Sustainability and green buildings are top of mind for buyers and planning officials

Sustainability will be a major priority for second home buyers in Spain in 2025, according to leading Spanish home builder Taylor Wimpey España. The firm has already seen a notable focus on this during 2024, with interest tipped to grow further during the coming year.

“With increasing awareness of climate change,” comments Sales and Marketing Director Marc Pritchard, “demand for sustainable and green buildings is skyrocketing. Buyers are asking about energy-efficient heating and cooling systems, renewable energy sources and sustainable building materials.”

Nor is it just buyers who are focused on properties’ eco-credentials, as Pritchard explains:
“Governments and developers are likely to push for stricter environmental regulations in 2025 and beyond. This is not a temporary trend but a shift in focus that will impact property buyers across Spain, as well as the international community who choose to purchase second homes here.”
Suburban and secondary markets will address affordability issues in major cities

Taylor Wimpey España has flagged up the rise of suburban and secondary markets as another key trend for 2025, as major cities increasingly present buyers with affordability issues. Suburban and secondary markets will offer an alternative, with more space at a more budget-friendly price point, while still providing access to essential services. For many families, this presents the ideal balance between space, location and price. 

The secondary markets are particularly well suited to remote and hybrid workers, whose need for homes with dedicated office space, fast internet and proximity to nature for their leisure time continues to shape the market. Their housing choices focus on larger homes outside city centres – but with easy access to central amenities when they choose.

These buyer trends have led Taylor Wimpey España to invest in a number of new areas, with projects in early 2025 due to spring up in locations including Palma, Capdepera and Paguera in Mallorca and Moraira, Murcia and Denia in the Costa Blanca, along with Mijas in the Costa del Sol as part of a new phase at La Cala Golf Resort.
