Rising demand for newly constructed homes in Spain is significantly outstripping appetite for older properties. Recently published Q4 2024 figures from Spain\u2019s Association of Registrars show that sales of new homes jumped 21.6% year-on-year. That compares to an increase of just 6.4% for older homes and 9.2% across all property types.

For the most recent quarter (Q4 2024), the figures again reflect the strength of buyer demand for new homes. The number of new homes sold rose by 18.3% during the quarter (38,671 properties), while the number of used home sales plateaued at 0.0% (133,880 properties).

Leading the increase in new home sales was the Andalusia region, which saw a 30.5% year-on-year increase, compared to just 0.2% for older properties in the same area. According to leading Spanish home builder Taylor Wimpey Espa\u00f1a<\/a>, which currently has homes in Andalusia for sale at Altura 160<\/a>, sustainability is a crucial factor behind this demand. Marc Pritchard, the firm\u2019s Sales and Marketing Director, comments:

\u201cBuying new means buying a home that features the latest eco-conscious building techniques and technology. Older properties simply can\u2019t compete when it comes to the energy efficiency of new builds. Buyers are choosing new homes with this in mind, supporting sustainability while lowering their energy bills.\u201d

Homes at Altura 160, which are rated \u201cA\u201d for their energy efficiency, showcase this trend in action. The spacious new apartments and penthouses face southeast, built to take maximum advantage of Spain\u2019s abundant sunlight. Priced from \u20ac585,000 plus VAT, the homes feature aerothermy, underfloor heating, double glazing, LED spotlights and pre-installing for electric vehicle charging, supporting buyers to live more sustainably.

Newly constructed homes are outstripping older properties in terms of price rises, as well as sales volumes. New builds saw prices increase by 3.7% during the last quarter of 2024, compared to an increase of 1.6% for older homes.<\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n

\u201cAll the figures are pointing to the strength of the new homes market here in Spain, from sales volumes to price increases. Buyers increasingly appreciate the advantages of investment in new homes in both the shorter term and the long term.\u201d<\/em>\u00a0<\/strong>

Many Spanish regions saw new construction price rises notably surpass the average. In Andalusia, new build prices grew 13.0% year-on-year, while in the Balearic Islands, they increased by 12.1%. In the Valencian Community, home to Taylor Wimpey Espa\u00f1a\u2019s A-rated homes at\u00a0Eden Beach<\/a>, new build prices rose by 5.2% year-on-year.

Like Altura 160, Eden Beach showcases a wealth of sustainability features that simply can\u2019t be found in older properties. The homes, which cost from \u20ac245,000 plus VAT, are just 700 metres from the stunning La Mata beach, providing magnificent sea views courtesy of their good-sized terraces and southeast orientation.

Both domestic Spanish buyers and international buyers appreciate the merits of newly constructed homes, according to the Taylor Wimpey Espa\u00f1a team. According to the Association of Registrars, international buyers accounted for 14.5% of all home purchases in Spain during Q4 2024. Buyers from the United Kingdom led the way, accounting for 8.6% of all international purchasers. They were followed by buyers from Germany (6.7% of all international buyers), the Netherlands (5.91%), Morocco (5.3%) and France (5.3%).\u00a0
