Spain notches up sixth quarter running of rising prices

Spanish property sales have risen for the last 18 months, according to the Ministry of Public Works and Transport

Second quarter volumes rose 13.9% over the previous three months, according to The Ministerio de Fomento, the sixth quarterly increase running.

Non-nationals living in Spain notched up 17.2% of sales and to non-resident foreign buyers 5%. Alicante topped overseas purchases at 4,141, Málaga 2,517, Barcelona 1,470, Madrid 1,173 and Tenerife 1,099.

The latest figures from the Association of Property Registrars also suggested the Spanish real estate prices are rising, with a 5.12% annual increase to June 2015, the biggest rise since the downturn.

Sales and Marketing Director of leading Spanish homebuilder Taylor Wimpey España, warns the rises are patchy.

“There are vast differences across Spain in terms of the property market’s recovery. Some areas, particularly coastal resorts that are popular with foreign buyers, are showing a marked recovery in prices and a really healthy market. Other regions are still struggling to turn their markets around though, so you need to do your homework regarding where to buy.”

Exchange rates boost Brit spending power

Euro can save a lot on your property by paying attention to currency exchange rates and that’s no lira.

That is the message experts have for British buyers, as weaker currencies overseas boost their spending power abroad.

In Spain, a two bedroom apartment on the Costa Blanca, such as the key-ready properties at Brisas de Alenda Golf available from Taylor Wimpey España, costs €155,000, which equates to £112,198. Just one year ago, using data from xe.com, the same property would have cost £121,040. Five years ago, the cost would have been £133,683.

Exchange rates can have a big impact on the global property market. Whether purchasing a property for personal use or as an investment, beneficial exchange rates can lead to buyers getting a lot more for their money.

The value of the euro against the pound is an excellent example. A two bedroom apartment on the Costa Blanca, such as the key-ready properties at Brisas de Alenda Golf, available from leading Spanish homebuilder Taylor Wimpey Espana costs €155,000, which equates to £112,198 (this and all subsequent exchange rates are based on data as of 22/9/15 from xe.com). Germans buying more property in Mallorca

Germans are buying more property in Mallorca, according to agents, as foreigners continue to prove essential to Spain’s real estate recovery.

The area of Mallorca has always been popular with international tourists, as the Balearic island’s sandy shores offer stunning scenery and sumptuous food. But while Mallorca attracted more than a million Brits this summer, it was the Germans who just couldn’t get enough of what the island had to offer: so far in 2015, German visitors have accounted for more than 40 per cent of all foreigners to visit Mallorca, according to data from Ibestat, the statistics institute of the Balearic Islands.

Sales and Marketing Director of Spanish homebuilder Taylor Wimpey España, is one German who loved the island so much that he couldn’t bear to leave. He is not alone in his passion: August data from the company shows a 160 per cent year to date surge in sales to German buyers, almost all of whom have opted for a second home on Mallorca.

Second home purchase could be less expensive holiday option

Buying a second home may be a cheaper option for going on holiday in Spain than booking a hotel room, new data from Spanish homebuilder Taylor Wimpey España has revealed.

The company’s sales and marketing director
explains, “Obviously we know all about the many advantages of owning a second home in terms of lifestyle benefits and convenience, but it is fascinating to see now that for the average buyer it actually works out to be more cost effective to buy a holiday apartment than to pay for hotel rooms. Yet another reason to buy that overseas property you’ve always dreamed of!”

Spanish property sales up 11 months in a row

The Balearic Islands saw the biggest increase in sales – up 37.4 per cent year-on-year – while Extremadura led the decreases with a fall of 9.8 per cent.

British buyers are at the front of the international charge, according to Spanish homebuilder Taylor Wimpey España, thanks to the strong spending power of the pound. German, Scandinavian and Belgian buyers also « contributed significantly » to the rise in sales.

In total, August 2015 saw sales double for the builder year-on-year, with five of the firm’s developments selling out completely.

« Early phases of four others have also sold out, » adds Sales and Marketing Director Marc Pritchard, who says it has been a « really good » summer.

« It’s been at least five years since I’ve experienced such an intense level of enthusiasm for Spanish property. August was the icing on the cake – sales figures hit twice the levels that they did the year before. »

What the future is for the US EB-5 investment visa?

The United States EB-5 investment visa is currently being debated. Democratic and Republican negotiators in the House of Representatives and the Senate are discussing the reauthorisation of the EB-5 Regional Center Program.

Any update to the current regulations must be agreed by both before the end of the month, although an alternative is that it will be given a temporary extension as part of the larger Continuing Resolution, which is being introduced to keep parts of the government open beyond 30 September.

Under the current rules, entrepreneurs and their spouses and unmarried children under 21 are eligible to apply for a green card if they make the necessary investment in a commercial enterprise in the United States, including real estate projects and plan to create or preserve 10 permanent full-time jobs for qualified US workers.

Winter sun away from the crowds – short-haul suntraps for British second homebuyers

Predictions of a hot August for the UK, made in such a carefree manner in July, didn’t quite come to fruition. Instead, the month ended with bookmaker Ladbrokes simply stopping taking bets on August being the wettest on record. Enough said.

With the UK having endured another soggy summer, many individuals are turning their thoughts to sunshine overseas and checking out short-haul flight prices to see how quickly and cheaply they can transport themselves to the nearest suntrap.

Spain is a popular destination for sun seekers at any time of year. Sales and Marketing Director of leading Spanish homebuilder Taylor Wimpey España, comments,

« The Spanish Costas are a perfect place for enjoying some winter sun. Easy to get to and with a low cost of living, they’re great for those looking for a second home that they can regularly fly to in order to top up their vitamin D levels. The Spanish islands are also fantastic, particularly Mallorca, which has an agreeable climate throughout the winter months. »

Apartments replace villas on Spanish property wish list

Apartments are the new villas, when it comes to Spanish property wish lists.

80 per cent of properties sold in Spain in 2014 were apartments, according to the General Council of Notaries, as flats begin to replace the once-idyllic rural villa as the dream of overseas buyers.

Housebuilder Taylor Wimpey España says that second homeowners’ tastes have changed and evolved over the last 50 years.

Sales and Marketing Director explains: « Buyers are much more discerning than they used to be when it comes to property type and location. Remote, isolated villas are falling out of favour as second homeowners’ demands have changed.

Indeed, both domestic buyers and those from overseas now favour condominium style living, with proximity to shops, restaurants as important as beach access. Buyers want modern conveniences, like apartments that are pre-wired for internet connectivity.

My best advice: 16 property pros reveal where to invest abroad

Continuing our new series, experts from around the world share their advice on the top places to invest overseas.

There are numerous factors to consider when investing overseas: exchange rates, long-term rental potential and property price growth. But thousands of Brits buy abroad every year. Some simply want a better quality of life, others are looking for a bolthole in the sun, while the more adventurous might rescue an abandoned French chateau.

If you are thinking of buying overseas, consider all your options carefully. The old adage of “do your research” has never been truer. Make sure you have a team of advisors on board, who can lead you through the process.

And trust your instincts at all times. If something feels too good to be true, then think twice about it. Seasoned buyers don’t just make snap decisions on the ground. They return to the UK, run the numbers and decide whether the property is right in the short, medium and long-term.

Celeb spotting in Mallorca

Models, actresses, sporting heroes, royalty… all have been wooed by the balmy breezes and stunning scenery of Mallorca over the years. Agatha Christie wrote Problems at Pollensa Bay while holed up in Puerto Pollensa in the 1930s. Winston Churchill holidayed just along the coast from the same spot. Even Grace Kelly and Charlie Chaplin have visited the island.

Today, Mallorca continues to attract an impressive list of celebrity visitors. Sales and Marketing Director of leading Spanish homebuilder Taylor Wimpey Espana and himself a Mallorca resident, explains the island’s enduring allure,

“The beauty of Mallorca is that it offers something for every occasion and mood. You can sit and gaze out at the ocean, watching the sun sparkle off the water and hearing nothing but birdsong and the water lapping against the shore. At the same time, you know that if you want the hustle and bustle of urbanity, with its shops, restaurants, bars and nightlife, Palma is the ideal city. Or if a few rounds of golf in the afternoon heat take your fancy, Mallorca offers that too. Then there are the water sports – snorkelling, parasailing, stand up paddleboarding, wind surfing and so many more. It’s a wonderful place for those who love the water.”

Spain’s rural holiday villas ‘falling out of favour’

Spanish rural holiday villas are falling out of popularity, a leading developer claims.

With 80% of properties sold in Spain in 2014 being flats or apartments, according to General Council of Notaries data, the days of the rural holiday villa are numbered, according to Taylor Wimpey España.

In addition, apartment buyers want shops and restaurants and internet access just as much as beach access, says the developer, which has seen cumulative sales rise by around 28% year-on-year in July 2015.

Sales and Marketing Director says, “Buyers are much more discerning than they used to be when it comes to property type and location. Remote, isolated villas are falling out of favour as second homeowners’ demands have changed.

Value of second homes overseas revealed as 91% of holidaymakers opt for repeat destination breaks

Almost all UK workers are entitled to 5.6 weeks’ paid holiday per year, though that can include bank holidays. With so little precious time to spare, is it any wonder that the latest survey from Staysure.com has revealed that as a nation we opt for the comfort of a known quantity when it comes to holidaying overseas?

The Staysure research has revealed that 91% of Britons prefer to visit the same holiday destination repeatedly, with one in five returning to the same place within the course of a year.

The known quantities of great weather, good food and convenient travel times were cited as the most common motivations for returning to the same place. This was weighed against the fear that a new destination would not provide as much enjoyment and result in a disappointing holiday.

With so little paid holiday available, this attitude is entirely understandable and is precisely why second homes overseas are so popular. Sales and Marketing Director of leading Spanish homebuilder Taylor Wimpey España, comments,

« When it comes to travelling overseas, most holidaymakers have a fixed idea of where they want to go and so a home from home in their favourite spot makes absolute sense. »

Taylor Wimpey España offers holiday homes in two of the locations that the survey respondents voted as being the most popular: the Spanish island of Mallorca, which took third position, and the Costa del Sol, which came in sixth.

Taylor Wimpey sales by nationality shine light on foreign demand

The breakdown by nationality of sales by Spanish developer Taylor Wimpey de España gives a good idea of demand for holiday homes in Spain.

Taylor Wimpey de España, a division of Taylor Wimpey UK, is one of, if not the leading developer of holiday homes in Spain.

The breakdown by nationality of demand for Taylor Wimpey homes offers one of the best snapshots available of foreign demand for holiday homes in Spain (see pie chart above).

British demand is still the biggest market segment, with 20% of sales, followed by Germans (15%), and Scandinavians (14%). Those three segments make up 50% of the market for Taylor Wimpey homes.

More tourist records broken by Mallorca

Mallorca has broken more tourist records, with visitor numbers hitting an all-time high yet again this year.

Spain’s Balearic Islands have long been one of Europe’s most attractive and loved summer sun destinations. Holidaymakers from mainland Spain, along with the UK, Germany and Italy flock to the islands every year, craving their perfect balance of sun, sea and sandy beaches. Among Spanish residents, the Balearics come second only to Andalusia in terms of popular tourism destinations, accounting for 18 per cent of total bookings, according to HomeAway figures.

Mallorca, in particular, has welcomed more visitors this year than ever before, with official statistics showing an increase of 2.9 per cent year-on-year during the first half of 2015 to a total of 9.54 million visitors. Both April and May saw passenger numbers reach record levels.

The figures are good news for the island’s property market, as Sales and Marketing Director of leading homebuilder Taylor Wimpey España, explains: « More visitors arriving in Mallorca has had a positive impact on the island’s economy and has pushed up demand for second homes, with many of those who visit – myself included – falling in love with Mallorca almost on first sight. »

Spanish real estate – an insider’s perspective

The Spanish property market crisis is over. At least that’s what Banco de España is saying. Director of Studies José Luis Malo de Molina comments,

At the same time, Spain’s GDP has grown for seven consecutive quarters and recently even more than expected: 0.9% in Q1 2015, according to the National Institute of Statistics (INE).

Sales and Marketing Director of leading Spanish homebuilder Taylor Wimpey España, comments,

« There are pockets of real success in terms of the real estate market in Spain right now, but the picture is far from consistent. It’s still a delicate market and changes in FX rates, along with international politics, are likely to play a big role in how the market is shaped going forward. Buyers are focussing on coastal areas and there is a lot of money coming into Spain from overseas as foreign purchasers look to pick up bargain homes by the sea before prices rise much higher. »

Taylor Wimpey España is the driving force behind a number of high profile new developments on the Costa del Sol. Avalon, located in one of the most sought after areas of Marbella, next to the prestigious Los Arqueros Golf course, is a charming residential complex with wide streets, a large communal pool and stunning golf and sea views. The luxury two and three bedroom apartments and penthouses are synonymous with the opulence for which the area is known, though for an extremely reasonable starting price of just €310,000.

Spain and Portugal vie for the top spot as golf season gets into full swing

Taylor Wimpey comments « Our golf properties are always incredibly popular and the panoramic sea and golf views at resorts like Avalon, near Marbella, really do take some beating. Spain’s excellent value as a golfing destination extends to its golf resort market as well – a two bedroom, luxury apartment in Avalon, which is located in the prestigious Los Arqueros golf course, costs from just €305,000, which is fantastic value for a property of this calibre. »

Silver travellers set retirement sights on Spain

Taylor Wimpey Spain explains: « Many of our buyers are looking for holiday homes right now but with a view to one day living in them permanently, once they retire. They are seeking high quality homes on developments that provide them with luxuries they don’t have in the UK, like swimming pools and balconies on which to enjoy the sun. We bear all of this in mind when we begin a new development, so that our apartments and townhouses appeal to buyers of all ages.
