According to reports in The Independent newspaper, British property investors are taking full advantage of a weak euro in Spanish property markets in 2015, with one fifth of all foreign purchases in the country being snapped up by savvy buyers capitalising on the significantly increased purchasing power of the pound.

New figures published by the Spanish land registry show that Britons, more than any other nationality are taking advantage of a combination of favourable economic factors. In the last 12 months, the euro has fallen from around 80p to the pound to just over 70p, making holiday homes in the Spanish Costas more appealing to British buyers.

Slow price growth in Spain, coupled with rapidly rising property prices in the UK – in some instances by more than 10% a year – mean that Spanish property is making less of a dent in Britons’ wallets. In a report published by the Colegio de Registradores, 19.8% of all property bought by non- Spanish buyers in the first six months of 2015 went to UK buyers. German and other northern Europeans are stymied by the weak euro, while buyers from Russia and China have reduced activity in Spain’s property markets after being hit by sanctions or weakening domestic economies.

Spain notches up sixth quarter running of rising prices

Spanish property sales have risen for the last 18 months, according to the Ministry of Public Works and Transport

Second quarter volumes rose 13.9% over the previous three months, according to The Ministerio de Fomento, the sixth quarterly increase running.

Non-nationals living in Spain notched up 17.2% of sales and to non-resident foreign buyers 5%. Alicante topped overseas purchases at 4,141, Málaga 2,517, Barcelona 1,470, Madrid 1,173 and Tenerife 1,099.

The latest figures from the Association of Property Registrars also suggested the Spanish real estate prices are rising, with a 5.12% annual increase to June 2015, the biggest rise since the downturn.

What the future is for the US EB-5 investment visa?

The United States EB-5 investment visa is currently being debated. Democratic and Republican negotiators in the House of Representatives and the Senate are discussing the reauthorisation of the EB-5 Regional Center Program.

Apartments are the new villas, when it comes to Spanish property wish lists.

80 per cent of properties sold in Spain in 2014 were apartments, according to the General Council of Notaries, as flats begin to replace the once-idyllic rural villa as the dream of overseas buyers.

Housebuilder Taylor Wimpey España says that second homeowners’ tastes have changed and evolved over the last 50 years.

Sales and Marketing Director explains: “Buyers are much more discerning than they used to be when it comes to property type and location. Remote, isolated villas are falling out of favour as second homeowners’ demands have changed.

Indeed, both domestic buyers and those from overseas now favour condominium style living, with proximity to shops, restaurants as important as beach access. Buyers want modern conveniences, like apartments that are pre-wired for internet connectivity.

Spain’s rural holiday villas ‘falling out of favour’

Spanish rural holiday villas are falling out of popularity, a leading developer claims.

With 80% of properties sold in Spain in 2014 being flats or apartments, according to General Council of Notaries data, the days of the rural holiday villa are numbered, according to Taylor Wimpey España.

In addition, apartment buyers want shops and restaurants and internet access just as much as beach access, says the developer, which has seen cumulative sales rise by around 28% year-on-year in July 2015.

Value of second homes overseas revealed as 91% of holidaymakers opt for repeat destination breaks

Almost all UK workers are entitled to 5.6 weeks’ paid holiday per year, though that can include bank holidays. With so little precious time to spare, is it any wonder that the latest survey from Staysure.com has revealed that as a nation we opt for the comfort of a known quantity when it comes to holidaying overseas?

The Staysure research has revealed that 91% of Britons prefer to visit the same holiday destination repeatedly, with one in five returning to the same place within the course of a year.

The known quantities of great weather, good food and convenient travel times were cited as the most common motivations for returning to the same place. This was weighed against the fear that a new destination would not provide as much enjoyment and result in a disappointing holiday.

With so little paid holiday available, this attitude is entirely understandable and is precisely why second homes overseas are so popular. Sales and Marketing Director of leading Spanish homebuilder Taylor Wimpey España, comments,

More tourist records broken by Mallorca

Mallorca has broken more tourist records, with visitor numbers hitting an all-time high yet again this year.

Spain’s Balearic Islands have long been one of Europe’s most attractive and loved summer sun destinations. Holidaymakers from mainland Spain, along with the UK, Germany and Italy flock to the islands every year, craving their perfect balance of sun, sea and sandy beaches. Among Spanish residents, the Balearics come second only to Andalusia in terms of popular tourism destinations, accounting for 18 per cent of total bookings, according to HomeAway figures.

Mallorca, in particular, has welcomed more visitors this year than ever before, with official statistics showing an increase of 2.9 per cent year-on-year during the first half of 2015 to a total of 9.54 million visitors. Both April and May saw passenger numbers reach record levels.

Great 2015 set to be better for Spain than 2014

With visitor numbers rising and its economy improving, 2014 has been a fantastic year for Spain and as 2015 looks set to be even better, overseas property demand is likely to rise says Taylor Wimpey España.

In 2014 Spain pulled in record tourist spending of €56,374million from January-October 2014, according to figures from the Ministry of Industry, Energy and Tourism and the Spanish economy is set to grow 2.4% in 2015, says data from the Foundation of Savings Banks (Funcas) which is up on the previous estimate.
