces

-Climate change, nature, resources and waste all under the spotlight like never before

The way we live and the way we holiday are changing. Both the pandemic and climate change are having an impact, as leading Spanish home builder Taylor Wimpey España explains:

“The pause in international travel during the pandemic, combined with the focus on facilitating working from home, has caused us to think about how we work, live and travel in new ways. The circumstances have opened the door for longer breaks, with many families now able to combine working from home overseas with taking some time off to enjoy the sun.” Sales and Marketing Director of Taylor Wimpey España

Fewer, longer breaks involve fewer flights than multiple short breaks. This is a key factor in enabling holidaymakers to enjoy overseas locations in a more sustainable manner. It also means that second homes are particularly well suited to those looking to minimise their impact on the environment while also getting away from the stresses of everyday life.

Of course, sustainability is about far more than the behaviour of those usingsecond homes – it is also about how they are designed and built. Taylor Wimpey  Espana’s environmental strategy aims to account for a range of factors when
the company develops new properties, from water shortages and habitat degradation to the impact of increasingly extreme weather and the need to consume fewer materials.

All of this and more has been taken into consideration at The Crest, Taylor Wimpey España’s newly launched development on the Costa del Sol. Located at the Westin La Quinta Golf Resort and Spa, at Benahavis, Marbella, the boutique
development of 14 luxurious, three-bedroom homes enjoys fabulous natural surroundings. The protection of that natural setting is a top priority, as is building the homes in a way that minimises their impact on the environment.

The Crest, which has an energy rating of B, has an electric water heater with an energy savings system, with the hot water supply produced by thermal solar energy. Each home also includes a parking space with preinstallation of an electric vehicle charging station. Prices start from €385,000 plus VAT.

“At The Crest, we were keen to show that homes that respect the environment can still be wonderfully luxurious. We’ve provided spacious living areas and large terraces, all nestled on a pretty hill, delivering a sense of privacy and exclusivity that is a step above other residential complexes in the area.”
Sales and Marketing Director of Taylor Wimpey España

The Crest’s landscape-style terraces merge into the living rooms of each home, while large patio doors make the most of the natural light available and the spectacular views. The five penthouses feature amazing private solarium areas, with owners able to choose from a range of setups for different uses, including outdoor dining, sunbathing, exercise and ultimate relaxation, with the installation of a rooftop Jacuzzi. There is also a designer communal pool with a solarium area and showers at The Crest, along with prettily landscaped gardens.

The prestigious La Quinta Golf, meanwhile, provides a Mediterranean sauna, aromatic steam bath, Hammam, hydromassage, aqua-therapy, eight wellness treatment rooms and a fitness centre, in addition to its outstanding golf and
dining facilities.

“The high specification homes at The Crest are very well suited to the prominence of La Quinta. This is a superb new development; we anticipate demand for these homes will be particularly strong.”

Taylor Wimpey España reports double digit growth as buyers rush back to Spain

Back to Spain: As pandemic-related restrictions continue to ease, Taylor Wimpey España has reported a surge in demand for Spanish second homes, with web visits, leads and sales all enjoying double digit growth in June. The leading Spanish home builder’s experience is being reflected across the market more broadly, as well. Q1 2021 figures from Spain’s Colegio de Registradores show a 23.42% surge in the purchase of new build homes, along with an increase of 11.08% in previously owned property sales. Prices are up too, by 4.83%.

Currently on the UK government’s green list for travel, Mallorca is welcoming a surge in holiday makers and second home buyers. Jet2 reported a 3,000% increase in bookings for the Balearics for July, while a British buyer has already snapped up the first property at Taylor Wimpey España’s just-launched Es Llaut, on Mallorca’s north-eastern coast.

The Costa del Sol is also extremely busy, with Taylor Wimpey España reporting a 59% increase in year-to-date sales there in June. Buyers of 15 different nationalities have purchased property there through the company so far this year, with Belgian buyers leading the charge and Britons in second place.

It is perfect timing then, for details of the brand new Marbella Lake development to be revealed. Just 5 kilometres from Puerto Banús, in Nueva Andalucía at the heart of Marbella’s Golf Valley, the residential complex will deliver 98 apartments. Spread across several three-storey buildings, the homes will be set within beautifully landscaped gardens, with four communal pools on site.

Taylor Wimpey Invests More Than €35 Million in Marbella

Taylor Wimpey Marbella: The British developer has launched a new residential project on the Costa del Sol, with homes starting at 285,000 euros.

Located in the Nueva Andalucía district of Marbella, the development is 5 km from the beach and Puerto Banús and just over half an hour from Málaga Airport.

The 98 flats at Marbella Lake, which have 2 or 3 bedrooms, come with parking spaces, storage rooms, with a starting price of 285,000 euros. In addition, the complex has four communal swimming pools.

Second home buyers just can’t get enough of Mallorca

Second home buyers

  • Taylor Wimpey España reports 80% of development sold in just 3 months
  • Newly launched Es Llaut apartments at Cala Bona coincide with reduced travel restrictions
  • Sustainability to remain a top priority for all Mallorca properties

From Love Island to its newly won spot on the UK’s green travel list, Mallorca has a lot going on right now – and so does its property market. Leading Spanish home builder Taylor Wimpey España has sold 80% of its Port Blau development in just three months, while its homes at Las Villas de Dalt de Sa Rapita have sold out entirely (watch this space for details of a new phase launching soon).

The news comes as Taylor Wimpey España reveals the first glimpse of its new Mallorca development, Es Llaut. Named after a traditional Mallorcan fishing boat, the development is home to 32 two-bedroom apartments with large terraces and gardens, situated in Cala Bona, close to Port Verd. Just a short stroll from the beach, harbour and town, the spacious homes are flooded with natural light, with beautifully unobstructed views from the upper terraces. Prices start from €276,000 plus VAT.

“With open plan kitchen and living areas that lead out onto generously sized terraces, Es Llaut delivers the ideal environment for enjoying long, lazy holiday days away from the cares of the world. We are delighted to be able to launch these apartments just as Britons are able to travel to Mallorca once more and enjoy the incredible natural beauty that the island has to offer.”

Marc Pritchard, Sales and Marketing Director of Taylor Wimpey España

Taylor Wimpey España is doing all it can to contribute to the long-term preservation of that natural beauty by building sustainability into the design and build process of Es Llaut (along with all the company’s other developments). This is a key area of focus for the housebuilder.

At Es Llaut, energy efficiency is achieved through individual heat pumps for efficient domestic hot water production, three-speed mechanical interior air renewal systems and individually controlled air conditioning in each room. LED spotlights mean that very little energy is consumed for lighting the homes, taps are fitted with aerators to reduce output and toilets feature dual flush technology, as each room plays its part in terms of enhanced sustainability.

Sustainability also features strongly in the communal areas at Es Llaut. There are bioclimatic architectural elements for sun protection and control, preinstallation of charging stations for an electric vehicle in each parking space and garden irrigation using a drip system. The outdoor and pool lighting is on an automatic timer, there’s a storage take for drinking water and a rainwater tank for irrigation purposes. Grey water harvesting, meanwhile, is used for irrigation and WC cisterns.

“Our challenge is to push the boundaries of what we can achieve in terms of sustainability with every new development and we’re delighted with Es Llaut’s eco-credentials. We’ve prioritised local businesses and suppliers in the construction supply chain as well, to minimise the carbon footprint of the build.”

IMPACT OF PANDEMIC AND CLIMATE CRISIS EVIDENT IN DESIGN OF HOMES

IMPACT OF PANDEMIC AND CLIMATE CRISIS EVIDENT IN DESIGN OF NEW LUXURY HOMES AT THE CREST

The circumstances have opened the door for longer breaks, with many families now able to combine working from home overseas with taking some time off to enjoy the sun.”
Marc Pritchard, Sales and Marketing Director of Taylor Wimpey España

Retiring to Spain – Buying A Property In Spain

Retiring to Spain:

Spain has long been a favourite destination with British retirees. It has sun, sand, golf and affordable, healthy and delicious food and wine. It also has more than four doctors per 1,000 inhabitants, according to a recent study by Audley Villages, which ranked Spain as the best country for retirement out of the 37 member countries of the Organization for Economic Cooperation and Development. Spain also ranked second in Blacktower’s latest list of the best European countries for retirement.

Another major part of Spain’s appeal is the cost of property there, compared to the cost in the UK. The average UK house price as of March 2021 stood at £256,405, according to the Office for National Statistics. That’s the equivalent of just shy of €300,000 at the time of writing.

With that kind of budget, buyers can pick up anything from an island property to a golf apartment to an urban townhouse, according to Taylor Wimpey España’s Sales and Marketing Director, “Retirees in Spain tend to find that their money goes further here in so many different ways.

“The cost of living in Spain is significantly below that in the UK, as is the cost of property. As such, retirees in Spain can opt for things that might perhaps be beyond their budget in the UK, such as sea views or a golf-front home.”

Numbeo ranks the UK as the 28th most expensive country in the world for its overall cost of living. Spain, meanwhile, comes in 39th. This is an important consideration for many retirees.

So, what is it that retirees want from their properties in Spain? According to Taylor Wimpey España, quiet locations with attractive, open views are often a top priority. Homes also need to be within an hour of the nearest airport (1.5 hours at a push) and accessed by good roads.

“In terms of local amenities,” explains, “retirees tend to want to be close to the beach or to the golf course – if not both. And for the properties themselves, terraces are an absolute must: somewhere to sit outside and enjoy the sunshine. Open plan kitchens are also sought after, while an on-site pool is very much appreciated too.”

Based on Taylor Wimpey España’s data, retirees are equally happy to buy homes on the Costa Blanca, Costa del Sol or the Balearic Islands of Mallorca and Ibiza. Each of the four locations offers the lifestyle that so many retirees are seeking, highlighting Spain’s versatility when it comes to making the most of your golden years.

Where to buy in Spain – Retiring to Spain

The Costa Blanca is the most affordable of these four areas. Key-ready apartments with direct beach access, pool and private terrace, at La Recoleta III in Punta Prima, Torrevieja, are available from €190,000 plus VAT for a two-bedroom home.

On the Costa del Sol, key-ready golf homes at Sun Valley are available from €251,000 plus VAT. The development is located at the prestigious La Cala Golf Resort, with panoramic views over the course and out to sea.

The Balearics Islands tend to be pricier than the mainland, but retirees can still get excellent value for money there compared to property prices in the UK. A new urban townhouse with communal pool, for example, costs from €261,000 plus VAT at Ikat at Ses Salines, on the southern coast of Mallorca.

Sustainability homes: Impact in design of new homes

Expats Spain: lifestyle for Brits abroad

SPAIN has traditionally been a hotspot for British expats. Since Brexit new visa requirements have seen Portugal being cited as the lower-cost alternative. Is it cheaper to live in Portugal?

Expats looking to relocate into the sunshine have long packed their bags and departed the UK for Spain. While its Iberian neighbour Portugal is also a favourite for expats, since Brexit some experts have pointed to it being a better alternative due to new visa processes and the “cost of living”.

Experts from AB Property Marketing have compared the cost of property and lifestyle in both nations and concluded Portugal comes out on top for savings.

“Numbeo reports that Portugal’s cost of living is lower than that of Spain, which in turn is lower than that of the UK,” explains a spokesperson for AB Property Marketing.

“The Post Office Holiday Costs Barometer 2021, meanwhile, reports that Portugal’s Algarve is cheaper to visit than Spain’s Costa del Sol.

“And with property priced at €1,185 per square metre, Portugal’s homes are also cheaper than pretty much all of western Europe.”

While both nations offer sunshine and a toasty climate, the experts point out there are a few subtle differences between the “lifestyle” offering in each.

“For those who like to treat themselves while on holiday, Spain is the place to be,” explains the expert.

“From designer clothes to yachts, the country’s southern shores are awash with high-end goods and upscale beach clubs – far more so than that Algarve, which tends to deliver luxury in a rather more laid-back fashion.”

The sales and marketing director of Taylor Wimpey España added: “Spain has long been a favourite destination for British holidaymakers and second-home buyers. Its vibrant towns, superb gastronomy and cosmopolitan atmosphere are ideally suited to relaxation and enjoyment.”

Will Spain, Portugal or the UK win the battle of the property champions?

  • Portugal may be the defending European champion, but how does its property market stand up?
  • Will Spain’s second home credentials win out?
  • Or is UK property still holding its own?

So, what does Spain have to offer? Like the Algarve, southern Spain offers a superb outdoor lifestyle, with 300 days of sunshine per year. It also provides a wealth of golf and other sporting facilities, along with a wonderfully scenic coastline. Spain’s coast is on the Mediterranean, so it wins out over Portugal when it comes to sea temperatures (as Portugal sticks out into the Atlantic).

For those who like to treat themselves while on holiday, Spain is also the place to be. From designer clothes to yachts, the country’s southern shores are awash with high-end goods and upscale beach clubs (far more so than that Algarve, which tends to deliver luxury in a rather more laid-back fashion).

“Spain has long been a favourite destination for British holidaymakers and second home buyers. Its vibrant towns, superb gastronomy and cosmopolitan atmosphere are ideally suited to relaxation and enjoyment.”

Marc Pritchard, Sales and Marketing Director of Taylor Wimpey España

Spain also wins out over its Iberian neighbour when it comes to flight times – just. Flying from London to Alicante takes around 2 hours and 30 minutes, while London to Faro is closer to 2 hours and 50 minutes.

In terms of properties, the Costa del Sol has a wealth of options available. Leading Spanish homebuilder Taylor Wimpey España offers everything from golf apartments to stunning beachfront homes.

A property at Sun Valley, for example, provide residents with all the benefits of living at the prestigious La Cala Golf Resort. Priced from €251,000 for a two-bedroom apartment, the south and southwest facing homes enjoy panoramic golf and sea views and come with a communal pool and infant splash pool. The individual apartments all feature large terraces and spacious interiors.

Sustainability: Brits going green when it comes to buying a second home in Spain

Sustainability home Spain.

Sustainability is a key issue among Brits looking for a second home in Spain according to one developer.

Taylor Wimpey España says environmental matters continue to attract attention. with solar panels and energy cost savings the buyers’ main focus.

It says new-build properties in Spain are winning over buyers thanks to their eco-friendly credentials, with solar panels and energy cost savings topping buyers’ priority lists.

Taylor Wimpey España sales and marketing director, said: “All of our new homes achieve at least a B energy rating in terms of their sustainability and efficiency.

“It’s something we’re increasingly talking to our buyers about – our virtual catalogues now have a dedicated sustainability section that outlines each development’s environmental credentials.”

Green details at Taylor Wimpey España developments include using high percentages of recycled material, low-consumption lighting and top energy-rated appliances as well as recycling facilities and electric vehicle charging points on communal areas.

Taylor Wimpey España reports strong demand for Mallorca homes

Taylor Wimpey España reports strong demand for Mallorca homes as new Sa Galera development launches

  • Balearic property reservations up 37% compared to 2019
  • New seafront homes launch at Sa Galera, overlooking the Bay of Palma
  • Spain’s islands lead the way for property price growth, with rise of 4.6%

Leading Spanish home builder Taylor Wimpey España has reported strong demand for its properties in Mallorca in May. Reservations across the company’s Balearic properties are up 37% when compared to 2019, with German, British, Austrian and Swiss buyers all racing to pick up second homes. The company’s Las Villas de Dalt de Sa Rapita development is now fully sold across all four of its phases, while details of new site Sa Galera have just been revealed.

It’s good to feel such energy back in the property market once more, with Mallorca leading the post-lockdown recovery. May has been particularly busy for Spain’s islands and we’re seeing prices rising and properties being snapped up as buyers look to secure their homes in the sun. It’s the ideal time to share details of our lovely new townhouses in Cala Estancia. With just eight homes available, this is a development that we expect to sell out particularly quickly.”

Sales and Marketing Director of Taylor Wimpey España

Sa Galera’s eight townhouses are just 300m from the beach in Cala Estancia, delivering stunning views of the Bay of Palma, Bellver Castle and the cathedral from their solarium terraces. Each home has large terraces and private gardens, with three bedrooms and three bathrooms. The properties face south-west and west and come with landscaped grounds and a communal pool. Prices start from €725,000 plus VAT.

Property prices across the Spanish islands rose by 4.6% in the year to May, according to the latest figures from Tinsa, meaning the islands are leading the country in terms of growth. The second highest rise – of 3.2% – was seen along the Mediterranean Coast, while Spain as a whole saw prices increase by 1.3%.

New build homes continue to attract considerably more interest than previously owned properties, with both key-ready and off-plan homes performing well, according to Taylor Wimpey España.

“Spain has seen a notable shift in favour of newly built homes recently as buyers seek out modern interiors, contemporary layouts and better sustainability credentials than older properties can deliver. The pandemic has pushed some buyers towards wanting a property immediately, to provide them with greater flexibility should there be further lockdowns. Others prefer to ‘wait it out’ and purchase off-plan now in order to start enjoying their new property once life has returned to a more normal state of affairs. So we’re seeing interest from both of these buyer types right now.”

As such, all eyes are on Mallorca once again. I’m working with Taylor Wimpey Espana’s Marc, who has lived on Mallorca for the past 30 years and who knows the island and its property market inside out.

Sustainability supports demand for new builds in Spain

  • Taylor Wimpey España reports environmental matters continue to attract attention
  • Solar panels and energy cost savings are buyers’ main focus
  • New builds continue to out-perform second-hand homes in Spain

New build properties in Spain are winning over buyers thanks to their eco-friendly credentials, according to leading Spanish home builder Taylor Wimpey España. The company reports that solar panels and energy cost savings top buyers’ priority list when it comes to sustainability.

All of our new homes achieve at least a B energy rating in terms of their sustainability and efficiency. It’s something that we’re increasingly talking to our buyers about – our virtual catalogues now have a dedicated sustainability section that outlines each development’s environmental credentials.”

Sales and Marketing Director of Taylor Wimpey España

The Taylor Wimpey España team believe that this is playing into new build properties’ continuing out-performance of older homes in the Spanish market. Pre-pandemic, new builds were enjoying higher price gains than second-hand homes. And while the Colegio de Registradores’ 2020 report shows a 16.7% overall contraction in market size due to the pandemic, the new build sector shrank by just 7.3%.

While solar panels tend to be the sustainability poster boy, creating more environmentally friendly holiday homes goes much further than this. New Taylor Wimpey España developments are built using materials and equipment with high percentages of recycled material. They feature low consumption lighting, appliances with the highest energy rating and aerothermal and solar photovoltaic energy to reduce CO2 emissions. There is also a ventilation system for indoor air renewal and an Airzone system to regulate the temperature in ducted air conditioning. Homes include a thermal break in the exterior carpentry and double glazing with air chamber.

Communal areas, meanwhile, include charging points for electric vehicles, community recycling facilities, programmable drip irrigation for landscaped areas and sensors, presence detectors and/or timers for lighting in common areas.

Spanish Update: How are property investments fairing since Brexit and Covid?

Spanish property update

For many years now, Europe has been the go-to destination for many Brits. The weather conditions in France, Greece, Portugal and Spain are far superior, and the properties are perfect for a second home. Those looking to invest may be wary after the implications of COVID-19 and Brexit, and understandably so. But how much of an impact have they actually had on the market this past year?

Taking Spain as a prime example, due to its easy links with the UK and Mediterranean climate, it is clear that the pandemic has been impactful. Travel restrictions have been in place, making it impossible for Brits to visit and view properties in person. The country’s economy also took a hit, with lockdown restrictions halting businesses and rental income for property owners nosediving.

Although this has been the case, the demand for Spanish properties has not dwindled. Taylor Wimpey Espana reported a 39% increase in virtual viewings during the first week of 2021. Kyero also reported a 446% increase in Britons aged 18–24 viewing Spanish property on their site. When restrictions are completely lifted, we could see a sharp increase across the Spanish market and a return to the popularity it had seen before the coronavirus crisis began.

It is expected that the pandemic will have a temporary effect, one which will not detract from what Spain has to offer. Investors can be ensured that, when things are fully back to normal, Brits will once again look to rent or buy within the country.

Spain has always been an affordable location for Brits to enjoy their holidays or retirement. Brexit has, however, ended some of these hopes, with free travel being removed entirely. A Visa is now essential for living in the country permanently; those without one can only stay for 90 days over the course of six months. Holiday goers may not see this change as many do not stay for more than 90 days, but this is something to keep in mind for investors.

Spain is back in business as alarm status ends

Alarm status ends

  • Fewer travel restrictions and longer restaurant opening hours as life gets back to ‘normal’
  • Taylor Wimpey España welcomes positive impact on Spanish property market
  • Summer season spending to relieve some of pressure on tourism sector

As one of the world’s most visited countries, Spain relies heavily on its tourism sector to keep the economy ticking over. Like many sun-kissed hotspots, it was hit hard by the pandemic. But hopes are now high for the summer season, as the end of Spain’s ‘alarm status’ on 9 May signals a return to something akin to normal.

The ending of the alarm status in Spain means a reduction in travel restrictions and an easing of the rules imposed on hospitality venues such as restaurants. People can go out at night again and generally enjoy a quality of life that is much closer to the pre-pandemic days than we have seen here in quite some time.”

Sales and Marketing Director of Taylor Wimpey España

Kyero.com reports that sales to international buyers account for 13.97% of all property transactions in Spain (as at Q4 2020). The figure tends to be significantly higher in coastal areas. In the Balearic Islands, that figure stands at 32.89%, while in Malaga province it is 32.23%. In Alicante, foreign buyers made up 40.73% of all transactions.

Leading Spanish home builder Taylor Wimpey España has been serving international buyers in Spain for over 60 years. The company sees the ending of the alarm status as a major step forward in terms of supporting buyer confidence.

We have many enquiries at the moment from potential buyers who are just waiting for a little more ‘normality’ before they commit to purchasing a second hone. The end of the alarm status is a significant step in the right direction, just as the easing of international travel restrictions in the UK will be on 17 May. The combination of these factors spells good news for the Spanish tourism sector and the country’s property market.”

Spanish property market picks up

Spanish property market picks up

  • New build transactions exceeded 2019 levels in August and September 2020 (Valmesa Consultores)
  • Mediterranean Coast property prices up 2.7% since February (Tinsa)
  • Britons bought more homes in Spain than any other foreign nationality in 2020 (Colegio de Registradores)

Despite Brexit and Covid, Britons bought more properties in Spain than any other foreign nationality in 2020. They accounted for 1.48% of overall property sales, with total purchases by foreigners accounting for 11.3%, according to the Colegio de Registradores.

While the total number of sales inevitably shrank in 2020, it was the second-hand homes market that was the most heavily impacted. Nationally, home sales dropped by 16.7%, but for second-hand homes, that figure reached 18.7%. Sales of new build homes, meanwhile, dropped by just 7.3%.

In fact, according to analysis by Valmesa Consultores, the number of new build transactions in August and September 2020 surpassed those in the same months of 2019.

We’re seeing some very positive signs across the Spanish property sector right now, with demand and sales both increasing. Buyers are looking for a mix of key-ready, newly completed homes, as well as off-plan properties on new developments. With renewed interest in the market, prices in coastal regions are beginning to increase, making now a great time to buy before they rise any further.”

Prices along the Mediterranean coast rose by 0.1% year on year in March 2021, according to Tinsa. However, the monthly increase since February stood at 2.7%, as buyers continue to gain confidence in the light of ongoing vaccination programme rollouts.

Increasing enthusiasm for overseas second homes was confirmed by recent statistics from A Place in the Sun, which found that 30% of people are now more motivated than ever to buy a property overseas. Of those looking at buying a property in Spain, 40% have their sights set on the Costa del Sol.

Leading Spanish home builder Taylor Wimpey España has been building along the Spanish propert market  (Mediterranean coast) for over 60 years. Most recently, the company has launched the second phase of homes at Sun Valley at La Cala Golf in Mijas, Malaga. With all but four of the key-ready homes in phase I already sold, Sun Valley’s second phase of stunning golf resort properties are available for purchase.

La Cala is Spain’s largest golf resort. It has a well-deserved reputation for the excellence of its facilities. Nestled between the sea and the mountains between Marbella and Fuengirola, the resort includes a hotel, restaurant, spa, golf club and academy, tennis court, squash court, fitness centre, running circuits and FIFA football pitch. All in addition to its three 18-hole golf courses.

The apartments at Sun Valley sit in a privileged position within the resort, at the top of the hill overlooking the Europa course. Their location provides buyers with panoramic views of the golf course and the sea, while all apartments are south or southwest facing for maximum enjoyment of the Spanish sunshine. Buyers also benefit from Sun Valley’s communal swimming pool and landscaped gardens.

The two- and three-bedroom apartments’ large terraces have glass balcony enclosures to make the most of the fabulous views. Interestingly, the April 2021 Savills report on homebuying trends in Spain found that those buying property in Spain prioritise having a good view more than any other factor. 94% of buyers ranked this as important, followed by 87% who were focused on having high-speed internet – also something that comes as standard at Sun Valley.

Spain: Will easing of travel restrictions mark surge in second homes?

Spain – Second homes

The UK government announced the resumption of international travel, with details of its traffic light system, last week.

Although many in the travel industry were less than enthusiastic about the new guidelines, leading Spanish home builder Taylor Wimpey España points out that the Spanish second homes market will be one beneficiary of the resumption of international travel.

The Sales and Marketing Director of Taylor Wimpey Spain, commented, “ We’ve been in contact with a number of families during this latest lockdown who are itching to come and check out our second homes in person, having already completed virtual viewings and video tours. We’re expecting a very busy summer once families can finally put their plans into action.”

Travel industry experts are anticipating plenty of bookings when Britons are finally allowed overseas once more. One firm – Topdeck Travel – anticipates considerable movement around the globe from younger travellers. The company recently reported that 93% of young adults that it surveyed have an increased desire to travel as a result of the pandemic and lockdowns.

Meanwhile, Costa del Sol Tourism has flagged up the UK as offering more flights to Malaga than any other country between May and July, with seats available for 615,000 passengers between Malaga and 15 British cities.

For those who’ve already sated their wanderlust in their youth, second home ownership in a favourite destination is the perfect way to enjoy holidays as they grow older. Space, sunshine and safety are now the top priorities, according to the Taylor Wimpey España team. The firm has just reported an increase of 116% YTD for UK leads in March, signalling a solid rise in interest in second home ownership now that the country is getting close to the resumption of international travel.

“Plentiful space has become a key priority as a result of the pandemic. In particular, flexible space, which can suit working from home if need be or that can be used as leisure space at other times. Families also, of course, want to feel safe, which is why owning a second home can seem so much more attractive than booking a hotel stay right now. It offers a far greater degree of distance and privacy.”

Brits lead the charge to the sun. Two new developments in April

Taylor Wimpey new development

  • British buyer snaps up first property at Essential in Jávea, Costa Blanca
  • New homes also launched in Port Verd, Mallorca
  • Demand for holidays to UK-friendly destinations increasing (Jet2)

In another sign that the resumption of foreign holidays is edging closer, leading Spanish home builder Taylor Wimpey España has launched not one but two brand new developments.

With vaccination programmes underway and airlines adding new routes and additional capacity for this summer, many families are feeling confident once more about their longer-term holiday plans. Buying off-plan means that families who can’t travel right now can still enjoy planning for a future of building happy memories together overseas.”

Sales and Marketing Director of Taylor Wimpey España

That’s precisely what the first buyer at Essential in Jávea on the Costa Blanca can now do. The British buyer has snapped up the first of the 74 two- and three-bedroom apartments, which come with communal pools for adults and children and prettily landscaped gardens, just a 15-minute walk from the beaches and marina of Jávea.

The apartments at Essential include spacious terraces with huge windows that blend indoor and outdoor living space beautifully. Privat rooftop terraces with hot tubs are available for the penthouse homes, offering a slice of sunshine-packed luxury at a superb price.

With supermarkets, a market, banks, restaurants, cafés, gyms, schools (state and international), a bus station and a post office all within walking distance, the homes are well-suited to year-round living, as well as holiday usage. They are due for completion in March 2023, providing families with plenty of time to look forward to using them once international travel is largely back to normal.

“We’re delighted to be able to provide buyers with a mix of properties to suit their differing needs. For some, that means providing homes that allow them to look a couple of years into the future and plan for anything from family holidays to retirement. For others, that means providing key-ready homes that allow them to enjoy the Spanish sunshine this summer, as soon as they can travel.”

Sales and Marketing Director of Taylor Wimpey España

Over in Mallorca, Taylor Wimpey has also launch Port Blau this month. The high-end homes enjoy a superb location in Port Verd, on the island’s east coast, with direct access to the sea. Each home is filled with space and natural light, with ground floor apartments offering private gardens and penthouses coming with their own private sun terrace.

Port Blau also comes with communal gardens and a good size swimming pool. Homes face south-east in order to delivery plentiful sunshine throughout the year.

The launches come as demand for international travel continues to build. A number of airlines have launched additional routes and seats for the summer 2021 season. Jet2, for example, has added over 50,000 additional seats as a “direct response to demand” for holidays to locations that are open to welcoming holidaymakers from the UK, including Spain.

“While we are still some way off from international travel operating as ‘normal’ once more, the industry is nevertheless preparing for a far better summer than last year. We’ve already seen a notable increase in interest from UK holiday home buyers, with leads up 116% YTD in March from British clients, compared with an increase of 73% across all nationalities. Brits are coming back in force.”

Taylor Wimpey Launches Two New Developments on the Spanish Coast

Taylor Wimpey España is launching two new developments, Port Blau in Mallorca and Essential in Jávea, increasing its supply of homes on the Mediterranean coast.

The British developer, Taylor Wimpey España, is preparing to launch two new developments on the Spanish coast, in which it expects to invest approximately 18 million euros.

Despite the current economic climate, Taylor Wimpey España highlights the ace at which its properties are selling. According to the company’s figures, contacts by Spaniards looking to buy a property have increased by 103% so far this year, as have visits to the website (+40%). Several sales were even finalised over the Easter weekend. Sales of Port Blau in Mallorca and Essential in Jávea will begin shortly.

Port Blau in Port Verd (Mallorca) will be the first development launched. It is an exclusive residential development consisting of just ten flats, with a planned investment of 3.4 million euros. The apartments will have three bedrooms, a living room with an open plan kitchen and direct access to the sea.

Taylor Wimpey to Invest €5 Million in a New Project in Mallorca

The British property developer is preparing to invest around five million euros in a new project on the Mallorcan coast.

The British property developer Taylor Wimpey is preparing to invest around five million euros in a new project on the Mallorcan coast.

The project in question is the Ikat residential complex, located a few metres from the centre of Ses Salines, in Mallorca. The complex will comprise 23 two-bedroom units, consisting of ground floor apartments with a private garden and penthouses with direct access to their own solarium terraces. There will also be some duplexes with a garden and a solarium. Prices will start from € 260,000 + VAT.

UK Spanish homeowners, potential investors and rental clients allowed to travel

Good news for Spanish second homeowners in the UK.

From March 29, people will be allowed to leave the UK in connection with the purchase, sale, letting or rental of a residential property. The exemption allows people to travel abroad “in connection with the purchase, sale, letting or rental of a residential property”.

Those activities include visiting an estate agent, developer sales office or show home, viewing residential properties to rent or buy, and preparing a property for moving in. This is excellent news for those who want to buy second homes and those who already own them particularly in light of the broader travel ban extension to 30 June.

Spain has also announced that it lift restrictions on arrivals from Britain on March 30, These have been in place since December in an attempt to contain the spread of new strains of coronavirus

Sales and Marketing Director at Taylor Wimpey España, comments:

“The news that Britons can travel once more from March 29 in order to purchase, sell or rent out a residential property overseas is excellent news. It’s the first step to unlocking the significant pent up demand for Spanish second homes that we’ve seen building up over the past year. We look forward to welcoming all those who have taken virtual tours of our properties into our show homes to finally see the homes in person.

“We had already anticipated a flurry of bookings on April 12 when the UK government will (hopefully) announce that international travel can resume from 17 May. Now, Britons looking to purchase a second home can do so much sooner than they previously planned, which is excellent news both for those families and for the Spanish property market.”

The news comes on the day that Taylor Wimpey España launches its brand news site in Ses Salines, on the southern Mallorca coast: Ikat.

Ikat  is a collection of ground floor apartments with gardens, penthouses with solarium terraces, and duplexes with both, centrally located in Ses Salines. It’s ideal for year-round living in a really authentic and pretty little town, without being on a resort.

Not even the pandemic can crush homebuyers’ love of Mallorca

Do you love Mallorca?

  • Foreign buyers account for 32.65% of all Balearic Island sales (Registradores)
  • Taylor Wimpey España reports 42% increase in leads
  • Ryanair includes Mallorca as key focus for summer schedule

Leading Spanish home builder Taylor Wimpey España has announced details of its newest launch: Ikat, in the picturesque town of Ses Salines, on Mallorca’s southern coast. The launch comes as figures from Registradores de España show that not even the pandemic can crush foreigners’ love for the Balearic Islands. In Q4 2020, foreign home buyers accounted for 32.65% of sales, compared with 10.73% for Spain as a whole.

“All eyes are on Mallorca as we wait for confirmation on how soon international travel can resume. Interest from foreigners and travellers from mainland Spain is up, so we are delighted to be launching such an interesting new development at this particular time.”

British interest in Spanish property is up by 24% YTD when measured in terms of Taylor Wimpey España’s website visitors, while interest from Germany has doubled in 2021. Overall leads are up by 42% YTD. 39% of those leads hail from the UK.

Kyero, meanwhile, reports an increase in visitor enquiries from the Netherlands, Germany, Belgium, Ireland and Switzerland by up to 48.4%. Most notable has been a huge surge in interest from 18-34-year-olds, as the pandemic and the wider acceptance of remote working impact property buyer behaviour.

In terms of demand from within Spain, it’s telling that Ryanair (Spain’s leading airline) has just launched nine new routes, three of which are to Mallorca: Mallorca-Zaragoza, Mallorca-Santander and Mallorca-Tenerife Norte. The airline has also scheduled an additional four flights per week between Mallorca and Valencia.

In the midst of this booming interest in Mallorca, Taylor Wimpey España has launched a small and exclusive collection of ground floor apartments, penthouses and duplexes just metres from the centre of Ses Salines. Ikat’s apartments provide private gardens for the ground floor homes and spacious solarium terraces for the penthouses, while duplexes come with both. Many of the homes provide magnificent views of the sea and the island of Cabrera from their terraces.

Ikat has been developed in the traditional Mallorcan architectural style, meaning that the homes integrate beautifully into the surrounding scenery. They surround a generously sized pool, with plants, flowers and mature trees adding to the charm. Priced from €260,000 plus VAT, each apartment has two double bedrooms, a fitted kitchen and two bathrooms, while duplexes have an additional guest cloakroom. A storeroom and outdoor parking space are included with each home.

“Every element of the design at Ikat has been considered with buyers’ priorities in mind. Our focus has been on providing the maximum amount of space and comfort within each apartment and duplex, giving buyers the room they need, both indoors and out. With prices on the rise in Mallorca, now is the ideal time to buy a home on this beautiful island.”

Spain is a buyer’s market. Where to buy property in 2021

Spain property market

Whether you dream of a bolt hole on the Costa Blanca or the Canary Islands, here’s our guide to buying amid Covid and Brexit. By Zoe Dare Hall

Despite Brexit, the pandemic and any other hoops that lie between us and enjoying homes in the Spanish sun, the British are still by far the most prominent of foreign property buyers in Spain. Just under 4,000 property sales were to British buyers last year, with sights set mainly on the Costa Blanca, Costa del Sol, the Balearics and Canary Islands.

Goodbye EU, but it’s not game over
Gone are the days where you could pitch up in your car and start a new life in Spain. Now there’s a 90-day limit for Brits on and a stay of up to 183 days in the country, without affecting your UK tax status. You can also apply retrospectively if you have bought a Spanish property since September 28, 2013, when the scheme launched.
There’s also the lesser-known non-lucrative visa. To qualify, you need a Spanish address and suffcient funds (€26,000 a year for the main applicant and €6,500 for subsequent family members).
For most holiday-home buyers, though, a 90-day stay is plenty. “For every British client who says they can’t be bothered now because of Brexit we see two new clients who are keen,” says Marc Pritchard, the sales and marketing director at Taylor Wimpey España (TWE).

Costa Blanca
Javea and Denia have long been hotspots for British homebuyers at all prices levels (for value see TWE’s Kiruna Residencial near Elche, with three-bedroom townhouses for
€191,000). And there’s the added benefit that you can zip over to the Balearics by fast ferry for the weekend. Although these coastal towns are getting their own taste of Ibiza-style cool, with OliBaBa Chiringuito in Oliva one of the most famous beach bars in Spain, Puro Beach and Zensa among Denia’s new day clubs, and Javea’s new boutique hotel Nomad causing a stir.

Golf homes: Pent up demand from British tourists ready

Golf Homes

  • Buyers looking for golf homes with private outdoor space, pools and flexible internal areas (Taylor Wimpey España)
  • Single-family homes account for record-breaking 20.43% of transactions (Q3 2020)
  • Palma Tourism Board “confident” that British visitors will be some of earliest to return

Popular tourism destinations such as Spain have been hit hard by the COVID-19 pandemic, but hopes are high that pent up demand from British holidaymakers will provide a significant boost this summer.

Spain’s golf industry, in particular, is eyeing up demand from British golfers. The sector is responsible for 120,000 jobs (direct and indirect) and the generation of nearly €13 billion, including €777 million in direct income from golf courses and €4,640 million in spending by golf tourists. As such, golf is a major player in Spain’s tourism offering, with 1.2 million golfers travelling to enjoy Spain’s fairways each year (2020, obviously, being a notable exception).

“Think of Spain and you immediately picture sunny beaches, great food and wine and world-class golf courses. Being able to spend time on the fairways year-round is an intrinsic part of Spain’s appeal. Not being able to visit Spain and play has been distressing for all those who enjoy golf as a way to stay fit and healthy and to spend time outdoors in beautiful natural surroundings.”

Sales and Marketing Director of Taylor Wimpey España

British players are certainly missing golf – so much so that design and build firm Oakbridge Bespoke recently reported an increase in interest from clients wanting golf simulators in their own homes. Of course, even the fanciest of simulators can’t beat the feel of being out on the fairway, but it is hoped that British golfers won’t have to wait too much longer to do so. According to Pedro Homar, Director of the Palma Tourism Board,

“With the rate in which the UK is rolling out the vaccination, we are confident that the UK market will be one of the first to return to Palma… In terms of timings, we expect the UK market to return from around May onwards.”

Golf in Spain comes with a surprisingly affordable price tag. Indeed, the Golf Travel Centre recently worked out that the average Brit doing Dry January would save £343 from missing nights out (pandemic aside). That’s enough for a long weekend at the Costa del Sol’s stunning La Cala Golf Resort.

For many golfers, though, the odd weekend here and there just isn’t enough. They are looking for golf properties where they can play golf all year round, enjoying the lush greenery, sea views and abundant sunshine that are so good for mental as well as physical health. As such, many seek to buy golf properties that they can use whenever suits them.

Interest in homes soars during winter lockdown – and you could buy one too

Buying abroad

With travel restrictions in place that, currently, have no end in sight, how can buyers turn their dream of holiday home ownership into reality?

According to CostaLuz Lawyers, with the right safeguards in place, it is perfectly possible to buy a Spanish property safely online during the lockdown. While buyers can’t visit the property and the local area in person, they can research to their hearts’ content online.

“The right lawyer can be invaluable in terms of helping you choose a Spanish property.

“They can help you to work with reputable, honest and reasonably priced agents, arrange a surveyor, check all required paperwork is in place and do the conveyancing and post-sale work.

“Buying during the pandemic means finding new ways to view properties and engage with the purchase process. It can also deliver some excellent bargains. And what better way to finally celebrate the lifting of travel restrictions, whenever that may be, than to visit your new holiday home?”

Buying Spain

“Many visitors and locals alike have long enjoyed the rich eco-diversity of Sierra de las Nieves.

“Now, the profile-raising nature of the national park designation, along with the funding that comes with it, means many more families will benefit from this incredible natural resource.

“The development of sustainable tourism activities will ensure the area is well protected, which is incredibly important for the future of Sierra de las Nieves.”

TWE said its La Cala Golf resort was ideally located, just an hour away for the park. Green features include low-density construction, electric water heaters and double-glazing, while the complex includes tennis facilities, with an array of water sports available at the beaches just seven kilometres away. Homes are available from €251,000 plus VAT.

Interest in homes in Spain and Portugal

Interest in homes in Spain and Portugal soars during winter lockdown – and you could buy one too

Cold days and long winter nights in lockdown have left people dreaming of sunnier climes according to property experts.

The Association of Portuguese Resorts said almost a quarter of international enquiries at the end of 2020 were from the UK and Ireland, while Taylor Wimpey Espana says its website traffic has rocketed in the first month of January.

Javier Piñanes, Spanish tourism board officer in London, said: “There is a strong desire to travel on the part of the British and they emphasise Spain is the destination they want to travel to, it is their top destination for holiday.”

National Park

TWE said Spanish property buyers were increasingly thinking about the environment in searches, with the Malaga area proving popular, particularly ahead of the designation of Sierra de las Nieves as the province’s first national park later this year.

A TWE spokesman said: “Both tourists and second home owners are increasingly conscious of the need for greater sustainability. Concern for the environment is being reflected in the questions buyers are asking as part of the purchase process.”

“Features such as energy efficiency, solar energy and thermal insulation are no longer ‘nice to haves’ – they are a core part of what many buyers are seeking.”

The park is home to the largest collection of pinsapo trees in existence, as well as golden eagles, griffon vultures, peregrine falcons, ibex, wild cats, and roe deer, while cycling, hiking, horse-riding, kayaking, climbing, abseiling, potholing and canyoning is all available there.

Spanish property buyers focus on green second homes

Spanish property buyers focus on green second homes as Malaga gets first National Park

  • Sierra de las Nieves to become Spain’s 16th National Park later this year
  • Designation includes strict environmental protections
  • Taylor Wimpey España reports uptick in interest in greener homes

Later this year, Spain’s Malaga province will finally get its first National Park, after six years of campaigning. Sierra de las Nieves, the mountainous area north of Marbella and east of Ronda, will enjoy increased funding and stricter environmental protections as a result of the decision.

Sierra de las Nieves has been a protected national park since 1989 and a UNESCO Biosphere Reserve since 1995. It is home to the largest collection of pinsapo trees in existence, along with an abundance of largely untouched flora and fauna, with some of the trees thought to be over 500 years old. Bird spotters who visit the park can enjoy sightings of golden eagles, griffon vultures, peregrine falcons and many more species, while ibex, wild cats, mouflon and roe deer roam the steep slopes.

Connecting with nature has rarely felt so important as it has over the past year, with lockdown restrictions confining so many people to the inside of their homes. Likewise, exercise has becoming something to be valued even more than normal. With cycling, hiking, horse-riding, kayaking, climbing, abseiling, potholing and canyoning all available in Sierra de las Nieves, those visiting the resorts of the Costa del Sol will have easy access to all the nature and exercise they could possibly wish for.

Many visitors and locals alike have long enjoyed the rich eco-diversity of Sierra de las Nieves. Now, the profile-raising nature of the National Park designation, along with the funding that comes with it, means that many more families will benefit from this incredible natural resource. The development of sustainable tourism activities will ensure the area is well protected, which is incredibly important for the future of Sierra de las Nieves.”

How to buy a home in Spain safely during lockdown

How to buy a home in Spain safely during lockdown

  • British appetite for holidays and second homes in Spain remains strong
  • CostaLuz Lawyers walks buyers through safe online buying practices
  • Pre-foreclosure purchases deliver savings of up to 60%

The Covid-19 pandemic has done little to quell the long-term British love for Spain. In fact, the idea of lounging on a beach in the sunshine holds a great deal more appeal when it is so far out of reach. As Spanish tourism board officer in London, Javier Piñanes, recently pointed out:

“There is a strong desire to travel on the part of the British and they emphasize that Spain is the destination they want to travel to, it is their top destination for holiday.”

Nor is it just holidays that Brits are dreaming of during lockdown. Recently reported figures from Taylor Wimpey España observed an increase of 39% in website traffic during the first week of 2021, compared to the same week a year earlier.

But with travel restrictions in place that, currently, have no end in sight, how can British buyers turn their dream of holiday home ownership into reality?

According to CostaLuz Lawyers, with the right safeguards in place, it is perfectly possible to buy a Spanish property safely online during the lockdown. While buyers can’t visit the property and the local area in person, they can research to their hearts’ content online. Key to doing so safely is to engage an independent lawyer early in the process.

“The right lawyer can be invaluable in terms of helping you choose a Spanish property. They can help you to work with reputable, honest and reasonably priced agents, arrange a surveyor, check all required paperwork is in place and do the conveyancing and post-sale work. Not only that, but your transaction will be covered by the law firm’s professional indemnity insurance and title insurance, for added peace of mind.”

A topic for debate – should the construction industry remain open?

Construction

With Britain, and many other parts of the world, currently undergoing the worst months of the Covid-19 pandemic, some have called for tighter restrictions and lockdowns – questioning whether things like construction work is indeed essential.

The view from Spain

This is not just an issue of debate in the UK – the same is true across the world, including in Spain.

The sales and marketing director at well-known overseas housebuilder Taylor Wimpey España, is firmly of the belief the construction industry should remain open.

“With appropriate risk assessments undertaken and precautions in place, it makes sense for construction to continue both in the UK and here in Spain,” he says.

“Developers need to think about their post-construction strategy for viewings, as well as the construction process itself. We have several key-ready properties available, for example, for which we are offering virtual tours in order to reduce social contacts.”

But can staff really social distance on-site? “Yes, absolutely,” Pritchard claims. “This is easier to achieve in the construction industry than in many other sectors, thanks to the amount of open space and fresh air that building sites tend to deliver.”

He adds: “While the majority of roles carry some element of risk, with the right approach and strict adherence to the rules, this risk can be vastly reduced for those working across the construction sector. Keeping the sector going – in Spain, as in the UK – is of key importance for the country’s economy, as well as for the completion of homes according to contractually agreed timescales for individual buyers.”

And what of Covid rules being adhered to, to prevent the spread of the virus? “They certainly are here in Spain,” insists.

“From construction workers through to the teams selling the homes that have been completed, there is a deep-seated understanding of the need for compliance with Covid rules. There is clear guidance in place for the construction sector, which is key to encouraging and supporting compliance.”

Almost 40% Increase in Number of Britons Looking to a Buy Second Home in Spain

Buy home in Spain

There has been marked a 40 per cent increase, during the first week of January, in the number of the United Kingdom’s citizens interested to buy a second home in Spain.

Taylor Wimpey Espana – a real estate company, has revealed that a total of 39 per cent increase has been noted in the UK’s citizens interest to buy properties in Spain, SchengenVisaInfo.com reports.

A surge has been recorded in the number of would-be British buyers, who use their virtual tours to choose dream properties in some Spanish zones such as in Mallorca, Costa Blanca and Alicante.

Besides Britons, German citizens (55 per cent increase) and Belgium citizens (44 per cent increase) are also seeking to buy properties in Spain, which could be used by them to spend their holidays or for other purposes.

“Unfortunately, both the UK and Germany are in lockdown right now, while Spain, France and a whole host of other countries have extensive restrictions in place,” Marketing Director for Taylor Wimpey Espana, pointed out.

According to him, that doesn’t signify that would-be buyers aren’t thinking of “owning a home in the sunshine.”

“The appeal of Spain’s golf courses and expansive beaches is only emphasised by stay-at-home orders. ‘Families are itching to return to normality with a newfound zeal for travel and leisure time,” he stressed.

Since January 1, the UK’s transition period has ended, and Britain is no longer a member of the European Union countries; therefore, many changes have been implemented in this regard.

British citizens will no longer be able to spend more than three months at a holiday home in the EU, after Brexit. Citizens of the United Kingdom will be permitted to stay in European countries without obtaining a visa for a maximum of 90 days every six months.

All Britons must follow this rule; otherwise, they risk to be fined. At present, persons who stay in the EU more than 90 days, in any 180 days can be fined and even deported to their countries. They could also be banned from entering.

Spain update – post-Brexit residency rules and high UK demand for second homes

Spain residency rules While Brexit may now be well and truly done, British citizens residing in Spain who have yet to complete the necessary paperwork surrounding residency have been given a lifeline by the Spanish authorities. Those who can prove they lived in Spain prior to December 31 2020 can still apply for residency there, the government has announced.

Additionally, those with family links in Spain may also be able to apply for residency. British citizens arriving in Spain as of January 1 2021 can apply for residency in certain situations – for example if they have a family link with a beneficiary of the Withdrawal Agreement – according to the Spanish guidance.

Immigration officials in Spain have been instructed to follow the same procedure as they did for those applying for residency before the December deadline, though with particular attention paid to documentation that proves an individual’s residency pre-dated the end of 2020.“This is excellent news for UK citizens who, for whatever reason, have yet to make their residency in Spain official. They can now apply for the TIE residency document without fear of reprisals or penalties for having missed the December 31 2020 deadline,” Keith Rule of law firm CostaLuz Laywers said.“The move is a key signal of the value that Spain places on its long-standing relationship with the UK and a positive indicator for post-Brexit relations.”

He added: “All of this spells good news for a close relationship between Spain and the UK over the coming years. There are hundreds of thousands of British expats living in Spain, while some 18 million Brits spend their holidays here each year. Making it easier for residents to obtain the TIE, despite missing the deadline, should be well-received by both expats here in Spain and policymakers back home in the UK.”

Demand for Spanish second homes from UK buyers up 39%

Taylor Wimpey España has revealed that UK-based visitors to its website were up by 39% in the first week of January, when compared to the first week of 2020, with demand ranging from key-ready homes to brand new off-plan launches.

Many prospective buyers are using virtual tours to view their dream homes during lockdown, with interest in Spanish second homes continuing to grow, as British families while away the lockdown hours perusing their options online.

Taylor Wimpey España has reported continued growth in both web visits and leads. As well as the UK, interest from other European countries is also on the rise, with web visitors from Germany increasing by 51% and those from Belgium up by 44%. Domestic visitors have increased, too, with website visits from Spain more than 15% higher than the year before.

Meanwhile, leads were up 30% for the first week of January 2020, according to the housebuilder.

“Unfortunately, both the UK and Germany are in lockdown right now, while Spain, France and a whole host of other countries have extensive restrictions in place. But that doesn’t mean that would-be buyers aren’t dreaming of owning a home in the sunshine,” sales and marketing director Taylor Wimpey España, said.

Demand for second homes in Spain soars by nearly 40% in first week of January

Demand for second homes in Spain soars by nearly 40% in first week of January as Britons in lockdown eye up place in the sun despite Brexit

  • Taylor Wimpey Espana saw demand for properties increase at the start of year
  • Interest in properties rose by 39 per cent during the first week of January
  • Brexit travel rules prevent Britons from spending more than three months in EU

The number of Britons seeking a second home in Spain soared in the first week of January as more families cast their sights to the European country amid the lockdown, property experts said.

The real estate company Taylor Wimpey Espana found that interest in Spanish properties rose by 39 per cent during the first week of 2021 when compared to the first week the year before despite post-Brexit travel restrictions.

They also reported a surge in would-be UK buyers using their virtual tours to view dream properties in areas including Alicante, Mallora and Costa Blanca.

It comes after travel restrictions, which came into force on January 1, stated that Britons would be prevented from spending more than three months at a time at a holiday home in the EU after Brexit.

The restrictions mean that Britons will only be allowed to stay in a European country without a visa for a maximum of 90 days in every six month period.

People who exceed the 90 day limit could face the threat of a fine or even be banned entry to the EU’s Schengen travel zone.

Despite the extra hurdles involved after Brexit, Taylor Wimpey Espana also reported that interest from other European countries was also on the rise, with web visitors from Germany up 51 per cent and those from Belgium up by 44 per cent.

Domestic visitors have increased too, with website visits from Spain up 15 per cent on the year before.

How to buy property in Spain

Second home buyers have for decades been turning to Spain as the ideal place to purchase a holiday property. Spain’s weather, scenery, way of life, relatively low cost of living, gastronomy and more make it a win with holidaymakers from around the globe, many of whom visit the country regularly enough to make owning a second home there a sensible choice. The property news is awash with stories of happy Spanish property owners. In this article we’ll look at how to buy property in Spain and when you might need to use legal translation services as part of the process. We’ll also look at what you might need in addition to legal translation.

Do you need to use legal translation to buy a property in Spain

The UK government advises that, if you don’t have a good grasp of Spanish, you should use a translator for all contracts and documents that form part of the purchase process. Why is legal translation important? Because it can ensure that you understand precisely the commitments that you are entering into. Advice from translation service Tomedes highlights the importance of this precision when it comes to legal translation services, pointing out that,

“Legal translators understand the nuances and subtleties of specific terms to ensure that the legal translations they deliver are 100% accurate and certifiable.”

A legal translation professional can support you to check each of these points before you commit to purchase, helping to ensure that you buy safely.

Any other documents that relate to the purchase process and that are provided in Spanish will also warrant translation, from mortgage papers to contracts and bank guarantees for off-plan developments.

That’s not to say that it’s not possible to conduct much of the purchase process in your native tongue. The Sales and Marketing Director of Taylor Wimpey España, points out that,

Rising enquiries signal renewed confidence in Spanish second homes

Spanish second homes: Rising enquiries signal renewed confidence as dust settles on Brexit deal

  • Taylor Wimpey España reports 30% increase in leads
  • 2021 likely to see release of pent-up demand for second homes
  • Growth in home working leading to different ways of using holiday properties

As the dust settles on the UK’s last minute Brexit deal with the EU, it seems that Brits who have been keeping one eye on the potential of owning property in Spain are already swinging into action. Leading Spanish home builder Taylor Wimpey España has begun the new year with a flurry of enquiries from Britons interested in buying homes in Spain.

The firm has reported a 30% increase in leads in the first week of January 2021 when compared with the same period in 2020. In addition, website traffic from the UK is up 57% over the same timeframe.

And Brits aren’t only looking; just one working day into January, Taylor Wimpey España had already sold its first property of the year – to a British buyer.

While COVID remains at the forefront of many minds, the beginning of vaccination programmes across the globe means that there is room for cautious optimism for the travel industry as a whole over the course of 2021. As the world’s second most popular international tourism destination (based on World Bank data) this is particularly important for Spain.

Yet even without the added complication of COVID-19 thrown in, the UK’s departure from the EU was always going to impact the way that second homeowners use their holiday properties.

We’ve seen buyers changing their expectations about how and when they plan to use their second homes. The events of 2020 have accelerated the pace of those changes – and 2021 will likely do so further – but those shifts in usage had already begun. One key trend, for example, is that buyers are now looking to use their second homes to work from, as well as for leisure purposes.”

UK lockdowns encourage interest in a Spanish place in the sun

Spanish place in the sun:

DEVELOPER Taylor Wimpey Spain says that “lockdown misery” is helping new home sales as they launch five developments for 2021.

The British-owned company also claims that the new properties will “boost the economic recovery of Spain”.

Mallorca is getting three new developments, along with one each at Marbella Lake on the Costa del Sol and In Javea on the Costa Blanca,

“We’ve seen plenty of interest in Spanish second homes during 2020, despite the pandemic”.

Is 2021 the year to work from Spain?

  • New initiative encourages remote working globally from a base in Alicante
  • Taylor Wimpey España points to significant pent up demand for homes in Spain during 2021 and 2022

Barbados hit the headlines this summer with its ‘Welcome Stamp’ initiative, which encouraged people from around the world to move to the country to work remotely for a year. Now, it looks like Spain’s Alicante region wants a piece of the action.

Alicante has long been a popular holiday destination with Britons looking to soak up the sun and enjoy the Spanish lifestyle. But Provia, Alicante’s Builders’ Association, is encouraging people to go further than simply holidaying in the region and instead to live and work there.

2020 has opened our eyes to the possibilities of remote working like never before. We’ve seen an explosion in the use of video conferencing. We’ve also seen teams thinking creatively not only about how they can work outside of the confines of the office but how they can be more productive while doing so. There are going to be a lot of individual workers – and forward-thinking employers – who want to continue to harness the benefits of remote working even after it becomes a choice once more, rather than a necessity.”

Sales and Marketing Director of Taylor Wimpey España

Alicante already attracts considerable attention from retirees as a place to live, but now the region is courting a younger clientele as well – remote workers and their families. It certainly has plenty to offer as a family lifestyle destination. Bustling cities with impressive arrays of restaurants, shops, cultural sites and international schools provide all the conveniences of modern life. The region’s beautiful beaches, meanwhile, are ideal for spending family time outdoors and appeal to a range of ages. For adults and older children, Alicante’s stunning golf courses can’t help but charm.

According to leading Spanish home builder Taylor Wimpey España, Alicante could be in for a bumper couple of years in terms of home purchases by British buyers, including those looking to relocate permanently to the region.

“The COVID-19 pandemic has changed so much about the way that we live and work, as well as making families focus on what is most important to them. We’ve seen a significant increase in the number of those viewing properties on our website over the course of 2020, with leads up on as well, so we’re anticipating a significant release of pent up demand over the next year or two.”

Sales and Marketing Director of Taylor Wimpey España

British buyers have recently shown a particular interest in Taylor Wimpey España’s Iconic development at Gran Alacant in Alicante. The show home at the site is due to open in March 2021, with completion of all 170 apartments expected by March of the following year.

The two- and three-bedroom homes at Iconic make the most of their sought-after location, which provides direct access to the blue flag beach of El Carabassi. The whole development has been carefully designed to maximise views of the Mediterranean, as well as Iconic’s impressive pool and garden areas with outdoor fitness equipment and children’s play area. Prices start from €199,000 plus VAT for a two-bedroom, two-bathroom apartment.

Those looking to work from Spain have the best of both worlds at Iconic. The peaceful location, between the towns of El Altet and Santa Pola blends a superb working environment with easy access to local amenities. With so much to offer, it seems that 2021 and 2022 could bring some very positive news for Alicante when it comes to attracting professionals looking to get more out of life than a daily commute.

Taylor Wimpey España to launch five new developments

Leading Spanish home builder Taylor Wimpey España has announced that it will launch five new developments during the first quarter of 2021, in a move that signals the company’s confidence in the long-term appeal of Spanish second homes.

“We’ve seen plenty of interest in Spanish second homes during 2020, despite the COVID-19 pandemic. Many buyers are waiting out the travel and lifestyle restrictions and spending this time planning their property purchase. We’re going to be fully prepared when that pent-up demand is suddenly released in 2021.” commented the Sales and Marketing Director of Taylor Wimpey España.

The five new launches will include Essential in Javea (Costa Blanca), Marbella Lake in Nueva Andalucia (Marbella) and three developments in Mallorca. Just as with Taylor Wimpey España’s key-ready developments, they will feature communal pools and gardens in addition to the carefully designed homes with their spacious outdoor terraces, solariums and/or private gardens.

iProperty Management recently revealed Spain to be the country that most people want to relocate to. Figures from the Spanish Registrars, meanwhile, have shown that even national lockdowns can’t stop foreigners flocking to buy homes in Spain. During Q2 2020, foreigners accounted for 35.2% of all home sales in Alicante and for 24.6% in the Balearic Islands.

“Spain retains all of those fundamental elements that second home buyers are looking for – sunshine, beaches, golf, a superb gastronomic scene and excellent value for money” said Marc. “It is also ideally suited to spending time outdoors throughout the year. Sitting on a terrace in the sunshine during a lockdown is a very different experience from being stuck indoors in the rain. That has been a driving factor for several of those who have purchased homes from us during the pandemic.”

Taylor Wimpey España is also offering key-ready homes at a range of sites. Botanic, at La Reserva de Alcuzcuz, Benahavis (Malaga), offers a next-level experience for buyers looking to connect with the natural environment. Created in accordance with the principles of sustainability, ecology and bioclimatic architecture, the development integrates vertical gardens and green corridors into the design, respecting the variety of species and indigenous trees in the area while providing a stunning panorama over the gently sloping land leading down to the sea. The bright, three-bedroom homes have spacious, south-facing terraces and cost from €430,000 plus VAT.

Why it’s always important to look to the longer-term

Why it’s always important to look to the longer-term

2020 has been a year like no other in so many ways. Taylor Wimpey España has been operating in Spain for over 60 years and I’ve been selling second homes with the company for more than 25. In that time, I’ve seen all manner of economic challenges, but nothing quite like the combination of site shutdowns, travel restrictions, social distancing and widespread economic distress that COVID-19 has caused.

Grand view apartments

Grand view apartments

What’s been interesting, though, is how strong demand remains for Spanish second homes. Demand is very much still alive. We’ve seen an increase of 33% in web visits in November 2020 compared to the November 2019. We’ve also experienced a 37% increase in year-to-date leads as at November 2020.

The fact that leads have increased despite the restrictions on travel serves as a clear reminder that buyers are looking at second homes to meet their future needs as well as their current ones. They are looking to the longer-term benefits of owning a property in Spain, in terms of both usage/lifestyle advantages and capital growth.

Of course, that’s not to say that the pandemic hasn’t changed what buyers are focusing on in the here and now. Indeed, we’ve seen a notable increase in buyers looking for open and bigger spaces, flexible accommodation that suits both work-related and lifestyle needs, communal pools and gardens and also quiet areas. Fibre and WiFi are simply non-negotiable. Apartments at our Grand View development, have just what buyers need when it comes to that sense of space and openness that has become so very important this year.

But buyers are also looking to the future. When it comes to their capital, buyers are accepting that situations such as the COVID-19 pandemic can create unforeseen property price fluctuations. That’s why it’s important to remain calm and look at the longer-term capital growth expectations of a second home.

Pandemic opens people’s eyes to potential of working remotely from overseas

Working remotely

  • Terraces with golf, marina and sea views await those looking to ditch the commute for good (Taylor Wimpey España)
  • 24% of employees now working remotely (ONS)
  • Longer-term benefits of remote-first approach now more widely understood

As the UK ploughs on with the battle against COVID-19, the government has once more asked that all those who can work from home do just that. The pandemic has made families re-evaluate their home environment like never before, particularly in relation to space in which to work and outdoor space. Now, leading Spanish home builder Taylor Wimpey España is providing the ideal solution to both, with selected properties offering spacious terraces with stunning views as the ideal spot from which to work.

Even once the pandemic is under control, it’s likely that some of the lifestyle changes it brought about will stick. Many people’s eyes have been opened to how easily they can work from home and the lifestyle benefits that doing so can bring. As such, we’re catering to the needs of home-based workers not just for now but also for the longer-term.”

The waterfront homes at Pier are a case in point. The two- and three-bedroom apartments provide east and south-east facing terraces with marvellous views of the prestigious Marina de Sotogrande. The spacious terraces are ideal for sitting outdoors with a laptop, working from home in an absolutely stunning setting. The key-ready homes are priced from €342,000 plus VAT. Would-be buyers can take a virtual tour to discover Pier for themselves.

The Office for National Statistics reported on 1 October 2020 that just 62% of people were working at their normal place of work, with 11% furloughed and 24% now working remotely. It’s unlikely that that quarter of the working population will all be keen to start commuting again when the time comes, particularly when many will have proved how productive they can be when based from home.

This opens up the idea of working remotely from locations other than home, once lockdown and travel restrictions ease. After all, a stable internet connection, a decent mobile phone signal and a laptop are all that many people now need to do their jobs effectively, regardless of their location. With Spain being only an hour ahead of the UK, working from there fits perfectly with working for a UK company.

“With the technology available to us now, there’s no longer the same need to be tied to a desk from 9 to 5. Increasingly, companies are understanding the benefits of remote working not just for their employees but for themselves. A remote-first approach can mean running a more cost-efficient operation with a lower carbon footprint thanks to the need for less office space and a reduction in employee commuting.”

Navigating the pandemic: virtual tours

Virtual tours

If there’s one thing I’ve learned from selling second homes during the pandemic, it’s to be flexible. There’s still plenty of buyers out there who want second homes in Spain but between social distancing and travel restrictions viewing properties is a lot more complicated that it used to be.

So if you want to buy a second home but can’t travel, what can you do? Well, that’s where virtual tours come in. Anything virtual is vital in the times we’re living through. We can use them to show both foreign and local clients our new properties from the comfort of their homes. The virtual tour of the waterfront apartments at our Pier development in Sotogrande, Cadiz, is a great example of this.

From the client’s perspective, they can inspect the property in detail as often as they wish. They can also show it to friends and family members with whom they are discussing the potential purchase. This is an interesting point, as virtual tours are opening up the buying process in new ways, rather than merely being a substitute for in-person viewings. It’s making the viewing process more flexible and that’s certainly something we want to keep up even after travel restrictions are lifted.

Apart from offering virtual tours, we offer real-time walkthroughs through our properties with our sales consultants. Our call centre is actively offering this service and we have quite a few every week. It means that clients can view the property at their own pace, revisit certain rooms and take a tour of the grounds, all while having a member of staff on hand to answer any questions they may have.

The real-time walkthroughs are an excellent way of connecting viewers with the properties they want to see. We’ve closed two sales in Sun Valley at La Cala Resort in the Costa del Sol in the past fortnight after providing WhatsApp video tours of them and it looks like we’re about to close another for one of our last three homes at Blue Cove, in Mallorca.

Both WhatsApp and Zoom are popular with our clients when it comes to taking video walkthroughs. The technology is so reliable these days. Again, it’s a service that we’ll be able to offer even once the pandemic has passed, as it makes for a more flexible viewing experience.

Our virtual tours have proven particularly popular for properties in the Costa del Sol. We’re getting 5,000 visits per month to our tours in that area. It’s also our Costa del Sol properties that buyers are particularly keen to inspect through video walkthroughs, with Botanic, Pier, and Grand View leading the way. Taylor Wimpey Spain highlights different buyer behaviours

  • Taylor Wimpey Spain highlights different buyer behaviours
  • Still plenty of liquidity in market
  • Limited travel, rather than money, is major barrier this time around

However, leading Spanish home builder Taylor Wimpey España, which has been building homes successfully in Spain for over 60 years, reports a very different experience this time around and several hightlights.

“We’re seeing substantially different market dynamics as a result of the COVID-19 crisis than those that occurred due to the global financial crisis. Having operated through the 2006/07 crash and the difficult years that followed, we were braced for a similar experience this time around, but it hasn’t played out in the same way.”

If anything, it is the travel restrictions that are the greatest challenge with this particular crisis, as they are preventing the initial viewings that are so key to the holiday home purchase process.

“The challenge with this crisis has been to put virtual viewing arrangements in place that get as close as possible to that in-person viewing experience. We’re doing all we can to turn that challenge into an opportunity, though, with live mobile tours of our show homes and also of our key-ready homes.”

In the Costa del Sol, for example, potential buyers can tour the last few key-ready homes available at Grand View and Botanic. Those who want to ensure that they don’t miss out on the last chance to buy at the two stunning developments can take mobile tours with Taylor Wimpey España team members, who are on hand to answer questions and explore the property at the buyer’s pace.

Grand View is located at the prestigious La Cala Golf Resort in the valley of Mijas. The homes run alongside the resort’s Asia and America golf courses, opposite the Club House. With large terraces and spectacular views, the two- and three-bedroom properties have been popular both with golfers and with those looking for the natural serenity that such surroundings provide.

Botanic, meanwhile, is a unique development at La Reserva de Alcuzcuz. The buildings have been created around the principles of sustainability, ecology and bioclimatic architecture, with gardened areas forming a major part of the design. The development respects the variety of species and indigenous trees in the area, with vertical gardens and green corridors enveloping the residential buildings in a unique natural environment. Construction has taken place at different ground levels to provide an exceptional panorama of the surrounding natural environment.

Responible building – Using translation services to transcend language

Responible building

Building and construction are responsible for 39% of global carbon emissions. However, the World Green Building Council asserts that the sector could reach net-zero carbon emissions by 2050.

Achieving this means our approach to sustainability needs to transcend language and culture, with quality translations enabling the brightest minds in the construction sector to work together, regardless of their nationalities.

It’s also essential to build sustainability into all manner of construction projects, from offices, factories, and warehouses to homes and holiday homes, and to factor in a local approach as well as global best practice principles. The Director of Sales and Marketing at Taylor Wimpey España comments:

“Sustainable design and build practices differ around the world but are definitely moving up the agendas of buyers in multiple countries. Part of the work that we do involves using high-quality translation solutions to deliver information on sustainability and environmental performance in multiple languages so that our buyers can make informed decisions.

“A localized focus is always important, in both the design of the development and the way that we talk about it in different languages. At our Botanic development, which has been constructed in accordance with the criteria of sustainability, ecology, and bioclimatic architecture, the integral gardened areas respect the variety of species and indigenous trees in the local area, with green corridors enveloping the different buildings and vertical gardens providing a unique natural environment. Expressing that ecological focus to clients of different nationalities has become increasingly important.”

Sustainable, eco-friendly design and build encompasses a huge range of elements. Let’s focus on them together.
