Spain opens for summer, as arrivals quarantine dropped from 1 July

Summer 2020:  Spain has already relaxed a range of lockdown measures, with the result that life in the sun-kissed holiday destination is moving towards a new kind of normal. And, as leading Spanish home builder Taylor Wimpey España points out, the country is ideally suited to those looking to pursue a more socially distant life.

With beaches, golf courses and restaurants with terraces all open for business once more, Spain has plenty of leisure options to offer those visiting. The fantastic sunny weather means that it’s the perfect time to enjoy the great outdoors and there’s a real sense of gearing up for the summer season now, which felt almost unimaginable just a few weeks ago.”

Some 80 million tourists visit Spain every year, though 2020 is going to be a notable exception. While visits to major cities may not hold quite the same appeal, walks along the beach and a few rounds of golf in the sunshine seem like the perfect antidote to the cabin fever of lockdown.

At Taylor Wimpey España, the new normal is becoming established already. The company’s sales offices are open once more, for pre-booked viewings with strictly limited attendee numbers. Masks and gloves are compulsory and available at every site, while each show home is cleaned thoroughly between visits. Several appointments have already been booked, both by domestic buyers and by foreigners already living in the area.

Figures from the company highlight the keen interest that those in the UK still have in Spanish second homes. Web visitors from the UK have risen by 65% over the past three months. Growth in April alone was up 56% when compared with the same month a year previously.

Your place in the sun

Your place in the sun: SPAIN

Sales and marketing director at developer Taylor Wimpey España, said buyers may benefit from today’s low interest rates, but cautious lenders may tighten criteria so start planning your finances in advance.
There may be bargains out there but tread carefully: “If buying new, look for experienced developers with the financial strength to survive the crisis.”
Pritchard said buyers can carry out virtual online property visits, researching their chosen area using Google Maps and Images, or contact developers direct.
Dreams of a home in the sun endure. added: “Spain’s sunny weather, beaches, golf courses, lifestyle and gastronomy will still be there when the lockdown ends.”

Spain construction sector swings back into action, what can the UK learn?

Spain construction sector

  • Spain construction swings back into action
  • Taylor Wimpey España shares experiences of lockdown easing
  • Virtual viewings and social distancing here to stay
  • Fully refundable deposits and furniture vouchers helping to kickstart sales

Spain and the UK have a number of striking similarities in terms of their COVID-19 journey, with the Iberian country leading the UK by a few weeks both in terms of implementing its lockdown and easing it.

This means that the UK has plenty to learn from the Spain construction sector. In that vein, leading Spanish home builder Taylor Wimpey España has been sharing its experiences of trying to establish a ‘new normal’ for property viewings and sales.

The Spanish construction industry, and indeed its property market as a whole, ground to a halt when the country went into lockdown. Thankfully we were able to start building again on 20 April and will be reopening our show homes on 18 May, but that doesn’t mean that everything is back to normal. We have strict new safety guidelines in place across our construction sites and show home viewings will be by pre-booked appointment only. We will also continue to encourage potential buyers to visit our properties virtually, to get a feel for them from a distance.”

With the real estate sector accounting for 10.5% of Spain’s GDP (2019), kickstarting the market rapidly is essential to the country’s recovery from the economic impact of COVID-19. It’s a process in which each company has a role to play, according to the Taylor Wimpey España team.

It’s time for companies to innovate like never before. We need to get the economy moving again as swiftly as possible. That’s why we’re introducing a range of new measures in order to support buyers to move forward with their second home ownership plans once more.”

Top tips for Spanish property buyers – experts offer their guidance

Top tips for Spanish property buyers

In recent weeks we have extensively covered the impact of Covid-19 on British buyers in Spain, including how buying with a Spanish mortgage could help and how purchasers can push ahead with their second home dreams despite the ongoing pandemic.

Here, to offer further expert guidance, we speak to Taylor Wimpey España.

Interest high despite the ongoing crisis

“Uncertainty is now the main word in this exceptional situation,” “We do not know when and how this alarming situation will finish. It depends on the government and the World Health Organisation.”

But he says interest from overseas investors in Spanish property is still very much there.

“We are still receiving leads from people interested in Taylor Wimpey España properties in all areas,” he claims. “We are attending to them online and by phone and will book appointments once people can move and travel freely once more.”

Interestingly, the firm has noticed some distinct opportunities as a result of the lockdown. “Many people are dreaming of homes with terraces, larger properties, communal facilities, reliable WiFi…and they would like to travel and buy abroad”

Will it take a long while for things in Spain to get back to normal, given how bad the impact has been in the country?

“Our forecast is that it will take one year for the Spanish tourism industry to return to its pre-coronavirus state. Tourism accounts for 15% of Spain’s total GDP and keeps many people in work. The country will be working as one to recover from this situation ASAP.”

But can things ever really be the same again, given the severity of the pandemic and its impact on all parts of life? “We need to be patient and work hard together,” Pritchard says. “Spain’s attractions will be there forever: 300 days of sunshine per year, sports facilities, beaches, golf courses, gastronomy, lifestyle, etc.”

He says Taylor Wimpey España has been working in Spain for over 60 years, suffering through and surviving the 2008 crisis. “We are now facing unprecedented market conditions,” he admits, but says: “We will still be here when the crisis ends, helping to support things to return to normal so far as possible.”

Island Retreat: Getting To Know Cala Vinyes In Mallorca

Taylor Wimpey España, which has been developing second homes across the Spanish mainland and islands for the past 60 years. Marc moved to Mallorca from his native Germany 30 years ago and one of his favourite spots on the island is Cala Vinyes.

He told LLM why: “Cala Vinyes is a wonderfully peaceful little resort that has a real family vibe. It’s ideal for those looking for a retreat from the pace of modern life. If casting a fishing line into the sea from a sun-kissed rocky outcrop is your idea of heaven, then Cala Vinyes is the place to go.”

Mallorca has been a playground for the rich and famous for decades

While quiet enough for family-focused holidays, Cala Vinyes is just a few kilometres from two of Mallorca’s busiest resorts: Palma Nova and Magaluf. It means that the bright lights and entertainment options of those resorts are easily accessible, while visitors can easily retreat to the more sedate pace of Cala Vinyes.

Some of Mallorca’s most exclusive marinas, such as Puerto Portals and Port Adriano, are only a few minutes’ drive from Cala Vinyes, as are a wide variety of elegant bars and restaurants. There are plenty of designer stores in the area for those who like to shop in the sunshine.

On the south west coast of the island, Cala Vinyes is also just 15 minutes from the capital, Palma, meaning that those staying there have swift access to all they could need, from the island’s best restaurants, stores and nightlife to a thriving arts scene and lively café culture.

The beach at Cala Vinyes is just what visitors to Mallorca are seeking: golden sands, palm trees and calm waters that are ideal for swimming. Just a few minutes’ walk away, Cala Falco is also well worth a visit. The picturesque, natural and quiet sandy beach has crystal-clean water and is surrounded by rocky outlets and pine forests. The small beach club and restaurant that resides there offers stylish seats, loungers and sun beds for visitors to relax on while overlooking the glistening waters of the Bay of Cap Falco.

Ideas for defeating boredom at home including reading, cooking new recipes, colouring, giving yourself a home spa-day/makeover, taking online courses, learning a new language, binge-watching TV series, model-making and a whole host of other artistic and creative activities.

Of course, many of those stuck at home will be working remotely for the first time. Defining your workspace, making it neat and orderly and setting a new schedule can all be a huge help when it comes to adjusting to this enforced transition.

It’s also important to maintain contact with as broad a support network as possible, both professionally and personally. From FaceTime to Zoom, there’s plenty of technology in place to keep everyone connected, no matter where they may be.

Being at home also presents the perfect chance to have a serious spring clean. Whether it’s Marie Kondo-ing your property until it’s looking shipshape or rearranging your living room (or dining room, or bedroom, or every room!), enjoying your home as much as possible is essential.

“There has never been a better time to try your hand at feng shui or simply rearrange your home to try a fresh look. If you’re in need of inspiration, then we hope that our show homes, which can be viewed online, will serve as a source of ideas.”

Taylor Wimpey Spain plans to invest 92 million in seven new promotions

Taylor Wimpey Spain plans to launch seven new promotions in the first half of the year that will involve an investment of 92 million euros and the construction of 430 homes.

The areas in which the company plans to expand are Mallorca, where it will launch a total of three promotions, followed by Costa Blanca and the Costa de Sol, with two each.

Specifically, in Mallorca, Taylor Wimpey Spain will launch the first promotion of 2020. This is Compass Cala d’Or, a project of apartments with two bedrooms and two bathrooms, five minutes walk from the marina.

“The coastal areas remain key in the purchase of a residential home in Spain, beyond considering them an investment, who buys here wants to settle in the country, either as a first or second residence,” explained the director of sales and marketing by Taylor Wimpey in Spain, Marc Pritchard.

In addition, Pritchard has stressed that the main challenge for the company in 2020 is sustainability, so in the promotions they will bet to include “large” green areas with “large” gardens.

New home

Taylor Wimpey Spain has created a new concept of housing, taking advantage of the space with a living room open to the terrace, which can be accessed from the living room and both bedrooms and integrating the kitchen with the dining room, thus achieving natural light and the feeling of amplitude. The ground floors have terraces with porch and gardens for private use. All homes include parking and storage.

According to specialists consulted by the developer, the real estate market will continue to grow in 2020 in Spain, offering “interesting” opportunities for foreign investors. Thus, a 5% increase in the number of home sales is expected.

Taylor Wimpey España celebrates sellout success to start the 2020s

Taylor Wimpey success: The end of a year – let alone the end of a decade – is the ideal time to look back and reflect on past successes, as well as to look to the future. In the case of leading Spanish home builder Taylor Wimpey España, one of 2019’s successes has been selling out its La Vila Paradis development in Villajoyosa (Alicante).

“It’s always an exciting moment to sell the final property in a development – particularly so when it’s been a phased build over several years. La Vila Paradis has attracted a diverse range of buyers and we are delighted that so many families have been able to enjoy cherished holiday experiences as a result of their purchases.”

The first line, two- and three-bedroom apartments and three-bedroom townhouses at Playa Paraiso provide direct beach access and impressive sea views, as well as a communal pool and attractive, landscaped gardens.

La Vila Paradis was built in four phases, providing a total of 134 properties. Taylor Wimpey España began selling the homes in 2013, selling the last home of the final phase in 2019. The buyers are a mix of those using their apartments as holiday homes and those living there year-round.

In terms of nationalities, Russian buyers snapped up the most homes at La Vila Paradis, accounting for 21% of total sales. They were followed by Belgians (16%), Norwegians (13%), Spaniards (10%), Swedes (10%) and a selection of other nationalities. British buyers accounted for 5% of the total sales.

“Sales at La Vila Paradis reflect the broad range of interest in the Costa Blanca, with people from across Europe and beyond seeking their own piece of the Spanish sunshine. The area has so much to offer – beaches, golf, shopping, history, culture, incredible gastronomy… its charms appeal to young and old alike, making it the ideal family holiday hotspot. We’ve seen this reflected in the popularity of our developments there over the past decade and it’s why we intend to continue focusing on this area during the 2020s.”

Greenery wins out over beaches as Taylor Wimpey reveals 2019’s best-selling holiday homes

Holiday Homes: Leading Spanish home builder Taylor Wimpey España has revealed its bestselling resorts, providing fascinating insights into what Britons buying in different parts of Spain are looking for.

In the Costa Blanca, for example, British buyers are all about homes that offer extensive outdoor space. At Kiruna Residencial, where the three-bedroom townhouses are priced from €178,000 plus VAT, that’s precisely what they get. The homes are available to move into or holiday in before Christmas. Each of the stylish townhouses comes with a 14 m2 terrace, an impressive 50 m2 roof terrace and a pretty, 26 m2 garden. That’s in addition to the development’s landscaped gardens and communal pool.

Kiruna Residencial’s location at Alenda Golf means that buyers have plenty more wide open space around them too. Interestingly, British buyers in the Costa del Sol have also put nature at the top of their wish list; Taylor Wimpey España’s Botanic has proven to be its most popular development in that area.

Botanic beat frontline golf homes and beachfront apartments in order to become Brits’ favourite Costa del Sol resort in 2019, based on Taylor Wimpey España’s reservation figures. The development is built around principles of sustainability, ecology and bioclimatic architecture. Split across different ground levels, it provides exceptional views of the surrounding countryside and golf course, all the way to the sea, some 7 km away.

Sun, sea and great weather: good value holiday home options for golfers on the Costa del Sol

British buyers have an ongoing love affair with the Costa del Sol.

Taylor Wimpey Spain is selling Horizon Apartments, handsome new-build homes overlooking the golf course at La Cala, from £250,000 for two-bedroom flats and £297,000 for three-bedroom flats.

Southern Europe’s largest golf resort is La Cala, established nearly 30 years ago near Mijas, just 25 minutes from Malaga.

The resort is five miles inland with about 500 houses and plans for another 500 but even when fully built it will only have a maximum density of 12 per cent.

Homes are built in clusters across the hilly resort and share good, established facilities of spa, gyms, indoor and outdoor pools and restaurants, with the golf academy and three courses taking centre stage.

Most owners are keen golfers and a third are full-time residents.

It’s all about the prime market in the south of Spain

Taylor Wimpey España’s focus is on properties costing between €250,000 and €300,000 (£217,000 and £260,000), which equates to a new two-bedroom apartment in Estepona or Mijas, where land is available to develop. Mijas is a golf and beach destination 20 minutes from Marbella and Malaga.

British love affair with the Costa del Sol is a long-standing one. Main tourist magnets — Marbella, Torremolinos, and Puerto Banús offer a quick fix of sun-soaked escapism easily accessed via dozens of daily flights to Malaga.

The costa continues to draw home-hunters, although Brexit uncertainty has hit the lower end of the market. “Brexit is a big issue for developers,” says Marc Pritchard, the sales and marketing director at Taylor Wimpey España, a developer. “Last year was great for the UK market, but demand has dropped off.”

A Holiday Home For All Seasons

Long, lazy summer days on the beach in Spain have prompted many to think about buying a second home in Iberia. Easily accessible from the UK and enjoying far better weather, Spain is a popular choice for Brits looking to own a slice of the sunshine overseas. Taylor Wimpey España takes into account when looking at where to build their properties. Proximity to golf clubs with spa facilities, restaurants that serve local crowds year-round, playparks and shops are all considered as part of the process. “Buying a holiday home that can be used in every season is about looking at the whole package. Buying somewhere that’s booming in the summer, then spending the Christmas holidays there – and trying to pull together festive feasts from a minimally stocked local store – doesn’t always make for the treasured memories that people are looking for.”

GUEST POSTCARD FROM MALAGA – SPAIN’S NEWEST CULTURAL HOTSPOT

Taylor Wimpey Spain wanted to share a few insights on why Malaga is being flagged as Spain’s most exciting cultural hotspot

Spain’s sixth largest city, Malaga has plenty to offer those who visit. Most who come here are firmly focused on Malaga’s beaches, which are simply beautiful, the area’s spectacular golf courses or it’s abundant nautical and equine pursuits. However, Malaga also has plenty more to offer, with a host of cultural attractions. It seems that visitors are now getting wise to that fact and spending more time taking in some culture in Malaga, as well as working on their tans.

Cultural tourism is on the increase across Spain. According to Weekenddesk, visitor numbers to cultural attractions this summer rose by 23% compared to 2017. Tourists have spent the summer months delighting in the country’s museums, galleries, and theatres. In Malaga, they have particularly enjoyed the Centre for Contemporary Art, Nerja Caves and the Picasso Museum (Andalucia’s most successful gallery).

Key-ready holiday homes in time for Christmas – Taylor Wimpey España

Leading Spanish home builder Taylor Wimpey España, is offering buyers the chance to purchase a brand new holiday home. With new prices for homes in Alicante, Mallorca and Marbella, the trusted house builder has key-ready properties and a simple purchase process that takes both the worry and the hassle out of buying overseas.

In terms of the local areas in which it builds, Taylor Wimpey España opts for premium sites that enjoy easy access to beaches, golf courses or both. At present, the company is offering brand new, key-ready homes in Mallorca, Marbella and Alicante. “Buying a home in another country can be a daunting prospect, which is why so many buyers opt to buy through an established and well-regarded company. They like the certainty of knowing that they will be buying a high quality home that’s been developed in a popular local area. We work with each of our buyers to ensure that the purchase process is as smooth and efficient as possible – buying a holiday home should be a joyous experience, not a fretful one.”

Buyers who have already purchased second homes in Alicante have therefore had the chance to grow their capital, as well as to enjoy sun-kissed holidays whenever they choose.
Arenal Dream in Alicante has just two key-ready homes left available, priced from €285,000 plus VAT.

The frontline development boasts direct access to Paraiso beach, with furniture included in the price for those purchasing townhouses.
Over on Mallorca, second home buyers who fancy spending Christmas at the beach can pick up homes at Cala Murada from the new price of €379,000 plus VAT.

Overseas Property & the Countdown to Brexit

This tallies with overseas property businesses reporting soaring interest from Britons. “Over the last year we have seen reservations of our Spanish properties by British buyers shoot up by 77 per cent,” Marc Pritchard, of Taylor Wimpey España, said this summer. “In the Costa del Sol we’ve witnessed a 100 per cent increase in reservations. It certainly seems that Brexit has not dampened British buyers’ appetite for holiday homes, at least not in Spain. If anything, the decision to leave the EU has pushed many into hurrying to purchase a home overseas before the UK actually leaves the EU.”

It’s a similar story in France, where inquiries continue to fl ow into the largest Anglo-French estate agency. “We saw an immediate drop in inquiries immediately after the [Brexit] vote in June 2016,” Trevor Leggett, of Leggett Immobilier, said. “However, this didn’t last long and in the subsequent months, it became evident that there was a Brexit backlash taking place. Sales increased and those buying increased their budgets. The figure that has dropped is the number of British homeowners moving back to the UK.” If the prospect of Brexit has fuelled a desire to move, or to buy an overseas property, here are some useful pointers – because nothing about the purchase process has changed – yet. Anyone in receipt of a UK state pension should request an S1 (formerly E121 form) from the overseas healthcare team at the Department for Work and Pensions before leaving the UK.

CLEAN BREATHING

Who needs fancy spas when you have fresh air? Clean breathing is one of the latest health trends, according to the Global Wellness Summit, and we’re now seeking out lung-cleansing destinations where we can practise deep breathing while immersed in greenery.

A mountain retreat is the obvious choice, with luxurious spas often part of the package. But a surprising alternative is the Costa del Sol: Málaga’s air is among the cleanest in Spain and the nation’s life expectancy is among the best in the world.

At Botanic in the hills of Benahavis, near Marbella, eco-friendly apartments start from €365,000 with Taylor Wimpey Spain. They are set in tropical gardens whose purple orchid trees and drago palms help purify the air and aid residents’ well-being.
