Font de Sa Cala, on Mallorca’s north-east coast, has long appealed to people who want a slower rhythm by the sea without being cut off from everyday essentials. Now, a new small-scale residential scheme, Las Palmeras, is set to bring 18 energy-efficient apartments to the area, less than 1 km from the beach.

Developed by Taylor Wimpey España, the €10 million project is due to begin handovers in October 2028.

Living in Font de Sa Cala, Mallorca

Font de Sa Cala sits between the medieval inland town of Capdepera and the coastal resort town of Cala Ratjada. It is a quieter pocket of Mallorca’s north-east, with a sheltered sandy bay, pine-covered rocky edges and shallow water that tends to be calmer than at more exposed beaches.

The sea here is particularly clear thanks to underwater seagrass meadows, which support marine life and make the bay a decent spot for snorkelling. An underwater freshwater spring is another local quirk, creating occasional cooler patches in the water.

For overseas buyers considering a second home in Mallorca, the appeal is fairly straightforward: it is peaceful but not stranded. Font de Sa Cala has beach facilities, restaurants and seasonal services, while larger shops and year-round amenities are a short drive away.

Las Palmeras: 18 new-build apartments near Font de Sa Cala beach

Las Palmeras will be a boutique development of 18 two- and three-bedroom homes, located around 950 metres from Font de Sa Cala beach.

The apartments have been planned around bright indoor spaces and large private terraces, with some homes looking towards the sea. Depending on the property, buyers can also choose layouts with a private garden or a rooftop solarium. Communal gardens and a shared swimming pool form part of the scheme.

A-rated energy efficiency and sound insulation

Energy performance is a major part of the Las Palmeras proposal. Every apartment is expected to receive an A energy-efficiency rating, the highest available classification in Spain.

For buyers planning to spend longer periods on the island, rather than simply using a property in high summer, practical details such as thermal insulation and soundproofing can matter just as much as terrace space.

The homes will include high-level sound insulation between properties and thermal insulation intended to reduce energy use through the seasons.

Interior finishes are set to include Saloni porcelain tiles, alongside Silestone worktops and splashbacks. Natural-looking, hard-wearing materials make sense in a coastal home where sand, salt air and regular use are part of the deal.

Shops, golf and nearby towns

A seasonal supermarket will sit around 500 metres from Las Palmeras and is expected to operate between April and October. During the quieter months, Lidl, Müller and Mercadona are reportedly around seven minutes away by car.

The development is also within a 15-minute drive of four 18-hole golf courses.
Capdepera and Cala Ratjada are both roughly eight minutes away, bringing more dining, shopping and services into easy reach.
Palma Airport is approximately one hour away by car, depending on traffic and the route.

That mix may suit buyers looking for a base with access to the north-east coast’s beaches and smaller towns, but who still need day-to-day practicalities within reach.
