Leading Spanish home builder Taylor Wimpey España has reported a huge jump in reservations of sun-kissed Spanish properties by British buyers. Year to date figures for April show an increase of 188% in reservations by Britons, compared with the same period last year.

The Costa del Sol has been the clear area of choice, attracting 61% of all British reservations so far in 2022. Developments at the renowned La Cala Golf resort are being snapped up, from spacious, hilltop apartments with panoramic views at Sun Valley (prices start from €320,000 plus VAT) to townhouses with gardens and large solariums at Natura (homes are available from €559,000 plus VAT). Marina-front apartments at Pier 2, in Sotogrande, are also selling well (prices start at €424,000 plus VAT).

Nor is it just Britons who are keen to own their own slice of Spanish sunshine. A total of 25 different nationalities have reserved Taylor Wimpey España properties already in 2022. Many are looking to lock in their purchase price sooner rather than later, as the increasing costs of raw materials and construction continue to push up prices for new homes in Spain (as well as elsewhere in Europe).

In addition to the Costa del Sol, Taylor Wimpey España’s properties in the Costa Blanca are attracting keen interest this year. Two developments – La Recoleta III and Panorama Mar – have already sold out, while three others – PosidoniaKiruna Hills and Iconic – all have just a handful of homes still available. And at the newly revealed Amara, where affordable apartments are priced from just €190,000 plus VAT, two homes were reserved within the first week of the development’s launch.

Recently released figures from Spain’s College of Notaries reflect this interest in the Costa Blanca. The purchase of homes by foreigners in Alicante rose by 40% in 2021 compared with 2020, with Britons topping the list of foreigners buying there. No doubt the fact that Alicante tops the list of sunniest cities in Europe is a factor here – according to data from World Weather Online, Alicante basks in an impressive 349 average hours of sunshine per month.

The easing of travel restrictions has also meant that Britons are holidaying more in Spain this year. A total of four million travellers visited Spain in March 2022, compared to 491,000 in March 2021, according to figures from Frontur. In terms of nationalities visiting Spain, British travellers led the charge, with over 800,000 arriving during March.

Buying a luxury property overseas can be stressful. There’s a lot to think about. That’s why it’s essential to follow a few sensible pointers to ensure you have the smoothest possible buying experience. I’ve written these tips with Spain in mind, but many could equally apply to other overseas property purchases too.

Know what you want

First, be clear on your expectations. Put some time and energy into thinking about the kind of property and location that would work best for you. Do you want a remote villa that’s cut off from the rest of humanity or are you looking for a townhouse or an apartment that’s at the heart of the action? How about a marina-front apartment with its own pool in one of Spain’s most exclusive locations?

Knowing how far you are prepared to be from the beach, local amenities, the airport and so on will all play into the range of locations available to you. Define your requirements and limits before you fall in love with an incredible property that ends up not ticking all the right boxes location-wise.

Know who to speak to

When you’re buying a luxury property in another country, it’s essential to buy through a reputable company that you can vet thoroughly. This is not the time to be charmed by a good sales pitch and take a chance on a company that you can’t research in detail online. Longevity alone doesn’t prove a company’s credentials, but it certainly speak to the brand’s ability to weather changing economic circumstances – something that feels increasingly important in this day and age.

In Spain, this is particularly important. The housing market has seen significant ups and downs over the years. Companies that have made it through the financial crisis and the pandemic are a good place to start when it comes to finding a solid, reliable organisation through which to buy.

As well as checking out the company’s experience, look for a business that speaks your language. Handling an overseas property transaction becomes infinitely more stressful when you have to engage translators and interpreters in order to purchase the luxury home that has caught your eye. It’s by no means impossible to make a purchase in a language you don’t speak, but it’s certainly easier to do it in your native tongue.

Know your limits

Buying a ‘luxury’ property means different things to different people, so you need to be clear on your available budget from the outset, including what your upper limit is, and on how you’re funding your purchase. Without that clarity, it’s easy for the prices of the homes you’re looking at to creep up and up, as you view increasingly luxurious abodes.

If you’re buying a newly built home or purchasing one off-plan, then another tip is to buy direct from the developer. This not only cuts out middlepersons and potential additional fees but also means there’s more potential for ensuring the property meets your particular needs. With off-plan purchases, for example, depending on the stage of construction, it might be possible to add in certain features or even adapt the layout to suit your preferences.

Knowing your limits doesn’t just apply to money – it also applies to knowledge. As such, unless you hold some kind of Spanish property law qualification, you’ll need a suitably experienced lawyer to assist in your purchase. Every country has its own approach to property ownership and the purchase process, so find a local lawyer who can facilitate the legal process and ensure that it all runs smoothly.

According to the director of the Portuguese Chamber of Commerce in the United Kingdom, Christina Hippisleystressed the increase in the number of UK citizens interested in the Golden Visa program comes due to the implications of spending time in Portugal following Brexit.

“People who used to spend four months straight in their homes are suddenly realizing they can’t anymore. (…) Many Brits who had never thought about it are looking at the golden visa option to have unrestricted access to Portugal,” she pointed out, as reported by Lusa.

The Golden Visa program permits third-country nationals to remain in Spain, provided they make an investment of at least €500,000 in Spanish real estate and meet specific requirements. By making such an investment, internationals may then be permitted to live and work in Spain in a legal way. In addition, they will also be eligible to move freely within the Schengen zone countries.

Despite the fact that the Golden Visa Program attracts a larger number of internationals, this program has often been considered an open the door to money laundering, corruption, and other unlawful affairs by the Commission of the European Union as well as many organizations who have often urged countries that run such schemes to terminate them.

In this regard, earlier this month, the Commission of the EU issued a recommendation outlining specific changes that the Member States who offer such schemes must impose in order to prevent persons involved in criminal affairs from benefiting from them.

Exchange rate pushes Spanish second home ownership down to £160k

Life in the UK has been very noticeably getting more expensive of late, with food and fuel two of the main culprits. However, over the past couple of years, the quietly falling exchange rate has meant that owning a second home in Spain has been coming down in price. So much so that, at Amara – the brand new development from leading Spanish home builder Taylor Wimpey España – it’s possible to purchase a two-bedroom, two-bathroom apartment for £160,173 (plus VAT).

Amara will be home to 120 apartments in Gran Alacant, in Cabo de Santa Pola, Alicante. Close to the Clot de Galvany park and a short distance from the beaches of Carabassí, the homes enjoy an outstanding location in a peaceful residential neighbourhood. Prices start from €190,000 plus VAT, which at the time of writing equates to £160,173.38 (plus VAT).

According to XE, €190,000 would have equated to £165,666.89 back on 26 April 2021. A few months earlier, on 12 December 2020, it would have been worth £173,984.90. And three months before that, on 12 September, it would have been worth £175,846.14.

While there have, of course, been fluctuations in the exchange rate over the past couple of years, there has been a general strengthening of the pound against the euro since September 2020. This means that a British family buying a second home in Spain will now be paying £15,000 less than they would a year and a half ago.

Figures from Registradores de España show that Brits accounted for 11.01% of total home sales to foreigners in 2021 – more than any other nationality. In terms of total home sales, the number of property purchases in Spain shot up by 34.5% in 2021. More than one in five sales (20.78%) during the year were in Andalusia, while the Valencian Community (which includes Alicante) accounted for 14.12% of total home sales.

Set against the backdrop of this busy market, Amara delivers two- and three-bedroom apartments with communal pools, landscaped gardens and playpark. Every home has its own outdoor space in the form of a terrace or garden, while penthouse apartments come with a rooftop hot tub and spectacular sea views. Each apartment also has underground parking and a storeroom included in the price.

Back to the office? We’d rather work from home in Spain!

The pandemic opened many employees’ eyes to the potential of remote working for the first time. Now that restrictions have ended (in the UK, at least), not everyone has been keen to head straight back to the office. In fact, many workers are keen to make the remote working lifestyle a permanent fixture.

According to a RADA Business survey of 3,000 professionals in the second half of 2021, 45% of respondents reported that they were either very or extremely interested in working remotely on a permanent basis post-pandemic. Younger workers were particularly keen to work from home, with 61% of 16-24-year-olds and 51% of 25-34-year-olds in favour of it. Meanwhile, workers aged 35-44 were keener than any other age group to work from home fulltime.

Similar findings have been reported around the world. In Spain, 49.7% of the workforce worked from home during the country’s ‘state of alarm’ (lockdown), with 48.8% of businesses using remote working. Now, according to the Spanish National Statistics Institute (INE), 30.4% of people whose job allows them to work fully from home would like to do so fulltime post-pandemic. A further 31.5% would like to work from home every day with the occasional visit to the office thrown in for good measure. On average, those who can work fully from home want to do so for 4.3 days per week, with just 0.2% in favour of returning to the office fulltime.

“Being free from a geographic tie to the office opens up a whole new world of possibilities. It means that workers need only a decent internet connection and an appropriate degree of privacy, then they can work from wherever they choose – including from whichever country they choose.”

Working from Spain is, for some, now a realistic possibility. The daily commute can be replaced with opening the shutters to flood the home office with Mediterranean sunshine. And with only an hour’s time difference between Spain and the UK, there are no issues around awkward time zones for video calls and virtual meetings.

The cost of living in Spain is a key part of the appeal. In Numbeo’s 2022 Cost of Living Index, the UK ranked as the 27th most expensive country in the world. Spain came in at a far more affordable 46th place.

Property prices in Spain are significantly more affordable than those of comparable homes in the UK. A combination of rising construction costs and demand outstripping supply on the island of Mallorca is encouraging property buyers to act fast to secure the homes they want on the island, according to leading Spanish home builder Taylor Wimpey España.

The price of steel, cement, roof tiles and other construction materials surged across Europe in 2021 due to shortages of supply. Now, though supply issues are improving, rising energy, labour and freight costs continue to push up the cost of construction, according to the Construction Leadership Council.

“It’s becoming more expensive to build homes. In simple terms, this means that buyers who pay today’s prices are likely to be getting a good deal compared to what they would pay in, say, a year’s time. This makes buying off plan particularly appealing, as the buyer locks the price in now.”

On the Balearic Island of Mallorca, demand for homes is outpacing supply, which is pushing prices up further still. According to Tinsa, the Balearics saw prices rise by 6.7% in the year to February 2022. With inflation rising around the world as well, the ‘safe haven’ of putting money into property is once again increasing its appeal.

But it’s not just monetary considerations that are driving interest in property ownership in Mallorca. TripAdvisor’s 2022 Travellers’ Choice Awards ranked the island among the world’s top ten destinations for sun seekers, while its Playa de Muro beach ranked as the third best beach in the world. Mallorca’s stunning beaches and family-friendly vibe are also attracting so much interest from tourists that the island was ranked as TripAdvisor’s number one trending destination in the world for 2022. That means Mallorca has seen more year-over-year growth in TripAdvisor reviews and ratings that anywhere else on the planet. And when visitor numbers increase, so does demand for second homes.

When it comes to those Mallorcan second homes, buyers are very keen to buy new, according to the Taylor Wimpey España team. Across Spain generally, in fact, buyers are seeking new homes rather than those that have been owned previously and this is being reflected in property prices. The cost per m2 of new properties rose by 3.0% during the last quarter of 2021, according to the College of Registrars, while the cost of used homes fell by 0.2%.

The past couple of years haven’t been easy. At times, they’ve been very, very hard, with people suffering both physically and mentally as a result of the pandemic. Little wonder, then, that so many people are dreaming of a seaside holiday in the sunshine as the weather starts to warm up. And a sea view could be just what the doctor ordered. According to Ben Wheeler, senior research fellow at Exeter University’s European Centre for Environment and Human Health (ECEHH), it takes just minutes to experience the positive effects of spending time near the ocean.

Those effects can be both physical and mental. Sea air is full of negative ions, which can improve a person’s ability to absorb oxygen, making them feel more alert. They may also serve to decrease irritation from airborne particles that cause people to sneeze and cough, according to Professor Pierce J Howard from the US Centre for Applied Cognitive Sciences. Sea water can also provide relief to those suffering with eczema and dermatitis, while inhaling salty air can improve lung function in people with cystic fibrosis.

In terms of mental wellbeing, spending time by the sea can reduce stress levels and increase feelings of calm through attention restoration, combatting the drain on our attention that daily life creates. Not only that, but interviews with children conducted by the ECEHH have shown that the seaside is where children report that their parents play with them more. He told Express.co.uk: “Divide the task up into manageable chunks, so that it doesn’t feel overwhelming.

“Start by focusing on identifying the location that will suit you best. What do you want from the local weather, language, scenery, cuisine, amenities, social life, healthcare system and so on?

“Writing all of this down can be a very useful exercise, both to narrow down what’s important to you and later to check that your chosen property meets all of your criteria.”

HOME builder Taylor Wimpey has reported « excellent » performance in 2021 as it sees rising demand for properties in Spain.

The developer has seen strong demand for homes throughout 2021, boosted by affordable mortgage costs and the stamp duty holiday. In Spain, the easing of travel restrictions has seen a surge in prospective buyers looking to find a second home in the sun. Taylor Wimpey says it has seen an increased level of demand, particularly in the second half of 2021, with the firm now aiming to ramp up building as property prices in the country rise. In 2021 Taylor Wimpey completed 215 homes with an average selling price of £348,000 (€417,000), up from 190 in 2020 with an average price of £313,000 (€375,000).

At the end of 2021 its order book stood at 324 homes.

The company’s Spanish arm has recently said some months in the last half of 2021 saw reservation numbers not seen in the 64 years it has been building there.

Back in the UK demand has continued to remain high with Taylor Wimpey ramping up output.

UK home completions increased by 47 percent in 2021 with 18 percent of new homes being affordable.

During this time average selling prices rose three percent which the firms says has fully offset rising building costs.

In the meantime, Brits eager to reserve a home in the sun have plenty of choice. The frontline apartments at Posidonia at Punta Prima beach in Torrevieja are ideal for families buying off-plan. What role does design play within your business, and how do you think this has evolved over the past decade?
In a ‘normal’ market, show homes are key to success. They need to be designed and ready to wow those looking round as early as possible within the sales and marketing process. In the current market, we are selling lots of our properties off-plan. However, a physical show home still delivers a very different experience compared to a virtual show home tour or computer-generated images.

Design is important to each project and every project is different. We have sites which are first line to the sea. We design, furnish and decorate those in a very different way to a project which is further inland (for example) or to one in a little town. In terms of its power, design is very important. You need to aim to deliver the wow factor the moment the customer enters the show home. When that happens, you know you’ve got the design spot on.

What are the key success factors that have driven growth for your business in recent years?
For the second home market in Spain, the leading growth driver in recent years has definitely been low-cost air travel. More recently, the digitalisation of the complete buying process – driven by the pandemic – has also been an influential factor. With working from home becoming bigger, our market is growing too. More and more northern and central Europeans are thinking of relocating to countries with warmer climates, as they’re freed from the need to be physically present in the office.

Is there a design team in-house at Taylor Wimpey España?
No, we don’t use an in-house team. We prefer to work with interior architects, designers and suppliers who are local to each of our projects. We’ve found that doing so means they connect deeply with the project in question, sourcing local materials and designing in such a way that each project really resonates with its location.

What will be the important characteristics that businesses like yours – and others in your sector – will need in order to remain competitive and to aim for growth in the years ahead?
There are a few factors at play here. One is the need to look after and take care of our employees. Another is the need to be customer focussed in every element of what we do. We also strive to be as environmentally friendly as we can, using the newest materials and technologies. That’s really important. The last factor is not losing out on digitalisation – this is key to remaining competitive over the years ahead.

Spend your Golden years in Spain – here’s how you can still retire in EU despite Brexit

BRITONS can still retire in popular EU hotspots such as Spain and Portugal despite Brexit, but they have to jump through more hoops to do it.

Millions facing sky-high fuel bills as the British winter turns cold will be warmed by thoughts of a retirement in the sun. It is still possible but takes a bit more effort and money than before Brexit.

Brits may now be classified as non-EU citizens but that hasn’t stopped them from snapping up Spanish properties, latest figures from specialist builder Taylor Wimpey España show.

Sales and marketing director said while many are buying holiday homes a growing number want full-time residency to work or retire in the sun. “Demand is incredibly strong, even as new Omicron travel restrictions are imposed.”

Britons can visit Spain without a visa but can only stay for a maximum 90 days, in any 180-day period.

That’s less than six months a year in total.

For longer stays, you can apply for something called a non-lucrative residence visa, also called a non-profit or retirement visa.

This allows non-EU citizens to live in Spain provided they do not carry out any economic or professional duties in the country.

You need to show you can generate enough income from your pensions, savings, investments and other assets such as a rental property.

From January 2022, this has to total at least €27,792 (£23,482) a year. This rises to €34,731 (£29,346) if a dependant family member joins you.

These limits vary according to the country. From January, Portugal demands that you match its minimum wage of €8,460 (£7,147 a year). Adult dependents require another €4,230 (£3,573) and children a further €2,358 (£1,992) each.

You also need to check whether you qualify for free local healthcare. If you receive the UK state pension you may qualify by completing form S1 (find out more at gov.uk). Brits who take early retirement may have to take out medical insurance instead.

Another way to get permanent residency is to apply for a Golden Visa. To qualify, you need to buy a Spanish or Portuguese property for at least €500,000 (£421,872).

If you qualify, this opens up the entire Schengen Zone.

Take specialist advice as you have to buy the property first and cannot risk seeing your Golden Visa application turned down afterwards.

Golden Visa – BRITONS facing yet another grim Christmas lockdown are buying Spanish properties to escape Omicron misery and work from home in the sun.

Sun-starved Brits are desperate to buy second homes in European hotspots, as winter turns cold and energy bills go through the roof. Others plan to retire in the sun despite Brexit restrictions, buying homes to take advantage of the Spanish and Portuguese Golden Visa schemes.

Brits are still looking to buy overseas properties even though the UK has left the EU, latest figures from builder Taylor Wimpey España show.

Some are buying second homes, but a growing number are seeking full-time residency, which will allow them to work remotely in the sun. The island of Mallorca is a popular destination.

Taylor Wimpey España’s sales and marketing director said apartments and duplexes in its Ikat development in the town of Ses Salines sold faster than before the Covid pandemic.

That development has now sold out but demand is strong for villas at Las Villas de Dalt de Sa Rapita II, where prices start from €635,000 (£539,000) plus VAT.

Many British buyers are also looking for quiet, traditional properties that they are happy to live in year round,  he said.

“Some people are still after second homes, but a growing number want full-time residences from which they can work remotely.”

He said location is more important than ever since Covid. “People are also want a property with flexible space, as so many will be working from home. »

Pritchard said demand remains « incredibly strong » even as new pandemic restrictions are imposed, including on travel.

Buyers can also find two-bedroom apartments Cala D’Or on Mallorca’s south-eastern cost starting from €256,000 plus VAT.

Overseas property portal Kyero.com has also reported record interest in Portuguese and Spanish property, as Britons seek to swap our rainy shores for the Mediterranean.

Why buy a property is the first step to enjoy Christmas

There are plenty of reasons to spend Christmas in Spain. The warm temperatures in the south of the county are certainly appealing, while all that sunshine provides a much-needed vitamin D boost. Winter is also the ideal time to travel to and around Spain, with the country being far less crowded than during the hectic summer months.

For Britons experiencing their first Christmas in Spain, there are some key differences to take into account. First and foremost, it should be noted that the big man in red won’t be putting in an appearance. Instead, it is the Three Kings who deliver gifts for children in Spain. They do so on Epiphany (6 January), following a big procession in each town on 5 January. During the procession, the Three Kings and their helpers throw sweets into the crowd, with the main present-opening part of the festive season taking place the following day. As in England, though, only the good children receive gifts from the Three Kings – those who don’t behave are apt to receive a lump of coal instead.

Not all Spanish homes have Christmas trees, either, though their presence in Spain is increasing year-on-year. Instead, the central focus of decoration in the home is the Belén – a nativity scene made up of tiny figures, which include Mary, Joseph and baby Jesus in the manger, along with a whole range of other figures.

Spanish families often build up their collection of Belén figures over years, while schools and offices create their own impressive scenes. Christmas markets are an excellent place to pick these figures up and are well worth visiting as darkness falls, when stunning light displays bathe shoppers in their festive glow. They are also an excellent place to shop for Christmas sweets and biscuits, including deliciously nougat-y turrón, crumbly mantecados biscuits, marzipan sweets and sugar-covered polvorones.

There is a great deal of focus on energy performance in the UK at the moment, both from an environmental perspective and through property owners seeking to reduce energy output in their homes. But what about properties overseas – how do they compare? Leading Spanish home builder Taylor Wimpey España has shared some insights with Abode2 into the importance of energy performance in Spain.

Energy ratings are applied EU-wide so the rating system in Spain mirrors that in the UK (for the moment, at least). Energy Performance Certificates (EPCs) range from A to G, with modern homes delivering superior results to older properties.

Taylor Wimpey España, for example, is currently offering a range of key-ready homes with an EPC rating of B. The homes feature large windows to make the most of the natural light (as well as maximising the picturesque views) and deliver maximum thermal and acoustic comfort. Solar panels are used to reduce the properties’ need for energy from external sources.

One such B-rated development is Emerald Greens, which is home to spacious apartments and penthouses at the Costa del Sol’s renowned San Roque Club. Priced from €290,000 plus VAT, the two- and three-bedroom homes deliver stunning views over the fairways and down to the sea, with large, open terraces.

Over in Sotogrande, the pretty, frontline marina apartments at Pier 2 are also rated B for their energy performance. He added, “A good energy performance rating is a win on all fronts. It shows that the property’s environmental impact will be minimal in terms of its energy consumption, and it reassures owners in terms of their bills. It’s something that we focus on very carefully for each of the developments that we design and build.”

With COP26 focusing the world’s attention on climate matters, issues such as energy performance are set to command ever greater attention. COSTA DEL SOL has long been popular with British expats, although Covid and Brexit recently impacted numbers. However, a property expert told Express.co.uk Britons are now coming back to Spain.

The sales and marketing director at Taylor Wimpey España and he told Express.co.uk that UK sales are on the rise again after Covid. Taylor Wimpey España sells properties across Spain including in the Costa del Sol and Costa Blanca.

“UK buyers are clearly returning to Spain, based on our leads and sales figures.

“They led sales in October, buying more homes than any other nationality, and November has started strongly too.”

Although gaining Spanish residency has become more difficult after Brexit, many Britons are still looking to purchase second homes.

As British people can stay in Spain for 90 out of every 180 days, second home owners will still be able to spend several months a year at their property after Brexit.

“In particular we’ve found UK buyers are seeking properties in the Costa del Sol, in a price bracket of €300,000 to €500,000 (£251,727- £419,545).

“We’ve seen an uptick in purchases along the Costa Blanca and on Mallorca too.”

Popular expat areas in the Costa del Sol include Fuengirola, Calahonda, Marbella and Estepona.

Recently, British expats have also been opting for hillside properties in towns such as Benahavis and Mijas.

British expats searching for a place in the Costa Blanca region often opt for the area around the popular tourist locations of Benidorm and Alicante.

Properties on the beautiful island of Mallorca are also growing in popularity with expats opting for easy beach access.

One particular type of property is extremely popular with British buyers. He said: “Many Brits are looking for golf properties, with their extensive greenery and spacious surroundings.

BRITISH buyers are back on top in Spain, according to new data from a leading home builder. In a huge surge Britons reserved more second homes in Spain in October than any other nationality.

This was the first time that Britons had been on top since before the pandemic when travel restrictions were imposed. October also saw the highest number of homes reserved since 2015.

Taylor Wimpey España said it had seen figures of second home reservations rise for the last three months.

British reservations rose through August, September and October at higher rates than the same months in 2019.

DEVELOPERS Taylor Wimpey will spend €17 million on building an apartment complex on the southern Costa Blanca.

According to Spanish Law 14/2013, foreigners investing in Spain can obtain residence there. Investment forms vary, with article 63.2.b including the purchase of Spanish real estate worth at least €500,000 per applicant. The investment can be in either residential or commercial property. It can also be split across more than one property, as the wording refers to “bienes inmuebles” or real estate in general terms, according to Garzón.

One of the things that makes Spanish golden visas so attractive is the fact that they apply not just to the applicant, their spouse and children who are minors, but also to unmarried partners, children of legal age who are financially dependent on the applicant and parents who are in the applicant’s charge.

SUN-LOVING BRITS are racing to buy Spanish property once more, as the dream of owning a second home in the sun becomes a reality again. They are shrugging off Brexit and the pandemic to reserve new holiday homes in record numbers. It’s the new working from home.

Builder Taylor Wimpey España is reporting record-breaking reservation figures for Spanish holiday homes September, as travel restrictions ease. Sun-struck Brits are buying on the Costa del Sol, Costa Blanca, Mallorca and Ibiza and other Spanish hotspots, and getting much more for their money than in the UK.

Taylor Wimpey España has taken more property reservations than any September since it was founded in 1958.

Reservations were treble those seen in September 2019, the last “normal” September before the pandemic.

Sales and marketing director put this down to surging demand from UK second home buyers, although they do not have it their own way.

Brits face tough competition from domestic Spanish buyers, who are keen to buy second homes in their own country.

He said October reservations also look promising. “Britons are free to fly with fewer restrictions and there is growing confidence about buying homes in Spain once more.”

The working from home revolution is also driving the trend, he said. « Many Brits are now free to work from home and if they buy a property in Spain they can do so with even greater geographical flexibility than before.”

He said Spain offers far better value than the overheated UK market. “The idea of owning a property overseas is gaining traction with many families looking to rebalance their lifestyle post-pandemic. »

Brexit has caused a few paperwork headaches, but he added: “Buyers spending €500,000 (£425,000) or more can apply for a Golden Visa that opens up the entire Schengen Zone to them once more.”

With the UK government’s new travel rules now in place, it’s easier to visit Spain than it has been in a long time. As of 4 October 2021, anyone travelling from the UK to Spain aged 12 or over must present either proof of being fully vaccinated (at least two weeks before travel) or a negative PCR test result (taken within 72 hours of travel). Travellers must also complete a health control form within the 48 hours before they travel.

Holidaymakers from England and Wales can use the NHS Covid Pass as proof of their vaccination status. Those travelling from Scotland can request a letter from the NHS or download a QR code. Northern Ireland residents can present a Covid certificate.

Covid rules in place in Spain include wearing face masks in enclosed public spaces for those aged 6 and above, as well as in crowded outdoor spaces. Social distancing remains in place (1.5 metres), while local regions also have their own safety measures in place.

Those returning to the UK will not need to take a Covid test before departing Spain, provided they are fully vaccinated. Travellers still have to take a PCR test the day after arriving home, although the UK government is planning to change this to a lateral flow test by the time people return from their half term breaks. Those returning to England also have to fill out a passenger locator form. More stringent restrictions are in place for travellers who are not fully vaccinated.

Buyers, it seems, have no time to lose when it comes to making the most of their holiday time, and CBRE’s projection is already proving true for Taylor Wimpey España.

The Spanish Colegio Registradores, meanwhile, reports that foreign buyers now make up 9.7% of all property purchases in Spain (as at Q1 2021), with Mallorca and the Costa del Sol being the most popular areas. British buyers are leading the charge, accounting for 25.8% of all foreign purchases in Spain during the quarter.

Taylor Wimpey España reports double digit growth as buyers rush back to Spain

Back to Spain: As pandemic-related restrictions continue to ease, Taylor Wimpey España has reported a surge in demand for Spanish second homes, with web visits, leads and sales all enjoying double digit growth in June. The leading Spanish home builder’s experience is being reflected across the market more broadly, as well. Q1 2021 figures from Spain’s Colegio de Registradores show a 23.42% surge in the purchase of new build homes, along with an increase of 11.08% in previously owned property sales. Prices are up too, by 4.83%.

Currently on the UK government’s green list for travel, Mallorca is welcoming a surge in holiday makers and second home buyers. Taylor Wimpey España has begun work on Marbella Lake, a new development on the Costa del Sol (Málaga). It expects to invest a total of 35.5 million euros, according to the British developer. The Taylor Wimpey España team believe that this is playing into new build properties’ continuing out-performance of older homes in the Spanish market. Pre-pandemic, new builds were enjoying higher price gains than second-hand homes. And while the Colegio de Registradores’ 2020 report shows a 16.7% overall contraction in market size due to the pandemic, the new build sector shrank by just 7.3%.

While solar panels tend to be the sustainability poster boy, creating more environmentally friendly holiday homes goes much further than this. New Taylor Wimpey España developments are built using materials and equipment with high percentages of recycled material. Kyero.com reports that sales to international buyers account for 13.97% of all property transactions in Spain (as at Q4 2020). The figure tends to be significantly higher in coastal areas. In the Balearic Islands, that figure stands at 32.89%, while in Malaga province it is 32.23%. In Alicante, foreign buyers made up 40.73% of all transactions.

Despite Brexit and Covid, Britons bought more properties in Spain than any other foreign nationality in 2020. They accounted for 1.48% of overall property sales, with total purchases by foreigners accounting for 11.3%, according to the Colegio de Registradores.

While the total number of sales inevitably shrank in 2020, it was the second-hand homes market that was the most heavily impacted. Nationally, home sales dropped by 16.7%, but for second-hand homes, that figure reached 18.7%. Sales of new build homes, meanwhile, dropped by just 7.3%.

In fact, according to analysis by Valmesa Consultores, the number of new build transactions in August and September 2020 surpassed those in the same months of 2019.

We’re seeing some very positive signs across the Spanish property sector right now, with demand and sales both increasing. Buyers are looking for a mix of key-ready, newly completed homes, as well as off-plan properties on new developments. With renewed interest in the market, prices in coastal regions are beginning to increase, making now a great time to buy before they rise any further.”

Prices along the Mediterranean coast rose by 0.1% year on year in March 2021, according to Tinsa. However, the monthly increase since February stood at 2.7%, as buyers continue to gain confidence in the light of ongoing vaccination programme rollouts.

Increasing enthusiasm for overseas second homes was confirmed by recent statistics from A Place in the Sun, which found that 30% of people are now more motivated than ever to buy a property overseas. Of those looking at buying a property in Spain, 40% have their sights set on the Costa del Sol.

UK Spanish homeowners, potential investors and rental clients allowed to travel

Good news for Spanish second homeowners in the UK.

From March 29, people will be allowed to leave the UK in connection with the purchase, sale, letting or rental of a residential property. The exemption allows people to travel abroad “in connection with the purchase, sale, letting or rental of a residential property”.

Those activities include visiting an estate agent, developer sales office or show home, viewing residential properties to rent or buy, and preparing a property for moving in. This is excellent news for those who want to buy second homes and those who already own them particularly in light of the broader travel ban extension to 30 June.

Spain has also announced that it lift restrictions on arrivals from Britain on March 30, These have been in place since December in an attempt to contain the spread of new strains of coronavirus

Leading Spanish home builder Taylor Wimpey España has announced details of its newest launch: Ikat, in the picturesque town of Ses Salines, on Mallorca’s southern coast. The launch comes as figures from Registradores de España show that not even the pandemic can crush foreigners’ love for the Balearic Islands. In Q4 2020, foreign home buyers accounted for 32.65% of sales, compared with 10.73% for Spain as a whole.

“All eyes are on Mallorca as we wait for confirmation on how soon international travel can resume. Interest from foreigners and travellers from mainland Spain is up, so we are delighted to be launching such an interesting new development at this particular time.”

British interest in Spanish property is up by 24% YTD when measured in terms of Taylor Wimpey España’s website visitors, while interest from Germany has doubled in 2021. Overall leads are up by 42% YTD. 39% of those leads hail from the UK.

Kyero, meanwhile, reports an increase in visitor enquiries from the Netherlands, Germany, Belgium, Ireland and Switzerland by up to 48.4%. Most notable has been a huge surge in interest from 18-34-year-olds, as the pandemic and the wider acceptance of remote working impact property buyer behaviour.

In terms of demand from within Spain, it’s telling that Ryanair (Spain’s leading airline) has just launched nine new routes, three of which are to Mallorca: Mallorca-Zaragoza, Mallorca-Santander and Mallorca-Tenerife Norte. The airline has also scheduled an additional four flights per week between Mallorca and Valencia.

Despite Brexit, the pandemic and any other hoops that lie between us and enjoying homes in the Spanish sun, the British are still by far the most prominent of foreign property buyers in Spain. Just under 4,000 property sales were to British buyers last year, with sights set mainly on the Costa Blanca, Costa del Sol, the Balearics and Canary Islands.

Goodbye EU, but it’s not game over
Gone are the days where you could pitch up in your car and start a new life in Spain. Now there’s a 90-day limit for Brits on and a stay of up to 183 days in the country, without affecting your UK tax status. You can also apply retrospectively if you have bought a Spanish property since September 28, 2013, when the scheme launched.
There’s also the lesser-known non-lucrative visa. To qualify, you need a Spanish address and suffcient funds (€26,000 a year for the main applicant and €6,500 for subsequent family members).
For most holiday-home buyers, though, a 90-day stay is plenty. “For every British client who says they can’t be bothered now because of Brexit we see two new clients who are keen,” says Marc Pritchard, the sales and marketing director at Taylor Wimpey España (TWE).

Costa Blanca
Javea and Denia have long been hotspots for British homebuyers at all prices levels (for value see TWE’s Kiruna Residencial near Elche, with three-bedroom townhouses for
€191,000). And there’s the added benefit that you can zip over to the Balearics by fast ferry for the weekend. Although these coastal towns are getting their own taste of Ibiza-style cool, with OliBaBa Chiringuito in Oliva one of the most famous beach bars in Spain, Puro Beach and Zensa among Denia’s new day clubs, and Javea’s new boutique hotel Nomad causing a stir.

Popular tourism destinations such as Spain have been hit hard by the COVID-19 pandemic, but hopes are high that pent up demand from British holidaymakers will provide a significant boost this summer.

Spain’s golf industry, in particular, is eyeing up demand from British golfers. The sector is responsible for 120,000 jobs (direct and indirect) and the generation of nearly €13 billion, including €777 million in direct income from golf courses and €4,640 million in spending by golf tourists. As such, golf is a major player in Spain’s tourism offering, with 1.2 million golfers travelling to enjoy Spain’s fairways each year (2020, obviously, being a notable exception).

“Think of Spain and you immediately picture sunny beaches, great food and wine and world-class golf courses. Being able to spend time on the fairways year-round is an intrinsic part of Spain’s appeal. Not being able to visit Spain and play has been distressing for all those who enjoy golf as a way to stay fit and healthy and to spend time outdoors in beautiful natural surroundings.”

British players are certainly missing golf – so much so that design and build firm Oakbridge Bespoke recently reported an increase in interest from clients wanting golf simulators in their own homes. Of course, even the fanciest of simulators can’t beat the feel of being out on the fairway, but it is hoped that British golfers won’t have to wait too much longer to do so. According to Pedro Homar, Director of the Palma Tourism Board,

“With the rate in which the UK is rolling out the vaccination, we are confident that the UK market will be one of the first to return to Palma… In terms of timings, we expect the UK market to return from around May onwards.”

Golf in Spain comes with a surprisingly affordable price tag. Indeed, the Golf Travel Centre recently worked out that the average Brit doing Dry January would save £343 from missing nights out (pandemic aside). That’s enough for a long weekend at the Costa del Sol’s stunning La Cala Golf Resort.

For many golfers, though, the odd weekend here and there just isn’t enough. They are looking for golf properties where they can play golf all year round, enjoying the lush greenery, sea views and abundant sunshine that are so good for mental as well as physical health. As such, many seek to buy golf properties that they can use whenever suits them.

Cold days and long winter nights in lockdown have left people dreaming of sunnier climes according to property experts.

The Association of Portuguese Resorts said almost a quarter of international enquiries at the end of 2020 were from the UK and Ireland, while Taylor Wimpey Espana says its website traffic has rocketed in the first month of January.

Javier Piñanes, Spanish tourism board officer in London, said: « There is a strong desire to travel on the part of the British and they emphasise Spain is the destination they want to travel to, it is their top destination for holiday.”

National Park

TWE said Spanish property buyers were increasingly thinking about the environment in searches, with the Malaga area proving popular, particularly ahead of the designation of Sierra de las Nieves as the province’s first national park later this year.

A TWE spokesman said: « Both tourists and second home owners are increasingly conscious of the need for greater sustainability. Concern for the environment is being reflected in the questions buyers are asking as part of the purchase process. »

« Features such as energy efficiency, solar energy and thermal insulation are no longer ‘nice to haves’ – they are a core part of what many buyers are seeking.”

The park is home to the largest collection of pinsapo trees in existence, as well as golden eagles, griffon vultures, peregrine falcons, ibex, wild cats, and roe deer, while cycling, hiking, horse-riding, kayaking, climbing, abseiling, potholing and canyoning is all available there.

Later this year, Spain’s Malaga province will finally get its first National Park, after six years of campaigning. Sierra de las Nieves, the mountainous area north of Marbella and east of Ronda, will enjoy increased funding and stricter environmental protections as a result of the decision.

Sierra de las Nieves has been a protected national park since 1989 and a UNESCO Biosphere Reserve since 1995. It is home to the largest collection of pinsapo trees in existence, along with an abundance of largely untouched flora and fauna, with some of the trees thought to be over 500 years old. Bird spotters who visit the park can enjoy sightings of golden eagles, griffon vultures, peregrine falcons and many more species, while ibex, wild cats, mouflon and roe deer roam the steep slopes.

Connecting with nature has rarely felt so important as it has over the past year, with lockdown restrictions confining so many people to the inside of their homes. Likewise, exercise has becoming something to be valued even more than normal. With cycling, hiking, horse-riding, kayaking, climbing, abseiling, potholing and canyoning all available in Sierra de las Nieves, those visiting the resorts of the Costa del Sol will have easy access to all the nature and exercise they could possibly wish for.
