The Double U Certificate was formally presented to Taylor Wimpey España’s Production Director, Juan Antonio Hurtado, on 21st October 2024.

The Costa Blanca’s Alicante-Elche Miguel Hernández Airport has reported record visitor numbers for June. The airport served 1,772,559 passengers during the month, a 17.7% increase compared to June 2023, and Alicante-Elche’s highest ever number of passengers in a single month.

The physical and mental health benefits of spending time in greenery – known as shinrin yoku or forest bathing in Japan – include a reduction in stress hormone production, lower blood pressure, a lower heart rate and a boost to the immune system. Spending time near the sea, meanwhile, can increase serotonin levels, reduce stress and, with regular swimming in cool water, support higher levels of a ‘cold-shock’ protein in the blood that can delay the onset of dementia.

For those buying second homes in Spain, the search for both golf and beach properties often leads to the Costa del Sol. Taylor Wimpey España reports that this is the preferred area for British buyers. The firm has seen British buyer numbers grow by almost 70% during January to June 2024, compared to the same period of 2023. Britons are the third largest group out of the 33 nationalities to whom Taylor Wimpey España has sold homes so far this year.

With around 150km of coastline and more than 70 golf courses, the Costa del Sol has plenty to appeal to second home buyers seeking both beachfront and golf course properties. Indeed, those who choose carefully can often benefit from both a frontline golf position and proximity to the beach.

Taylor Wimpey España has claimed it’s possible to purchase a two-bedroom, two-bathroom apartment for £160,173 (plus VAT) in Spain – in marked contrast to the rising prices and rising cost of living that is currently being experienced in Britain.While the UK goes through its biggest fall in living standards since the 1950s, with everything from food and fuel to energy bills on the increase, owning a second home in Spain has all of a sudden become more affordable over the past couple of years – thanks to the quietly falling exchange rate.This means that a home at Amara – the brand-new development from Taylor Wimpey España, leading Spanish home builder – could be bagged for €190,000 plus VAT, which the developer says at the time of writing equates to £160,173.38 (plus VAT).

Once complete, Amara will be home to 120 apartments in Gran Alacant, in Cabo de Santa Pola, Alicante. Sitting close to the Clot de Galvany park and a short distance from the beaches of Carabassí, the homes are situated in a peaceful residential neighbourhood.According to XE, €190,000 would have equated to £165,666.89 back on April 26 2021, while a few months earlier, on December 12 2020, it would have been worth £173,984.90. Meanwhile, three months before that, on September 12, it would have been worth £175,846.14.Tayor Wimpey España says that, while there have been fluctuations in the exchange rate over the past couple of years, there has been a general strengthening of the pound against the euro since September 2020.

As a result, this means that a British family buying a second home in Spain will now be paying £15,000 less than they would a year and a half ago.

“The exchange rate has been working in British buyers’ favour for quite some time, meaning that owning a second home in this beautiful part of Spain has become more affordable. Buyers have been quietly taking advantage of this, with the result that Britons purchased more homes in Spain than any other foreign nationality buyer in 2021,” Marc Pritchard, sales and marketing director of Taylor Wimpey España, said.

Figures from Registradores de España show that Brits accounted for 11.01% of total home sales to foreigners in 2021, more than any other nationality.

What’s more, in terms of total home sales, the number of property purchases in Spain grew by 34.5% in 2021. Just over one in five sales (20.78%) during the year were in Andalusia, while the Valencian Community (which includes Alicante) accounted for 14.12% of total home sales.

Against the backdrop of this busy market, Amara is aiming to deliver two and three-bedroom apartments with communal pools, landscaped gardens and a playpark. Every home includes outdoor space in the form of a terrace or garden, while penthouse apartments come with a rooftop hot tub and sea views.

Taylor Wimpey insists the homes are being built to exacting environmental standards, including double glazed windows, pre-installation for charging electric vehicles, water- and electricity-saving measures in communal areas and aerothermal heat pumps for the production of hot water.

A new study by Google and Deloitte has used predictive modelling to look at the tourist flows of the future. The NextGen Travelers and Destinations report flags Spain as becoming the world’s top tourist destination by 2040, with an anticipated 110 million arrivals per year. The change would mean Spain overtaking France (currently in pole position) as the world’s most visited country.

According to Taylor Wimpey España, Spain’s growing popularity is not something that is lost on savvy second home buyers. the Sales and Marketing Director at the leading Spanish home builder, observes:

“Many of those who buy homes with us are doing so with one eye fixed firmly on the future. They’re thinking of family holidays and treasured moments right now, but also looking ahead to retirement planning and growing their wealth through property.”

Britons are already the leading group of international homebuyers in Spain, followed by Germans. In total, foreigners accounted for 14% of all property sales during the first quarter of 2024, according to the Spanish registrars’ body, the Colegio Registradores.

The latest Colegio Registradores report also reveals that the number of newly constructed homes that were sold during January to March 2024 increased sharply – up 30.1% quarterly. Taylor Wimpey España’s comments:

The Q1 2024 data also show that British buyers have a particularly strong appetite for apartments, rather than townhouses.

Leading Spanish home builder Taylor Wimpey España has reported rising demand for properties in Spain. The firm completed 410 homes in 2023, with a total order book as at 31st December 2023 of 490 homes. That compares to 381 completions and an order book of 448 homes a year earlier.
Buyers also sought more expensive properties in 2023, paying an average of €400,000 – an increase of 4.4% from the average price of €383,000 in 2022. Buyers were primarily Europeans and other international customers purchasing second homes, with a small proportion of purchases being primary homes for domestic Spanish buyers.

The Real Estate market in Mallorca is quite different to that in mainland Spain according to long-time resident Marc Pritchard Sales and Marketing Director at Taylor Wimpey España.

 

Smaller developments than on the mainland

First and foremost, whilst on the mainland construction companies such as Taylor Wimpey tend to build large volumes of property, this doesn’t happen in Mallorca and  their latest development, (one of six under construction on the island), Es Voltor consists of just  13 two storey town houses.

This low volume high quality building strategy is working very well and Marc explained that sales of Taylor Wimpey properties in 2021, 2022 and 2023 were exceptional and the best in 65 years that the company has operated in Spain.

The majority of property that the company sells is generally to overseas buyers looking to settle in Mallorca and there is not a great deal of residential tourism especially after Brexit as British buyers whilst still present have reduced in numbers.

Taylor Wimpey has during its busiest years sold to buyers from some 50 different nations and perhaps unsurprisingly, Germany supplies the largest number of buyers, although there has been a great deal of activity from Poles who are looking to move to the island.

Rentals are expensive and purchasing affordable property can be difficult for local people with most builders concentrating on luxury properties and in Marc’s opinion the authorities should allow for taller properties to be built, especially in Palma and for large apartments often with four bedrooms to be turned into two, two bedroom properties.

Currently, the market is relatively quiet but as we move towards Easter, things will start to hot up but prospective buyers need to act early to reserve but be patient.

Due to various reasons including a halt on building during the tourist season, the properties on the Es Voltor development are unlikely to be ready to complete until the end of 2025, as what should be a 12 month build will take 24 months due to stoppages and a further three months to obtain final building certificates.

Figures from the Office for National Statistics show that the average property in the UK cost £285,000 as at December 2023. But what does that translate to when buying a property overseas?

In Spain, analysis by the Colegio de Registradores* shows that there are four provinces where foreign buyers account for at least 30% of home purchases (double the national average of 14.9%). Costa Blanca sees increase in domestic property buyers

The Spanish coast is experiencing a notable increase in demand for properties from national buyers. A significant change in a market dominated, in recent times, by international interest. This phenomenon has become especially evident at the beginning of this year, as demonstrated by the data recorded by the promoter Taylor Wimpey Spain in several of its beachfront promotions.

In Dénia, with the Bella Beach apartments, Taylor Wimpey Spain has witnessed this change in trend, with 50% of its buyers coming from the national market. This data is indicative of a growing desire on the part of Spaniards for coastal properties. In this one, specifically, 40% of the units have already been sold and delivery of the first phase is expected in June of this year. The show apartment is now available, both for in-person and virtual visits.

n the case of Bella Beach, an investment of 15 million euro is planned for the development of a residential complex located a few meters from Almadraba beach. This urbanization, made up of 62 four-story homes, offers 2 and 3-bedroom apartments, all of them with sea views and built with high quality materials.

Sales and Marketing Director of Taylor Wimpey Spain, has shared his optimism regarding the beginning of the year, confirming that “the pace of sales and construction of our developments on the Spanish coast is going according to plan. We are witnessing “robust demand.” In addition, Pritchard has also announced that the company will soon announce “the launch of new developments that will continue to enrich our offer in privileged locations.”

Continuing with this notable interest in the coastal real estate market, the Breeze development, with apartments and townhouses located in Finestrat, also reflects the national and international preference for living near the sea. So far, almost 30% of the first phase has been sold and the second phase is expected to go on sale in early March of this year.

The delivery of the first phase of Breeze is scheduled for March 2025, with an estimated investment of 27 million euro for both phases. The project has stood out mainly among Dutch and Belgian buyers, in addition to local interest.

On the other hand, on the island of Mallorca, the Es Balcó apartments, located in the charming town of Ses Salines, have already sold 40% of their units. The main nationality of the buyers has been German. The delivery of the first phase is also scheduled for June of this year, with a projected investment of 9 million euro.

More homes and higher value sales in Spain, reports British building giant

Leading Spanish home builder Taylor Wimpey España has shared its end of year results. During 2023, the firm completed 410 homes – up from 381 in 2022. There was also a notable uptick in the average selling price, which increased from 383,000 euros in 2022 to 400,000 euros in 2023.

Over the course of 2023, Taylor Wimpey España sold homes in Spain to buyers of 50 different nationalities. Out of the total number of homes reserved during the year, 12 percent were snapped up by British buyers.

As at 31 December 2023, the total Taylor Wimpey España order book stood at 490 properties. That figure is a jump from 448 as at 31 December 2022.

“Second home sales in Spain showed strength and resilience in 2023, as buyers continue to evolve their balance between holidaying and remote working. We anticipate another positive year ahead in 2024 and have exciting plans to launch a selection of developments in the Costa del Sol, Costa Blanca and Mallorca, encompassing hundreds of high-quality new homes,” said Javier Ballester, General Manager, Taylor Wimpey España.

Taylor Wimpey España has already launched the first of its 2024 developments – Es Voltor, in Mallorca. Jerez de la Frontera

The province of Cádiz is the heart of Spain’s sherry wine industry and nowhere can you feel this more than in Jerez de la Frontera – the town that lent its name to the fortified wine. The laid-back location with its grand architecture is home to several bodegas whose sherry-making traditions date back centuries (the Phoenicians first brought vines to the Jerez region around 1100 BC).

Tasting your way around the sherries of Jerez de la Frontera under the heat of the Spanish sun is certainly a pleasure to be enjoyed at a leisurely pace.

Tarifa

Another must-visit town in Cádiz is Tarifa, where you can visit the historic castle and view the coast of Morocco across the water from its towers. If you like ancient architecture, exploring the castle, which dates back to 960, is a must, as is visiting the Iglesia de San Mateo (St Matthew’s Church) that was built in 1506.

Tarifa is known as the windiest city in Spain, so while it might not be the ideal sunbathing spot; it’s a mecca for windsurfers and kite surfers. In fact, it’s one of the most popular destinations in Europe for wind sports.

One of the other delights to be experienced while in town is the ability to put your feet in the Atlantic Ocean and the Mediterranean Sea within seconds of each other. Tarifa is the point at which the two bodies of water meet, with a narrow strip of rock dividing the two. A quick clamber across and you can go from being in the Atlantic Ocean to being in the Mediterranean Sea in under a minute!

While Cádiz province retains a relatively undiscovered feel compared to Spain’s Costa del Sol, it is certainly not without a selection of charming resorts offering second homes with superb on-site golf facilities. This month we chatted to seven of our top estate agents to find out what’s new in the ever-evolving world of Spanish real estate. From shifting buyer demographics, and the success of AI and virtual viewings, to unprecedented demand for properties and the eternal allure of Marbella, these are the subjects that have gotten our agents talking this month.

Evolving buyer demographics

In Málaga, Alicante, and Murcia, our estate agents have reported a significant shift in the nationalities of their buyers since Brexit and Covid. Patrick Flynn from Murcia Resorts and Sofia Sanchez Watson from Barclays Properties and Watsons Real Estate in La Marina, Alicante say they have seen a “noticeable decrease in British buyers.” However, this decline has been balanced by a surge in interest from other parts of Europe. Now they’re seeing clients from the Czech Republic, Belgium, Germany, Holland, Poland and even Canada and the United States.

Jeremy Webster from Space Real Estate in Marbella highlights the growing allure of the Costa del Sol to the American market, while Taylor Wimpey Spain made sales to an astonishing 42 different nationalities in the first half of 2023. It is still generally agreed that British buyers continue to lead the pack, but their market share has reduced significantly, our agents estimate UK buyer interest has dropped from 50-55% to 25-30%. And it’s not just nationalities that are changing, Keith Spitalnick from Target Property Spain, based in Mijas Costa says “the age bracket of buyers has shifted, with younger families and new money entering the market” since the pandemic.

Demand for properties outstripping supply 

“Properties are entering the market only to be snapped up quickly, leaving potential buyers vying for the limited options available,” says Ryan Hough, Director at Crystal Shore Properties on the Costa del Sol. A significant proportion of properties are being sold before they even make it to the market, underlining the urgency in which buyers are seeking to secure their Spanish dream home. But Sofia in La Marina remains optimistic about the future, foreseeing a potential increase in property supply with the completion of new developments and hopes for a more balanced market. With new properties becoming available for resale and La Marina’s ongoing expansion, opportunities are expected to abound. Spain, and especially Murcia, according to Patrick at Murcia resorts, is witnessing a surge in new developments; golf resorts and leisure opportunities are booming.

Technological advancements in the Spanish property market

The impact of artificial intelligence, automation, and virtual tools is starting to have a positive effect on the real estate industry in Spain. Sofia says “virtual viewings, drones, and interactive presentations have ushered in a new era of property marketing,” bringing a breath of fresh air and presenting new ways to interact with clients. In recent times, remote viewings have become increasingly popular among property buyers. Many American clients in particular, opt for buying properties over the phone. “We provide all the necessary information, legal support, and even conduct virtual property tours,” says Daniel from Spanish Property Expert. This trend is indicative of the changing dynamics in the real estate market. Keith confirmed that while the number of leads coming in has decreased somewhat, the leads they do receive are stronger and more qualified; virtual tours and Google Street View have made clients more informed and discerning, and therefore more confident to make a purchase without a traditional viewing trip.

Exciting trends in property development

Ryan from Crystal Shore Properties, located in Estepona, is excited by the visionary approach of developers on the Costa del Sol. Many are taking on properties in need of renovation, displaying remarkable vision in their transformations. The outcomes are nothing short of spectacular. These properties are being refurbished into ultra-modern, aesthetically pleasing residences, often adopting unique styles such as introducing a Balinese theme. The before-and-after transformations are awe-inspiring and are setting a new trend in the market.

Also on the Costa del Sol, branded residences are having a moment, which may or may not be inspired by the increase in American property buyers. Dolce & Gabbana, Lamborghini, Karl Lagerfeld, Missoni, Fendi Casa and Ellie Saab have all launched branded residences in the last couple of years. Spain shines as Europe’s ideal sustainable travel and second home destination

Lonely Planet has just ranked Spain as among the top ten destinations in the world for sustainable travel, as part of its Best in Travel 2024. The country’s commitment to biodiversity and the fact that “new cycle paths, electric buses and train routes offer flight-free ways to see the country” contributed to Spain’s status as a leading destination for eco-conscious travellers.

Sustainability is an increasingly important issue for second home buyers in Spain, as well as holidaymakers. According to the Sales and Marketing Director at leading Spanish home builder Taylor Wimpey España, energy efficiency is increasingly top of mind for buyers. When asked to predict trends for the Spanish second homes market in 2024, he commented:

“Buyers are increasingly seeking modern homes built with sustainability in mind. They are asking about energy certifications and seeking out A- and B-rated properties with features such as aerothermal heating pumps, installation for electric cars, energy-efficient appliances and energy-saving measures in communal areas. This is going to be a key trend in 2024 and beyond, with buyers increasingly turning away from older properties in favour of new, more sustainable homes.”

Taylor Wimpey España already provides virtual show home visits for buyers looking to reduce their carbon footprint by minimising travel. The company has seen travel patterns change too, with many owners using their properties for fewer, longer breaks, often blending leisure time with working from home.

“We expect to see further growth in executive nomads using their second homes in Spain in 2024. With “new train routes making flight-free travel a breeze,” according to Lonely Planet, Spain is immensely accessible by rail. London to Malaga and London to Alicante by train are both achievable in less than 23 hours. Travellers can make the journey part of the adventure – with the right connection times, they can catch a sleeper train from Paris and stop for a relaxed breakfast in the sunshine of the south of France before carrying on to Spain.

Second homes in Spain come in a wide range of styles, sizes and locations, meaning that buyers can find the perfect balance to meet their individual needs when it comes to balancing work and leisure time. At Bella Beach in Dénia (in Alicante in the Costa Blanca) buyers can choose between ground floor homes with private gardens, two- and three-bedroom apartments with spacious terraces and luxurious penthouses with private solarium terraces. The A-rated homes overlook the sea and provide easy access to a wide range of facilities, with supermarkets, a market, cafes, restaurants, banks, a gym, a medical centre and a golf course all dotted about the local area.

While the Costa Blanca typically provides greater value for money than the neighbouring Costa del Sol, it is the latter where demand for properties has really flourished over the past year. According to Taylor Wimpey España, homes in the Costa del Sol represent 50% of its total reservations so far in 2023, with demand still growing.

British buyers, who accounted for 12% of Taylor Wimpey España’s total reservations between January and October 2023, have shown a particular preference for properties with stunning golf views this year. Homes at Solana Village, at La Cala Golf Resort in Mijas, have proven a hit, with British buyers snapping up properties at both Solana Village East and Solana Village South. Part of the same development, the two sites offer exceptional golf views, along with communal facilities that include an adult pool, infant splash pool and pretty landscaped gardens overlooking the valley. The difference, as reflected in the names, relates to the orientation of the two- and three-bedroom apartments.

British demand for Costa del Sol second homes jumps 40%

Leading Spanish home builder Taylor Wimpey España has revealed a 40% jump in British reservations for its properties in the Costa del Sol (year-to-date September figures). A strong appetite for golf properties is driving the growth, with homes at both La Cala Golf Resort and Estepona Golf selling well.

“The British love of golf is alive and well, with many golfers looking to Spain for year-round enjoyment of the sport. So far in 2023, we have sold homes to buyers of 44 different nationalities. In the Costa del Sol, Britons have reserved more properties than any other nationality, showcasing a huge appetite for golf properties in the region,” says Marc Pritchard, Sales and Marketing Director, Taylor Wimpey España.

British buyers also remain keen on properties in Mallorca and the Costa Blanca, according to Taylor Wimpey España, with growth of 8% in British reservations across all of the home builder’s developments (September year-to-date). Yet it is the Costa del Sol that Britons are particularly enamoured with.

“The Costa del Sol has it all – world-class golf courses, fabulous beaches, outstanding cuisine, an affordable lifestyle and a family-friendly atmosphere. It’s very affordable in property terms too, particularly compared to prices in the UK,” Marc Pritchard continues.

Buyers can get plenty of property for their pounds in the Costa del Sol. Elegant, three-storey townhouses at Green Golf in Estepona, for example, cost from €335,000 plus VAT. The bright, spacious homes overlook the beautiful greenery of the course at Estepona Golf, with panoramic views extending down to the sea. The properties face south or southwest and have large terraces, as well as a communal pool. They will be key-ready at the end of October 2023. Potential buyers can already book an appointment to visit the show home, either online or in-person.

To understand the strength of international demand for golf properties, Top End Sports undertook analysis of online search traffic for the word “golf”. It found that the United Kingdom ranked third globally, with only Ireland and Canada generating more searches. It’s an appetite with which the Taylor Wimpey España team is certainly familiar. The firm has been happily helping golfers from around the world to discover their ideal second homes in Spain for the past 65 years.

At present, buyers are seeking a mix of off-plan and key-ready golf homes, according to Marc Pritchard who comments: “We are working with buyers with a diverse range of needs right now. The R&A’s research has shown that, on average, golfers live five years longer than non-golfers. Enhancing mental wellbeing

The fact that golfers are spending time in nature is another bonus. The Mental Health Foundation reports that connecting with nature has been found to elevate levels of happiness, joy, creativity and concentration.
Seeing the bigger picture
Golfers aren’t the only ones who benefit from the sport’s popularity. Areas in which there are golf courses benefit as well. An obvious case in point is the Costa del Sol, which is visited by so many golfers each year that it is affectionately known as the Costa del Golf.

Leading Spanish home builder Taylor Wimpey España has launched a new development – called Mare – just a four-minute stroll from the seafront in Marbella. The launch comes as the firm reveals that all but seven homes at its nearby development Terra have sold out within nine months.

Andalusia’s sun-drenched blend of beaches, lively towns and cities, superb gastronomy, world-class golf courses and more has long been popular with both Spanish and foreign homebuyers. The region accounts for 20.46% of all Spanish property sales, according to Q2 2023 figures from the Colegio de Registradores (the Spanish property registrars), with foreigners accounting for 14.19% of those purchases.

Spain welcomed a record-breaking 10.1 million visitors in July 2023, according to the country’s National Statistics Institute (INE). Visitor numbers were up 11.4% compared with July 2022, while tourist spending was up by 16.4%. The figures mean that 47.6 million foreign tourists have now visited Spain so far in 2023, with combined spending of nearly €60 billion.

Now, as September rolls around, the end of the school summer holidays doesn’t mean the end of tourism in Spain for the year – but it does mean that visitors can enjoy the country minus the summer crowds. Since the war in Ukraine began, Poles have been among the top nationalities investing in Spain. Marc Pritchard, Director of Sales and Marketing at Taylor Wimpey España, explains what it is about Spain that holds such appeal.

Have you had many Polish buyers in the past couple of years?

Absolutely – Poles were our top nationality of buyers in 2022, accounting for 17% of our total reservations here in Spain. So far in 2023 (year-to-date March), Poles have accounted for 11% of total reservations, second only to buyers from Germany.

Which areas of Spain do Polish buyers favour?

Polish buyers show a definite preference for the Costa Blanca. 87% of our Polish buyers in 2022 and 75% so far in 2023 have reserved properties in this area. With 200 kilometres of coastline, including many stunning white sandy beaches, it’s easy to see the appeal.

The Costa Blanca also offers superb value for money compared to many other parts of the Spanish coast. Our homes at Amara in Gran Alacant cost from €220,000 plus VAT. They come with on-site communal pools, gardens and a playpark, all close to the local shops and beach. You get a lot for your money in the Costa Blanca.

Is there more to do in the Costa Blanca than simply lie on the beach?

So much more! There are all sorts of water sports to try out along the coast and some beautiful golf courses for those who like to spend time on the fairways. There are Spanish luxury spas, fine dining restaurants and plenty of opportunities for retail therapy in high-end boutiques and malls stocked with international brands.

The Costa Blanca has a rich architectural heritage and some stunning national parks. You can ride horses, visit castles, explore caverns and caves and so much more. There’s also a wonderful local culinary scene, so visitors can experience Spanish luxury gastronomy at its best.

Which towns in the Costa Blanca are most worth visiting?

It depends on what you’re looking for from your time in Spain. Alicante is a great city to explore, while Dénia, Xàbia (Jávea) and Gran Alacant are well worth a visit if you’re looking for charm on a smaller scale. And there are countless pretty villages to discover.

Is there plenty of choice when it comes to holiday homes in the Costa Blanca?

Certainly. Buyers can choose between frontline golf apartments and homes close to the beach, as well as properties in more urban locations. There are holiday homes here to suit a wide range of needs.

In terms of property style, many homes feature open plan kitchen and living areas, as well as outdoor space in the form of terraces, gardens and top floor solariums.

Since the pandemic, many buyers have been seeking homes which encompass working space too, as an increase in working from home arrangements have afforded people more freedom about where they work. That’s something we’ve factored into the design of all the latest homes we’re building in Spain – we create spaces that can be used flexibly.

Are Polish buyers interested in any other areas of Spain?

Some of our Polish buyers have been drawn to the Costa del Sol, with its winning combination of beach life and sunshine. Marbella is a city that holds plentiful international appeal, as do locations like Mijas, Estepona, Nueva Andalucia and Istán. Casares Beach is also proving to be a popular area with property buyers from a range of international locations.

What are your top tips for Poles considering buying property in Spain?

I think it’s important to be clear on your expectations in terms of location and property type. Spain has a lot to offer and the different regions are very diverse, so it’s worth researching thoroughly which areas most appeal to you. A checklist of essential amenities (such as an on-site pool) is also helpful, as is a list of any other requirements (such as being within walking distance of a beach). That way, you can stay focused during your property search and ensure that the home you choose ticks all the right boxes.

Think about how you plan to access the property too. Will you be flying or minimising your carbon footprint by taking the train? Those kinds of decisions can impact the locations in which you might want to buy, so need upfront consideration.

I would advise visiting Spain at different times of year during your research too, to experience the location(s) you like off-season, when they are quieter.

Also, be firm about your budget. Work out what you can afford before you fall in love with a particular property. Plenty of homes in Spain will capture your heart, but it’s important to buy using your head as well, and that means sticking to your budget.

Spanish housebuilder focuses on choosing natural materials and prioritising products from local suppliers, following an increased demand for sustainable second homes.

Sustainability is a big concern for an increasing number of holiday homebuyers, according to Spanish housebuilder Taylor Wimpey España. With this in mind, the firm is showcasing its take on building second homes sustainably with villas located across southern Spain.

Sales and marketing director, explained: “There are concepts which apply as standard when building homes sustainably, such as choosing natural materials and prioritising goods from local sources. It’s also important to understand the context of each site and how best to harness natural energy sources.

“Using aerothermal energy systems, for example, can extract up to 75% of energy from outside air, which can then be used to heat homes. That can deliver significant energy and cost savings for second home buyers.”

According to the team, since half of Europe’s energy consumption relates to heating and cooling buildings, switching to aerothermal heating can make a significant difference.

The villas include thermal insulation of exterior walls, roofs and windows, the provision of LED lighting, double glazing and low-consumption appliances, and pre-installation for charging electric vehicles.

According to information from developer Taylor Wimpey Spain on Wednesday, July 19, more than 30 nationalities, including Spaniards, have acquired a home, writes La Opinión de Málaga.

 

What Are Off-Plan Sales?

Off-plan sales are the acquisition of an apartment or house based on a plan, that is, before construction has even begun. The popularity of the Costa del Sol area coupled with the limited availability of finished new constructions has seen a massive surge in off-plan sales.

Despite British developer, Taylor Wimpey Spain, currently having several projects under construction, it has completely sold out of its stock of finished homes. At the moment it reports that off-plan sales account for 100 per cent of its operations.

Statistics from Taylor Wimpey Spain indicate that the Costa del Sol is the area with the highest growth in the country in terms of increased new contacts. So far this year has seen a 68 per cent increase in potential buyers

Which Nationalities Are Buying?

Taylor Wimpey Spain’s customers in Malaga are made up of 89 per cent foreigners compared to 11 per cent of Spanish buyers. They also pointed out that off-plan sales were a feature among Spanish nationals, not just foreign buyers.

Although no comparative figures were made available, the developer did point out that some of the most prominent buyers came from the UK, Belgium, Iran, Russia and Poland.

The areas within the Costa del Sol region that rank the highest in terms of desirability are, San Pedro de Alcantara, Casares Costa, Estepona and Marbella, on the western coast of Malaga.

According to Numbeo’s July 2023 data, a meal in an inexpensive restaurant in Spain costs an average of €12.00 (£10.30), while a three-course meal for two in a mid-range eatery comes in at €45.00 (£38.64). Comparable meals in the UK cost an average of £15 and £60 respectively.

This cost saving is reflected in a wide range of areas of daily life, with the cost-of-living in Spain 21.8 per cent lower than in the UK, according to Numbeo.

Sustainability and eco-friendliness are top concerns for an increasing number of holiday home buyers, according to leading Spanish home builder Taylor Wimpey España. With this in mind, the firm is showcasing three different takes on building second homes sustainably, in the Costa del Sol, Mallorca and Costa Blanca. Sales and Marketing Director explains:

“There are concepts which apply as standard when building homes sustainably, such as choosing natural materials and prioritising goods from local sources. It’s also important to understand the context of each site and how best to harness natural energy sources. Using aerothermal energy systems, for example, can extract up to 75% of energy from outside air, which can then be used to heat homes. That can deliver significant energy and cost savings for second home buyers.”

Aerothermal energy systems are used as standard in Taylor Wimpey España’s energy certificate A-rated homes. Given that half of Europe’s energy consumption relates to heating and cooling buildings, the switch to aerothermal heating can make a significant difference.

Other features resulting in energy savings across Taylor Wimpey España’s most sustainable homes include thermal insulation of exterior walls, rooves and windows and the provision of LED lighting, double glazing and low-consumption appliances. Properties also include pre-installation for charging electric vehicles. Other benefits are site-specific. Breeze, in Balcón de Finestrat in Alicante, for example, is well located for accessing the local public transport network, which includes bus, train and tram routes, providing homebuyers with a range of alternatives to using cars.

We often think about energy efficiency and natural materials in terms of reducing properties’ impact on the planet. However, there are other benefits too. More energy efficient properties can save owners money on their gas and electricity bills. Internal air quality can benefit too, which can deliver wellbeing benefits for owners. As more and more buyers focus on sustainable homes, these types of properties are also likely to hold their value more than older, less eco-friendly buildings.”

Taylor Wimpey España’s detached homes at Las Villas de Dalt de Sa Rapita in Mallorca showcase all of this in action. Particularly popular with British buyers, the three-bedroom, three-bathroom villas provide spacious accommodation with large terraces and private gardens and pools. The local area provides a variety of restaurants overlooking the sea, a promenade for strolling along the beach at Sa Rapita and bucolic spots to delight in the magical sunsets over the Mediterranean Sea.

Keen cyclists are also well served by the villas, which are priced from €740,000 plus VAT, with Sa Rapita providing an excellent starting point for various exploratory routes across the island. Surrounded by ancient olive trees and on the doorstep of the stunning La Concepción Reservoir and Sierra de las Nieves Natural Park (a UNESCO Biosphere Reserve), the homes provide easy access to nearly a dozen hiking trails and six mountain bike routes. Other activities available in the area include fishing, canoeing, climbing and canyoning, while visitors to the reservoir, where motorboats are banned, have a chance to spot the Costa del Sol’s rare and elusive otters.

Taylor Wimpey España has shared details of two very different properties that would suit buyers with a budget of £500,000. The first is Belaria, located at La Cala Golf Resort in Mijas. Rated ‘A’ for their energy efficiency, the properties cost from €585,000 plus VAT (€585,000 equates to £501,959 at the time of writing, according to xe.com).

With a communal swimming pool at Belaria, plus three 18-hole golf courses, tennis and padel courts and a spa with a selection of wellness activities at La Cala Golf, the homes are ideal for families looking to enjoy a fitness-focused lifestyle. Mijas is also home to the beautiful Sierra de Mijas Natural Park, providing easy access to nature. Marbella, Fuengirola and Puerto Banús are all just a few minutes away by car, providing plenty of options for shopping, dining and nightlife.

An alternative to Belaria is Almazara Views, a collection of townhouses nestled on a mountainside with spectacular views of the Concepción reservoir and the coast of Marbella. The stunning setting on the slopes of La Concha is ideal for exacting homebuyers looking for a property surrounded by nature, with the Sierra de las Nieves Natural Park and the surrounding area providing opportunities for fishing, canoeing, climbing and canyoning, as well as a dozen hiking routes and six mountain bike trails.

Not only can buyers get more property for their money in Spain, but newly compiled data from Numbeo shows that the cost of living locally is also far lower than it is in the UK. The July 2023 figures show that the cost of living in Spain is, on average, 22.1% lower than it is in the UK, with everything from groceries to meals out costing less in Spain.

“Estepona appeals to the UK market as Gibraltar airport is an alternative to Malaga airport, both an hour away,” says Taylor Wimpey España.

Taylor Wimpey España’s homes at Solemar provide all of this and more. Located close to the long sweep of golden sand at Malaga’s Casares Beach, the collection of apartments and penthouses has an A-rated energy certification. The southeast-facing homes are priced from €268,000 plus VAT, which includes use of a generously proportioned communal pool, as well as large, landscaped areas for families to enjoy.

 

Sustainability and nature often go hand-in-hand, meaning that there can be wellbeing benefits associated with buying sustainably as well. At Almazara Hills in Istán in Malaga, for example, buyers have a wealth of nature surrounding them.
