New home sales up 25.1% year-on-year as buyers rush to snap up properties in Valencia

Demand has driven up prices by 7% over past year

Figures from Spain’s national registrars (Colegio de Registradores) for Q2 2025 reveal that sales of new homes in the Valencian Community have shot up by 25.1% year-on-year. Home to Spain’s third largest city, the Valencian Community offers everything from rugged mountainous terrain to bustling metropolitan areas and stunning Mediterranean coastline. The fourth most populous Spanish autonomous community, it has seen strong demand from both Spanish and international property buyers over the past year.

“The property market across the Valencian Community has seen strong demand in the past 12 months, particularly for newly built homes, which saw sales growth of 25.1%, compared to just 15.6% for older properties. The energy efficiency and sustainable features of new homes, which keep running costs low, are a major part of the appeal. Considerate design, with an emphasis on natural light and balancing outdoor space with shaded areas, is also an important element in the growth of demand for new homes.”
Britons are the leading foreign nationality buying in Spain, accounting for 7.7% of all foreign buyers

The growth in demand for homes in the Valencian Community supported a price rise of 7.0% in the year to Q2 2025, according to the Colegio de Registradores data. The figures also show that, for Spain as a whole, Britons were the leading group of foreign buyers over the past year. They accounted for 7.7% of all foreigners who bought homes in Spain.

Property sales at Breeze in Balcón de Finestrat, in the Alicante area of the Valencian Community, reflect the business of the market across the region. Only a few of the homes in the second phase of the development remain available for sale, following a strong summer. Three-bedroom/three-bathroom semi-detached houses at the development are priced from €435,000 plus VAT, while four-bedroom/three-bathroom villas are available from €550,000 plus VAT. All homes face southeast and are rated ‘A’ for their energy efficiency. They benefit from communal swimming pools and gardens, with properties available to move into from October 2025.
