New-build home sales surge in Spain as golf properties drive foreign interest

Spain’s real estate market saw a significant rise in new home sales in 2024, far outpacing the growth of second-hand property transactions, largely driven by demand for homes within golf communities.

According to data from Spain’s land registry, Colegio Registradores, new build sales jumped by 21.6% compared to just 6.4% for older properties. The surge was especially prominent in popular regions like Andalusia and Valencia, where new property sales climbed 30.5% and 27.3% respectively.

British buyers led the foreign investment, accounting for 8.64% of all overseas purchasers and 1.26% of all home sales in Spain, being especially strong in and around Alicante and Andalusia.

Similarly, Solana Village in Mijas grants residents access to La Cala Golf Resort’s tennis courts, spa, and restaurants, with prices beginning at €410,000 (plus VAT). Buyers also receive a ‘Privilege Card’ for exclusive discounts at the resort.

Another standout location is Emerald Greens at the San Roque Club near the Sierra Bermeja mountains. These apartments and penthouses, starting at €405,000 and €640,000 respectively, offer stunning golf course views and proximity to the Mediterranean coast.
