New home sales surge in Spain as demand for sustainable properties grows
Spain’s property market is witnessing a significant shift, with demand for newly constructed homes far outpacing that for older properties. According to recently published Q4 2024 figures from Spain’s Association of Registrars, sales of new homes surged by 21.6% year-on-year. In contrast, older property sales grew by just 6.4%, while overall home sales rose by 9.2%.
The latest quarterly data further highlights this trend. During Q4 2024, sales of new homes increased by 18.3%, with 38,671 transactions recorded. Meanwhile, the number of sales for older homes remained stagnant, showing 0.0% growth at 133,880 transactions.
New homes Spain: Andalusia leads the charge
The Andalusia region has been at the forefront of this surge in new home sales, experiencing a 30.5% year-on-year increase. By comparison, older property sales in the region saw minimal growth at just 0.2%.
Marc Pritchard, Sales and Marketing Director at leading Spanish home builder Taylor Wimpey España, attributes this trend to the increasing demand for sustainable housing.
“Buying new means buying a home that features the latest eco-conscious building techniques and technology. Older properties simply can’t compete when it comes to the energy efficiency of new builds. Buyers are choosing new homes with this in mind, supporting sustainability while lowering their energy bills,” Pritchard commented.
Energy-efficient living
Taylor Wimpey España’s latest development in Andalusia, Altura 160, embodies this sustainability-driven demand. These A-rated apartments and penthouses are designed to maximise natural light, featuring aerothermy, underfloor heating, double glazing, LED lighting, and pre-installed electric vehicle charging infrastructure.
Similarly, the firm’s Eden Beach development in the Valencian Community aligns with this trend. Situated just 700 metres from La Mata beach, these properties boast large terraces with sea views and are also designed with sustainability in mind. P
New builds outperform in price growth
Not only are sales of new homes outstripping older properties, but price growth is also more pronounced in the new-build sector. Prices for newly constructed homes rose by 3.7% in Q4 2024, compared to a 1.6% increase for older properties.
In some regions, new-build price growth far exceeded the national average. In Andalusia, prices for newly built homes rose by 13.0% year-on-year, while in the Balearic Islands, they increased by 12.1%. The Valencian Community also saw strong growth, with a 5.2% rise in new-build prices.
“All the figures are pointing to the strength of the new homes market here in Spain, from sales volumes to price increases. Buyers increasingly appreciate the advantages of investment in new homes in both the shorter term and the long term,” Pritchard added.
International buyers fuel demand
The Spanish property market continues to attract international interest, with foreign buyers accounting for 14.5% of all home purchases in Q4 2024. British buyers led the charge, making up 8.6% of international purchases, followed by German buyers (6.7%), Dutch buyers (5.91%), and buyers from Morocco and France (both at 5.3%).
As Spain’s new-build market thrives, both domestic and international buyers are increasingly prioritising sustainability and energy efficiency. With strong sales growth and rising prices, the trend towards eco-conscious living looks set to continue.
