Spanish property prices up 6.5% as with new builds driving growth
Spain’s property market has recorded a 6.5 per cent price rise over the past year, according to new data from the Sociedad de Tasación.
New homes are leading the trend, with prices up 7.4 per cent in the Valencian Community and 6.9 per cent in Andalucia, fuelled by strong demand and stable interest rates.
New builds lead Spain’s property surge
The Q3 2025 Appraisal Society report highlights a surge in demand for energy-efficient new homes, particularly along the Costa del Sol, Costa Blanca, and Mallorca.
“There’s real dynamism in the property market in Spain right now,” said Marc Pritchard, Sales and Marketing Director at Taylor Wimpey España. “Appetite for new homes is particularly pronounced, with strong demand for high-quality, energy-efficient properties.”
Developers are actively acquiring new land plots to meet demand, with Taylor Wimpey España among the firms expanding their portfolios.
81% of new homes in Spain target ‘A’ energy ratings
Spain’s drive for sustainability continues to accelerate. The Appraisal Society found that 81 per cent of new homes started in 2025 are on track to achieve an ‘A’ energy efficiency rating, up from 79 per cent in 2024 and 72 per cent in 2023.
New eco-friendly development in Benahavís
