There is a great deal of focus on energy performance in the UK at the moment, both from an environmental perspective and through property owners seeking to reduce their eye-watering energy bills. Energy ratings are applied EU-wide so the rating system in Spain mirrors that in the UK (for the moment, at least). Energy Performance Certificates (EPCs) range from A to G, with modern homes delivering superior results to older properties. Taylor Wimpey España, for example, is currently offering a range of key-ready homes with an EPC rating of B. The homes feature large windows to make the most of the natural light (as well as maximising the picturesque views) and deliver maximum thermal and acoustic comfort. Solar panels are used to reduce the properties’ need for energy from external sources. |
One such B-rated development is Emerald Greens, which is home to spacious apartments and penthouses at the Costa del Sol’s renowned San Roque Club. Priced from €290,000 plus VAT, the two- and three-bedroom homes deliver stunning views over the fairways and down to the sea, with large, open terraces. Over in Sotogrande, the pretty, frontline marina apartments at Pier 2 are also rated B for their energy performance. The private gated community includes garden areas and a pool for residents’ exclusive use, while individual homes feature generous terraces with lovely views of the marina.
