Spain has retained its position as having more Blue Flags than any other country in the world. The country now has a total of 621 Blue Flags for its beaches – 6 more than in 2021. Awarded based on cleanliness, services, water quality and a range of other factors, Blue Flags recognise the best beaches around the world, and Spain once again has the best of the best in 2022. Counting marinas and tourist boats as well as beaches, the country has a total of 729 Blue Flags – an increase of 23 since 2021.

The Valencian Community, which encompasses Alicante, Torrevieja, Xàbia (Jávea), Denia and several other popular locations, boasts more Blue Flags than any other area, with a total of 139. One of those is for Arenal – a horseshoe-shaped stretch of soft sand that extends for half a mile, with gently lapping waves that are perfect for splashing in. Spanish home builder reports boom in British reservations

Home builder: Taylor Wimpey España reports 188% boom in British reservations, as Spanish second home sales soar

Leading Spanish home builder Taylor Wimpey España has reported a huge jump in reservations of sun-kissed Spanish properties by British buyers. Year to date figures for April show an increase of 188% in reservations by Britons, compared with the same period last year.

The Costa del Sol has been the clear area of choice, attracting 61% of all British reservations so far in 2022. Developments at the renowned La Cala Golf resort are being snapped up, from spacious, hilltop apartments with panoramic views at Sun Valley (prices start from €320,000 plus VAT) to townhouses with gardens and large solariums at Natura (homes are available from €559,000 plus VAT). Marina-front apartments at Pier 2, in Sotogrande, are also selling well (prices start at €424,000 plus VAT).

Nor is it just Britons who are keen to own their own slice of Spanish sunshine. A total of 25 different nationalities have reserved Taylor Wimpey España properties already in 2022. Many are looking to lock in their purchase price sooner rather than later, as the increasing costs of raw materials and construction continue to push up prices for new homes in Spain (as well as elsewhere in Europe).

Recently released figures from Spain’s College of Notaries reflect this interest in the Costa Blanca. The purchase of homes by foreigners in Alicante rose by 40% in 2021 compared with 2020, with Britons topping the list of foreigners buying there. No doubt the fact that Alicante tops the list of sunniest cities in Europe is a factor here – according to data from World Weather Online, Alicante basks in an impressive 349 average hours of sunshine per month.

The easing of travel restrictions has also meant that Britons are holidaying more in Spain this year. A total of four million travellers visited Spain in March 2022, compared to 491,000 in March 2021, according to figures from Frontur. In terms of nationalities visiting Spain, British travellers led the charge, with over 800,000 arriving during March.

Buying a luxury property overseas can be stressful. There’s a lot to think about. That’s why it’s essential to follow a few sensible pointers to ensure you have the smoothest possible buying experience. I’ve written these tips with Spain in mind, but many could equally apply to other overseas property purchases too.

Know what you want

First, be clear on your expectations. Put some time and energy into thinking about the kind of property and location that would work best for you. Do you want a remote villa that’s cut off from the rest of humanity or are you looking for a townhouse or an apartment that’s at the heart of the action? How about a marina-front apartment with its own pool in one of Spain’s most exclusive locations?

Knowing how far you are prepared to be from the beach, local amenities, the airport and so on will all play into the range of locations available to you. Define your requirements and limits before you fall in love with an incredible property that ends up not ticking all the right boxes location-wise.

Know who to speak to

When you’re buying a luxury property in another country, it’s essential to buy through a reputable company that you can vet thoroughly. This is not the time to be charmed by a good sales pitch and take a chance on a company that you can’t research in detail online. Longevity alone doesn’t prove a company’s credentials, but it certainly speak to the brand’s ability to weather changing economic circumstances – something that feels increasingly important in this day and age.

In Spain, this is particularly important. The housing market has seen significant ups and downs over the years. Companies that have made it through the financial crisis and the pandemic are a good place to start when it comes to finding a solid, reliable organisation through which to buy.

As well as checking out the company’s experience, look for a business that speaks your language. Handling an overseas property transaction becomes infinitely more stressful when you have to engage translators and interpreters in order to purchase the luxury home that has caught your eye. It’s by no means impossible to make a purchase in a language you don’t speak, but it’s certainly easier to do it in your native tongue.

Know your limits

Buying a ‘luxury’ property means different things to different people, so you need to be clear on your available budget from the outset, including what your upper limit is, and on how you’re funding your purchase. Without that clarity, it’s easy for the prices of the homes you’re looking at to creep up and up, as you view increasingly luxurious abodes.

If you’re buying a newly built home or purchasing one off-plan, then another tip is to buy direct from the developer. This not only cuts out middlepersons and potential additional fees but also means there’s more potential for ensuring the property meets your particular needs. With off-plan purchases, for example, depending on the stage of construction, it might be possible to add in certain features or even adapt the layout to suit your preferences.

Knowing your limits doesn’t just apply to money – it also applies to knowledge. As such, unless you hold some kind of Spanish property law qualification, you’ll need a suitably experienced lawyer to assist in your purchase. Every country has its own approach to property ownership and the purchase process, so find a local lawyer who can facilitate the legal process and ensure that it all runs smoothly.

There has been marked a notable increase in the number of Britons seeking residency in Spain through the Golden Visa program, according to home builder Taylor Wimpey Espana.

According to the director of the Portuguese Chamber of Commerce in the United Kingdom, Christina Hippisleystressed the increase in the number of UK citizens interested in the Golden Visa program comes due to the implications of spending time in Portugal following Brexit.

“People who used to spend four months straight in their homes are suddenly realizing they can’t anymore. (…) Many Brits who had never thought about it are looking at the golden visa option to have unrestricted access to Portugal,” she pointed out, as reported by Lusa.

The Golden Visa program permits third-country nationals to remain in Spain, provided they make an investment of at least €500,000 in Spanish real estate and meet specific requirements. By making such an investment, internationals may then be permitted to live and work in Spain in a legal way. In addition, they will also be eligible to move freely within the Schengen zone countries.

Despite the fact that the Golden Visa Program attracts a larger number of internationals, this program has often been considered an open the door to money laundering, corruption, and other unlawful affairs by the Commission of the European Union as well as many organizations who have often urged countries that run such schemes to terminate them.

In this regard, earlier this month, the Commission of the EU issued a recommendation outlining specific changes that the Member States who offer such schemes must impose in order to prevent persons involved in criminal affairs from benefiting from them.

Exchange rate pushes Spanish second home ownership down to £160k

Life in the UK has been very noticeably getting more expensive of late, with food and fuel two of the main culprits. However, over the past couple of years, the quietly falling exchange rate has meant that owning a second home in Spain has been coming down in price. So much so that, at Amara – the brand new development from leading Spanish home builder Taylor Wimpey España – it’s possible to purchase a two-bedroom, two-bathroom apartment for £160,173 (plus VAT).

Amara will be home to 120 apartments in Gran Alacant, in Cabo de Santa Pola, Alicante. Close to the Clot de Galvany park and a short distance from the beaches of Carabassí, the homes enjoy an outstanding location in a peaceful residential neighbourhood. Prices start from €190,000 plus VAT, which at the time of writing equates to £160,173.38 (plus VAT).

According to XE, €190,000 would have equated to £165,666.89 back on 26 April 2021. A few months earlier, on 12 December 2020, it would have been worth £173,984.90. And three months before that, on 12 September, it would have been worth £175,846.14.

While there have, of course, been fluctuations in the exchange rate over the past couple of years, there has been a general strengthening of the pound against the euro since September 2020. This means that a British family buying a second home in Spain will now be paying £15,000 less than they would a year and a half ago.

Buyers have been quietly taking advantage of this, with the result that Britons purchased more homes in Spain than any other foreign nationality buyer in 2021.”

Figures from Registradores de España show that Brits accounted for 11.01% of total home sales to foreigners in 2021 – more than any other nationality. In terms of total home sales, the number of property purchases in Spain shot up by 34.5% in 2021. More than one in five sales (20.78%) during the year were in Andalusia, while the Valencian Community (which includes Alicante) accounted for 14.12% of total home sales.

Set against the backdrop of this busy market, Amara delivers two- and three-bedroom apartments with communal pools, landscaped gardens and playpark. Every home has its own outdoor space in the form of a terrace or garden, while penthouse apartments come with a rooftop hot tub and spectacular sea views. Each apartment also has underground parking and a storeroom included in the price.

Back to the office? We’d rather work from home in Spain!

The pandemic opened many employees’ eyes to the potential of remote working for the first time. Now that restrictions have ended (in the UK, at least), not everyone has been keen to head straight back to the office. In fact, many workers are keen to make the remote working lifestyle a permanent fixture.

According to a RADA Business survey of 3,000 professionals in the second half of 2021, 45% of respondents reported that they were either very or extremely interested in working remotely on a permanent basis post-pandemic. Younger workers were particularly keen to work from home, with 61% of 16-24-year-olds and 51% of 25-34-year-olds in favour of it. Meanwhile, workers aged 35-44 were keener than any other age group to work from home fulltime.

Similar findings have been reported around the world. In Spain, 49.7% of the workforce worked from home during the country’s ‘state of alarm’ (lockdown), with 48.8% of businesses using remote working. Now, according to the Spanish National Statistics Institute (INE), 30.4% of people whose job allows them to work fully from home would like to do so fulltime post-pandemic. A further 31.5% would like to work from home every day with the occasional visit to the office thrown in for good measure. On average, those who can work fully from home want to do so for 4.3 days per week, with just 0.2% in favour of returning to the office fulltime.

“Being free from a geographic tie to the office opens up a whole new world of possibilities. It means that workers need only a decent internet connection and an appropriate degree of privacy, then they can work from wherever they choose – including from whichever country they choose.”

Working from Spain is, for some, now a realistic possibility. The daily commute can be replaced with opening the shutters to flood the home office with Mediterranean sunshine. And with only an hour’s time difference between Spain and the UK, there are no issues around awkward time zones for video calls and virtual meetings.

The cost of living in Spain is a key part of the appeal. In Numbeo’s 2022 Cost of Living Index, the UK ranked as the 27th most expensive country in the world. Spain came in at a far more affordable 46th place.

Property prices in Spain are significantly more affordable than those of comparable homes in the UK. A combination of rising construction costs and demand outstripping supply on the island of Mallorca is encouraging property buyers to act fast to secure the homes they want on the island, according to leading Spanish home builder Taylor Wimpey España.

The price of steel, cement, roof tiles and other construction materials surged across Europe in 2021 due to shortages of supply. Now, though supply issues are improving, rising energy, labour and freight costs continue to push up the cost of construction, according to the Construction Leadership Council.

“It’s becoming more expensive to build homes. In simple terms, this means that buyers who pay today’s prices are likely to be getting a good deal compared to what they would pay in, say, a year’s time. This makes buying off plan particularly appealing, as the buyer locks the price in now.”

On the Balearic Island of Mallorca, demand for homes is outpacing supply, which is pushing prices up further still. According to Tinsa, the Balearics saw prices rise by 6.7% in the year to February 2022. With inflation rising around the world as well, the ‘safe haven’ of putting money into property is once again increasing its appeal.

But it’s not just monetary considerations that are driving interest in property ownership in Mallorca. TripAdvisor’s 2022 Travellers’ Choice Awards ranked the island among the world’s top ten destinations for sun seekers, while its Playa de Muro beach ranked as the third best beach in the world. Mallorca’s stunning beaches and family-friendly vibe are also attracting so much interest from tourists that the island was ranked as TripAdvisor’s number one trending destination in the world for 2022. That means Mallorca has seen more year-over-year growth in TripAdvisor reviews and ratings that anywhere else on the planet. And when visitor numbers increase, so does demand for second homes.

When it comes to those Mallorcan second homes, buyers are very keen to buy new, according to the Taylor Wimpey España team. Across Spain generally, in fact, buyers are seeking new homes rather than those that have been owned previously and this is being reflected in property prices. The cost per m2 of new properties rose by 3.0% during the last quarter of 2021, according to the College of Registrars, while the cost of used homes fell by 0.2%.

Buyers are looking for open spaces and larger homes in which they can work as well as enjoy their leisure time. Properties with communal areas and plenty of room to enjoy the fresh air are very popular right now. We’re also seeing buyers prioritizing energy saving and sustainability, which is further driving up demand for new homes rather than older properties.”

The focus on buying new doesn’t mean that families are limited in their options when looking for properties in Mallorca. Taylor Wimpey España is building everything from apartments close to the beach, to homes in a traditional village, to detached villas with private pools.

He told Express.co.uk: “Divide the task up into manageable chunks, so that it doesn’t feel overwhelming.

“Start by focusing on identifying the location that will suit you best. What do you want from the local weather, language, scenery, cuisine, amenities, social life, healthcare system and so on?

“Writing all of this down can be a very useful exercise, both to narrow down what’s important to you and later to check that your chosen property meets all of your criteria.”

He added: “Think about the kind of property you want too. Do you want a tumbledown farmhouse, a pristine apartment in a gated community or a swish new villa with a pool?”

Since the pandemic, many British expats are prioritising outdoor space due to fears of any further lockdowns.

HOME builder Taylor Wimpey has reported „excellent” performance in 2021 as it sees rising demand for properties in Spain.

The developer has seen strong demand for homes throughout 2021, boosted by affordable mortgage costs and the stamp duty holiday. In Spain, the easing of travel restrictions has seen a surge in prospective buyers looking to find a second home in the sun. Taylor Wimpey says it has seen an increased level of demand, particularly in the second half of 2021, with the firm now aiming to ramp up building as property prices in the country rise. In 2021 Taylor Wimpey completed 215 homes with an average selling price of £348,000 (€417,000), up from 190 in 2020 with an average price of £313,000 (€375,000).

At the end of 2021 its order book stood at 324 homes.

The company’s Spanish arm has recently said some months in the last half of 2021 saw reservation numbers not seen in the 64 years it has been building there.

Back in the UK demand has continued to remain high with Taylor Wimpey ramping up output.

UK home completions increased by 47 percent in 2021 with 18 percent of new homes being affordable.

During this time average selling prices rose three percent which the firms says has fully offset rising building costs.

What role does design play within your business, and how do you think this has evolved over the past decade?
In a ‘normal’ market, show homes are key to success. They need to be designed and ready to wow those looking round as early as possible within the sales and marketing process. In the current market, we are selling lots of our properties off-plan. However, a physical show home still delivers a very different experience compared to a virtual show home tour or computer-generated images.

Design is important to each project and every project is different. We have sites which are first line to the sea. We design, furnish and decorate those in a very different way to a project which is further inland (for example) or to one in a little town. In terms of its power, design is very important. You need to aim to deliver the wow factor the moment the customer enters the show home. When that happens, you know you’ve got the design spot on.

What are the key success factors that have driven growth for your business in recent years?
For the second home market in Spain, the leading growth driver in recent years has definitely been low-cost air travel. More recently, the digitalisation of the complete buying process – driven by the pandemic – has also been an influential factor. With working from home becoming bigger, our market is growing too. More and more northern and central Europeans are thinking of relocating to countries with warmer climates, as they’re freed from the need to be physically present in the office.

Is there a design team in-house at Taylor Wimpey España?
No, we don’t use an in-house team. We prefer to work with interior architects, designers and suppliers who are local to each of our projects. We’ve found that doing so means they connect deeply with the project in question, sourcing local materials and designing in such a way that each project really resonates with its location.

What will be the important characteristics that businesses like yours – and others in your sector – will need in order to remain competitive and to aim for growth in the years ahead?
There are a few factors at play here. One is the need to look after and take care of our employees. Another is the need to be customer focussed in every element of what we do. We also strive to be as environmentally friendly as we can, using the newest materials and technologies. That’s really important. The last factor is not losing out on digitalisation – this is key to remaining competitive over the years ahead.

BRITONS can still retire in popular EU hotspots such as Spain and Portugal despite Brexit, but they have to jump through more hoops to do it.

Millions facing sky-high fuel bills as the British winter turns cold will be warmed by thoughts of a retirement in the sun. It is still possible but takes a bit more effort and money than before Brexit.

Brits may now be classified as non-EU citizens but that hasn’t stopped them from snapping up Spanish properties, latest figures from specialist builder Taylor Wimpey España show.

Sales and marketing director said while many are buying holiday homes a growing number want full-time residency to work or retire in the sun. “Demand is incredibly strong, even as new Omicron travel restrictions are imposed.”

Britons can visit Spain without a visa but can only stay for a maximum 90 days, in any 180-day period.

That’s less than six months a year in total.

For longer stays, you can apply for something called a non-lucrative residence visa, also called a non-profit or retirement visa.

This allows non-EU citizens to live in Spain provided they do not carry out any economic or professional duties in the country.

You need to show you can generate enough income from your pensions, savings, investments and other assets such as a rental property.

From January 2022, this has to total at least €27,792 (£23,482) a year. This rises to €34,731 (£29,346) if a dependant family member joins you.

These limits vary according to the country. From January, Portugal demands that you match its minimum wage of €8,460 (£7,147 a year). Adult dependents require another €4,230 (£3,573) and children a further €2,358 (£1,992) each.

You also need to check whether you qualify for free local healthcare. If you receive the UK state pension you may qualify by completing form S1 (find out more at gov.uk). Brits who take early retirement may have to take out medical insurance instead.

Another way to get permanent residency is to apply for a Golden Visa. To qualify, you need to buy a Spanish or Portuguese property for at least €500,000 (£421,872).

If you qualify, this opens up the entire Schengen Zone.

Take specialist advice as you have to buy the property first and cannot risk seeing your Golden Visa application turned down afterwards.

Solar panels are used to reduce the properties’ need for energy from external sources.

One such B-rated development is Emerald Greens, which is home to spacious apartments and penthouses at the Costa del Sol’s renowned San Roque Club. Priced from €290,000 plus VAT, the two- and three-bedroom homes deliver stunning views over the fairways and down to the sea, with large, open terraces.

Over in Sotogrande, the pretty, frontline marina apartments at Pier 2 are also rated B for their energy performance. The private gated community includes garden areas and a pool for residents’ exclusive use, while individual homes feature generous terraces with lovely views of the marina. Prices start from €400,000 plus VAT.
