Leading Spanish home builder Taylor Wimpey España and La Cala Golf Resort are celebrating the renewal of their joint venture, which has already led to the construction of more than 400 homes in Spain’s Costa del Sol region.
La Cala Resort hosted a cocktail reception on March 31 to celebrate the enduring partnership, with the Mayor of Mijas and other local dignitaries in attendance, along with more than 80 agents in the Taylor Wimpey España network.The joint venture between Taylor Wimpey España and La Cala Resort has been running for nearly a decade. During that time Taylor Wimpey España has generated over €150 million in sales revenue at the resort. Under the renewed agreement, plans are in place for more than 600 additional homes at La Cala.The latest homes under development at the resort are at Solana Village, where 197 two- and three-bedroom homes overlook the picturesque Europa Golf Course. Prices for the south- and southwest-facing homes at Solana Village South start from €370,000 plus VAT, while the south- and east-facing apartments at Solana Village East start from €395,000 plus VAT.

Located close to the luxurious spa, clubhouse and hotel at La Cala, the gated Solana Village development comes with an adult pool, infant splash pool and communal gardens overlooking the valley. Taylor Wimpey’s Spanish division reports profit margin of 26.7%

Taylor Wimpey España, the Spanish division of the High Wycombe construction company, has reported a strong start to 2022.

The firm, which sells second homes in Spain to international buyers, has said that it completed 203 homes between January and June 2022, compared to 84 completions during the same period in 2021. This is an increase of 142 per cent.

This has driven strong financial figures for the first half of 2022, with the firm boasting an operating profit margin of 26.7 per cent. The average selling price of the company’s properties in Costa del Sol, Costa Blanca, Mallorca and Ibiza was €391,000 (~£329,000).

Javier Ballester, Managing Director of Taylor Wimpey España, said: “We are delighted to report such a positive start to the year. Demand for well-located, high-quality homes in Spain is robust and we are pleased to have been able to launch four new developments so far in 2022 to meet this need, representing a total investment of €58m in the Spanish property market.”

Part of this strength is driven by a resurgence in Spanish tourism, with foreign arrivals reaching 7.46 million in June of 2022 – a year-on-year increase of 236 per cent. The firm’s buyers this year have included 30 different nationalities.

Mallorca’s Palma Airport is gearing up for its busiest ever September. Visitor numbers look set to top those seen in the same month during 2019, which was Mallorca’s busiest September to date, with 3.7 million arrivals.

The island’s property market is also booming, with foreign buyers playing a major role in it. According to Q2 2022 figures from Colegio Registradores, foreign buyers in the Balearic Islands jumped by a staggering 34.66% compared to the same period in 2021 – the highest increase in volume of foreign home buyers of any area in Spain. The Balearic Islands were also the Autonomous Community with the highest average price in Spain during the same quarter, at €3,180/m² – well above the national average of €1,957/m²).

Nationally, Spain’s housing market is incredibly busy. The 163,909 registered sales during Q2 2022 were the second highest number in any quarter since the beginning of 2008. The same is true of the number of sales over the past year – the 626,345 sales are the highest number seen since mid-2008.

When it comes to foreigners buying homes in Spain, Britons are leading the field. Foreigners accounted for 14.7% of total home purchases in Spain in Q2 2022 (up 1.49% since Q1 2022). Of those, Britons make up the largest group, accounting for 9.8% of all foreigners buying property in Spain during Q2 (followed by Germans, at 9.1%, and French buyers, at 6.6%).

Where to buy property in Marbella, Spain

From golden visas to the Golden Mile, this Costa del Sol city is glittering with new appeal — buy in from €250,000

Marbella is absolutely mad,” says David Thompson, who has spent hisfi rst summer in the Costa del Sol resort after relocating from Dubaiwith his wife, Carolyn. “The roads are jammed, the beaches packedand you can’t get a reservation in restaurants.”

But he wouldn’t be anywhere else in the world. Thompson is loving life in their three bedroom townhouse at La Quinta Hills, where the rooftop solarium offers sea views stretching for miles across to the Rock of Gibraltar. “We are planning to spend our retirement playing golf, padel tennis and exploring the fantastic areas close by like Granada and Seville,” says the 67-year-old, who used to work in insurance. He andCarolyn are in the slow process of selling their UK home, near Bognor Regis in EastSussex, to fully commit to a new life in Spain. “For us Marbella hit all the right notes:mild winters, good airport access, great golf courses — and we are in an ideal spot,

They are not the only ones moving to Marbella since the pandemic began. BetweenMarch 2020 and November 2021, the number of foreigners who registered theirpresence at Marbella town hall increased by 4,101 to 44,846. For the fi rst time,despite or perhaps because of Brexit, Brits led the way.

Holiday home-buyers are as diverse as they are prolifi c. “This year we have sold to 31diff erent nationalities in the area, with an average spend of €550,000,” says MarcPritchard, sales and marketing director of developer Taylor Wimpey España. “The[rising] price of oil has meant that Middle Eastern buyers are fl owing back again, butthe British are still at the top, and Irish buyers [are also] returning.”
Being close enough to dip into the bright lights of the Costa del Sol’s glitzy hub hasan awful lot of appeal to house-hunters, whether they are spending €300,000 or €3million. Buyers with smaller budgets might need to look to its fringes but theshopping and restaurants in Marbella continue to be a magnet — such as thebrasserie-style Babette in Puente Romano, which theatrically serves smokingcocktails from under cloches, to the more traditional appeal of boquerones(anchovies) and a beer under the trees of Plaza de los Naranjos in Marbella’s oldtown.

The top address, however, remains Nueva Andalusia on the edge of the Golden Milethat runs from the east of the city centre down to Puerto Banus, where palatialproperties sit next to apartment blocks. “Over half of our inquiries are for a two-bedroom apartment there, costing €250,000-300,000,” says James Vizetelly,marketing director of the estate agency Affi nity Spain. “There’s a status to living inthe area.” In the Los Naranjos de Marbella development, with its café andsupermarket, you’ll pay about €300,000 for a two-bedroom penthouse.
Kuwaiti and Saudi buyers have been among the 45 within the past year buying anoff -plan apartment (prices from €430,000) at Taylor Wimpey’s Marbella Lakedevelopment in Nueva Andalusia. Sitting next to an ornamental lake, thedevelopment is close to three golf courses and Aloha College, one of the area’spopular international schools.
Not everyone wants this buzz all of the time, though. Artur Loginov, CEO of the high-end agency Drumelia Real Estate at Nest Seekers, says buyers with bigger budgetsseeking privacy and space are increasingly favouring villas in the hills behind thecity, as well as applying for “golden visas” to stay for longer periods.

“Buyers want to be in the mountains, closer to nature, in a setting ideal to remotework,” he says. This means a villa in a gated development like Sierra Blanca, or onein Benahavis, such as La Finca de Jasmine, where a four-bedroom villa with seaviews costs €1.5 million, off -plan.

As construction costs ratchet up to increase the price of new-builds, buyers arebecoming more open to newer areas where land prices are lower, says Arjen Spittaelof the agent Lucas Fox Marbella: “West Marbella, or the so-called New Golden Mile,is fast gaining popularity — between San Pedro de Alcantara and Estepona. Newsupermarkets are popping up to keep up with the growing amount of people movingthere.”

Spittael says it’s possible to buy a good-sized villa with a decent plot for about €1.6million.

Taylor Wimpey España reports 142 percent jump in home completions

Newly release figures show that leading Spanish home builder Taylor Wimpey España has delivered a strong performance during the first six months of 2022. The data show that the company completed 203 homes between January and June 2022, compared to 84 completions during the same period in 2021 – an increase of 142% – with an operating profit margin of 26.7%.

Taylor Wimpey España sells second homes to international buyers from Europe and beyond, as well as primary and secondary homes to domestic Spanish customers. During the first half of 2022, the average selling price across the company’s properties in the Costa del Sol, Costa Blanca, Mallorca and Ibiza stood at €391,000.

So far this year, Taylor Wimpey España’s buyers have included 30 different nationalities. A resurgence in the Spanish tourism, with foreign arrivals jumping 236% year-on-year, to 7.46 million in June 2022, is supporting the continuing interest in buying second homes in the country. According to Spain’s National Statistics Institute, visitors from Ireland have increased by 1,424% and those from the UK by 1,165%. Visitor numbers from the US and Germany are also up, by 307% and 125% respectively.

The Balearic Islands and Andalusia are two of the three most popular destinations in Spain for foreign visitors so far this year (along with Catalonia). Taylor Wimpey España’s developments in the Balearic Islands have certainly proven popular. Three developments – Canyamel Pins at Capdepera on the northeast coast of Mallorca, Sa Galera on Mallorca’s Bay of Palma and Sunset Ibiza, which provides frontline homes at Ibiza’s Cala Gracio – all have just a few apartments still available for sale.

The company’s Pier development at Sotogrande has also impressed buyers with its waterfront location at La Marina de Sotogrande.
