With plenty of evidence that golf is good for your health, as well as being a great social activity, a golfing holiday in the sunshine could be just what the doctor ordered. But where should you visit—Spain or Portugal?
Globally, golf is big business. The Business Research Company states that the market has a value of $5.88 billion in 2024, projected to grow to $8.27 billion by 2028, at a compound annual growth rate of 8.9 per cent.
Numerous countries court golfers with their pristine fairways, and both Spain and Portugal provide a wealth of courses. Both countries have experience of hosting international championships, as well as delighting amateurs with their extensive golf holiday options. Over recent decades, this has grown to encompass everything from fine dining facilities to frontline golf properties, in addition to the courses themselves.

We’ve taken a look at golfing holidays in both countries to help you decide.

According to the Spanish Golf Federation, Spain is home to more than 1.2 million registered golfers, in addition to those who come from overseas to spend their holidays in the Iberian country. Research by IE University for the Spanish Golf Courses Association, meanwhile, shows that Britons make up the largest group of foreign golfers in Spain.
The same IE University study found that foreign golf tourists own more than 280,000 homes in Spain, accounting for an estimated €4.2 billion of property investment in the country.

More than just a golf course

New figures from leading Spanish homebuilder Taylor Wimpey España have revealed a 22% jump in reservations by British buyers (Q1 2024, year to date). British buyers show a clear preference for homes in the Costa del Sol, with the majority purchasing a Spanish home when aged between 45 and 59 years old. The Q1 2024 data also show that British buyers have a particularly strong appetite for apartments, rather than townhouses.

We’ve had a notably strong start to the year in terms of British buyer numbers. Britons are now third in the ranking of nationalities reserving the most properties with us, with homes in Malaga and elsewhere in the Costa del Sol proving to be especially popular. This is consistent with long-term trends. We have been selling homes in Spain to British (and other) buyers for more than 65 years and the sunshine, affordability, golf and beaches of the Costa del Sol have been a winning combination for decades.”

One location that has struck a chord with British buyers is Istán in Malaga. Home to stunning scenery, the area is popular with those who want to immerse themselves in the beauty of nature while staying active and healthy. Average purchase price rose from €383k in 2022 to €400k in 2023

Leading Spanish home builder Taylor Wimpey España has reported rising demand for properties in Spain. The firm completed 410 homes in 2023, with a total order book as at 31st December 2023 of 490 homes. That compares to 381 completions and an order book of 448 homes a year earlier.
Buyers also sought more expensive properties in 2023, paying an average of €400,000 – an increase of 4.4% from the average price of €383,000 in 2022. Buyers were primarily Europeans and other international customers purchasing second homes, with a small proportion of purchases being primary homes for domestic Spanish buyers.
“2023 was a positive year for property sales, with an increase in completions and our order book. Buyers continue to prioritise outdoor space and flexible accommodation, which enables them to use their properties to meet a range of needs, from family holidays to extended, blended work and leisure trips. Location is also key and we are excited to have a range of developments launching in the next few months in some impressive settings.”

The Real Estate market in Mallorca is quite different to that in mainland Spain according to long-time resident Marc Pritchard Sales and Marketing Director at Taylor Wimpey España.

 

Smaller developments than on the mainland

First and foremost, whilst on the mainland construction companies such as Taylor Wimpey tend to build large volumes of property, this doesn’t happen in Mallorca and  their latest development, (one of six under construction on the island), Es Voltor consists of just  13 two storey town houses.

This low volume high quality building strategy is working very well and Marc explained that sales of Taylor Wimpey properties in 2021, 2022 and 2023 were exceptional and the best in 65 years that the company has operated in Spain.

The majority of property that the company sells is generally to overseas buyers looking to settle in Mallorca and there is not a great deal of residential tourism especially after Brexit as British buyers whilst still present have reduced in numbers.

Taylor Wimpey has during its busiest years sold to buyers from some 50 different nations and perhaps unsurprisingly, Germany supplies the largest number of buyers, although there has been a great deal of activity from Poles who are looking to move to the island.

Rentals are expensive and purchasing affordable property can be difficult for local people with most builders concentrating on luxury properties and in Marc’s opinion the authorities should allow for taller properties to be built, especially in Palma and for large apartments often with four bedrooms to be turned into two, two bedroom properties.

Currently, the market is relatively quiet but as we move towards Easter, things will start to hot up but prospective buyers need to act early to reserve but be patient.

Due to various reasons including a halt on building during the tourist season, the properties on the Es Voltor development are unlikely to be ready to complete until the end of 2025, as what should be a 12 month build will take 24 months due to stoppages and a further three months to obtain final building certificates.

Figures from the Office for National Statistics show that the average property in the UK cost £285,000 as at December 2023. But what does that translate to when buying a property overseas?

In Spain, analysis by the Colegio de Registradores* shows that there are four provinces where foreign buyers account for at least 30% of home purchases (double the national average of 14.9%). Two of those provinces are Alicante and Malaga, where foreign buyers – many of them from the UK – seek second homes that provide easy access to Spain’s beautiful Mediterranean coastline and the world-class golf courses that dot the area.

Costa Blanca sees increase in domestic property buyers

The Spanish coast is experiencing a notable increase in demand for properties from national buyers. A significant change in a market dominated, in recent times, by international interest. This phenomenon has become especially evident at the beginning of this year, as demonstrated by the data recorded by the promoter Taylor Wimpey Spain in several of its beachfront promotions.

In Dénia, with the Bella Beach apartments, Taylor Wimpey Spain has witnessed this change in trend, with 50% of its buyers coming from the national market. This data is indicative of a growing desire on the part of Spaniards for coastal properties. In this one, specifically, 40% of the units have already been sold and delivery of the first phase is expected in June of this year. The show apartment is now available, both for in-person and virtual visits.

n the case of Bella Beach, an investment of 15 million euro is planned for the development of a residential complex located a few meters from Almadraba beach. This urbanization, made up of 62 four-story homes, offers 2 and 3-bedroom apartments, all of them with sea views and built with high quality materials.

Sales and Marketing Director of Taylor Wimpey Spain, has shared his optimism regarding the beginning of the year, confirming that “the pace of sales and construction of our developments on the Spanish coast is going according to plan. We are witnessing “robust demand.” In addition, Pritchard has also announced that the company will soon announce “the launch of new developments that will continue to enrich our offer in privileged locations.”

Continuing with this notable interest in the coastal real estate market, the Breeze development, with apartments and townhouses located in Finestrat, also reflects the national and international preference for living near the sea. So far, almost 30% of the first phase has been sold and the second phase is expected to go on sale in early March of this year.

The delivery of the first phase of Breeze is scheduled for March 2025, with an estimated investment of 27 million euro for both phases. The project has stood out mainly among Dutch and Belgian buyers, in addition to local interest.

On the other hand, on the island of Mallorca, the Es Balcó apartments, located in the charming town of Ses Salines, have already sold 40% of their units. The main nationality of the buyers has been German. The delivery of the first phase is also scheduled for June of this year, with a projected investment of 9 million euro.

More homes and higher value sales in Spain, reports British building giant

Leading Spanish home builder Taylor Wimpey España has shared its end of year results. During 2023, the firm completed 410 homes – up from 381 in 2022. There was also a notable uptick in the average selling price, which increased from 383,000 euros in 2022 to 400,000 euros in 2023.

Over the course of 2023, Taylor Wimpey España sold homes in Spain to buyers of 50 different nationalities. Out of the total number of homes reserved during the year, 12 percent were snapped up by British buyers.

As at 31 December 2023, the total Taylor Wimpey España order book stood at 490 properties. That figure is a jump from 448 as at 31 December 2022.

“Second home sales in Spain showed strength and resilience in 2023, as buyers continue to evolve their balance between holidaying and remote working. We anticipate another positive year ahead in 2024 and have exciting plans to launch a selection of developments in the Costa del Sol, Costa Blanca and Mallorca, encompassing hundreds of high-quality new homes,” said Javier Ballester, General Manager, Taylor Wimpey España.

Taylor Wimpey España has already launched the first of its 2024 developments – Es Voltor, in Mallorca. The laid-back location with its grand architecture is home to several bodegas whose sherry-making traditions date back centuries (the Phoenicians first brought vines to the Jerez region around 1100 BC).

Tasting your way around the sherries of Jerez de la Frontera under the heat of the Spanish sun is certainly a pleasure to be enjoyed at a leisurely pace.

Tarifa

Another must-visit town in Cádiz is Tarifa, where you can visit the historic castle and view the coast of Morocco across the water from its towers. If you like ancient architecture, exploring the castle, which dates back to 960, is a must, as is visiting the Iglesia de San Mateo (St Matthew’s Church) that was built in 1506.

Tarifa is known as the windiest city in Spain, so while it might not be the ideal sunbathing spot; it’s a mecca for windsurfers and kite surfers. In fact, it’s one of the most popular destinations in Europe for wind sports.

One of the other delights to be experienced while in town is the ability to put your feet in the Atlantic Ocean and the Mediterranean Sea within seconds of each other. Tarifa is the point at which the two bodies of water meet, with a narrow strip of rock dividing the two. A quick clamber across and you can go from being in the Atlantic Ocean to being in the Mediterranean Sea in under a minute!

This month we chatted to seven of our top estate agents to find out what’s new in the ever-evolving world of Spanish real estate. From shifting buyer demographics, and the success of AI and virtual viewings, to unprecedented demand for properties and the eternal allure of Marbella, these are the subjects that have gotten our agents talking this month.

Evolving buyer demographics

In Málaga, Alicante, and Murcia, our estate agents have reported a significant shift in the nationalities of their buyers since Brexit and Covid. Patrick Flynn from Murcia Resorts and Sofia Sanchez Watson from Barclays Properties and Watsons Real Estate in La Marina, Alicante say they have seen a “noticeable decrease in British buyers.” However, this decline has been balanced by a surge in interest from other parts of Europe. Now they’re seeing clients from the Czech Republic, Belgium, Germany, Holland, Poland and even Canada and the United States.

Jeremy Webster from Space Real Estate in Marbella highlights the growing allure of the Costa del Sol to the American market, while Taylor Wimpey Spain made sales to an astonishing 42 different nationalities in the first half of 2023. It is still generally agreed that British buyers continue to lead the pack, but their market share has reduced significantly, our agents estimate UK buyer interest has dropped from 50-55% to 25-30%. And it’s not just nationalities that are changing, Keith Spitalnick from Target Property Spain, based in Mijas Costa says “the age bracket of buyers has shifted, with younger families and new money entering the market” since the pandemic.

Demand for properties outstripping supply 

“Properties are entering the market only to be snapped up quickly, leaving potential buyers vying for the limited options available,” says Ryan Hough, Director at Crystal Shore Properties on the Costa del Sol. A significant proportion of properties are being sold before they even make it to the market, underlining the urgency in which buyers are seeking to secure their Spanish dream home. But Sofia in La Marina remains optimistic about the future, foreseeing a potential increase in property supply with the completion of new developments and hopes for a more balanced market. With new properties becoming available for resale and La Marina’s ongoing expansion, opportunities are expected to abound. Spain, and especially Murcia, according to Patrick at Murcia resorts, is witnessing a surge in new developments; golf resorts and leisure opportunities are booming.

Technological advancements in the Spanish property market

The impact of artificial intelligence, automation, and virtual tools is starting to have a positive effect on the real estate industry in Spain. Sofia says “virtual viewings, drones, and interactive presentations have ushered in a new era of property marketing,” bringing a breath of fresh air and presenting new ways to interact with clients. In recent times, remote viewings have become increasingly popular among property buyers. Many American clients in particular, opt for buying properties over the phone. “We provide all the necessary information, legal support, and even conduct virtual property tours,” says Daniel from Spanish Property Expert. This trend is indicative of the changing dynamics in the real estate market. Keith confirmed that while the number of leads coming in has decreased somewhat, the leads they do receive are stronger and more qualified; virtual tours and Google Street View have made clients more informed and discerning, and therefore more confident to make a purchase without a traditional viewing trip.

Exciting trends in property development

Ryan from Crystal Shore Properties, located in Estepona, is excited by the visionary approach of developers on the Costa del Sol. Many are taking on properties in need of renovation, displaying remarkable vision in their transformations. The outcomes are nothing short of spectacular. These properties are being refurbished into ultra-modern, aesthetically pleasing residences, often adopting unique styles such as introducing a Balinese theme. The before-and-after transformations are awe-inspiring and are setting a new trend in the market.

Also on the Costa del Sol, branded residences are having a moment, which may or may not be inspired by the increase in American property buyers. Homes at Solana Village, at La Cala Golf Resort in Mijas, have proven a hit, with British buyers snapping up properties at both Solana Village East and Solana Village South. Leading Spanish home builder Taylor Wimpey España has revealed a 40% jump in British reservations for its properties in the Costa del Sol (year-to-date September figures). A strong appetite for golf properties is driving the growth, with homes at both La Cala Golf Resort and Estepona Golf selling well.

“The British love of golf is alive and well, with many golfers looking to Spain for year-round enjoyment of the sport. So far in 2023, we have sold homes to buyers of 44 different nationalities. In the Costa del Sol, Britons have reserved more properties than any other nationality, showcasing a huge appetite for golf properties in the region,” says Marc Pritchard, Sales and Marketing Director, Taylor Wimpey España.

British buyers also remain keen on properties in Mallorca and the Costa Blanca, according to Taylor Wimpey España, with growth of 8% in British reservations across all of the home builder’s developments (September year-to-date). Yet it is the Costa del Sol that Britons are particularly enamoured with.

“The Costa del Sol has it all – world-class golf courses, fabulous beaches, outstanding cuisine, an affordable lifestyle and a family-friendly atmosphere. It’s very affordable in property terms too, particularly compared to prices in the UK,” Marc Pritchard continues.

Buyers can get plenty of property for their pounds in the Costa del Sol. Elegant, three-storey townhouses at Green Golf in Estepona, for example, cost from €335,000 plus VAT. The bright, spacious homes overlook the beautiful greenery of the course at Estepona Golf, with panoramic views extending down to the sea. The properties face south or southwest and have large terraces, as well as a communal pool. They will be key-ready at the end of October 2023. Potential buyers can already book an appointment to visit the show home, either online or in-person.

To understand the strength of international demand for golf properties, Top End Sports undertook analysis of online search traffic for the word “golf”. It found that the United Kingdom ranked third globally, with only Ireland and Canada generating more searches. It’s an appetite with which the Taylor Wimpey España team is certainly familiar. Since the war in Ukraine began, Poles have been among the top nationalities investing in Spain. Marc Pritchard, Director of Sales and Marketing at Taylor Wimpey España, explains what it is about Spain that holds such appeal.

Have you had many Polish buyers in the past couple of years?

Absolutely – Poles were our top nationality of buyers in 2022, accounting for 17% of our total reservations here in Spain. So far in 2023 (year-to-date March), Poles have accounted for 11% of total reservations, second only to buyers from Germany.

Which areas of Spain do Polish buyers favour?

Polish buyers show a definite preference for the Costa Blanca. 87% of our Polish buyers in 2022 and 75% so far in 2023 have reserved properties in this area. With 200 kilometres of coastline, including many stunning white sandy beaches, it’s easy to see the appeal.

The Costa Blanca also offers superb value for money compared to many other parts of the Spanish coast. Our homes at Amara in Gran Alacant cost from €220,000 plus VAT. They come with on-site communal pools, gardens and a playpark, all close to the local shops and beach. You get a lot for your money in the Costa Blanca.

Is there more to do in the Costa Blanca than simply lie on the beach?

So much more! There are all sorts of water sports to try out along the coast and some beautiful golf courses for those who like to spend time on the fairways. There are Spanish luxury spas, fine dining restaurants and plenty of opportunities for retail therapy in high-end boutiques and malls stocked with international brands.

The Costa Blanca has a rich architectural heritage and some stunning national parks. You can ride horses, visit castles, explore caverns and caves and so much more. There’s also a wonderful local culinary scene, so visitors can experience Spanish luxury gastronomy at its best.

Which towns in the Costa Blanca are most worth visiting?

It depends on what you’re looking for from your time in Spain. Alicante is a great city to explore, while Dénia, Xàbia (Jávea) and Gran Alacant are well worth a visit if you’re looking for charm on a smaller scale. And there are countless pretty villages to discover.

Is there plenty of choice when it comes to holiday homes in the Costa Blanca?

Certainly. Buyers can choose between frontline golf apartments and homes close to the beach, as well as properties in more urban locations. There are holiday homes here to suit a wide range of needs.

In terms of property style, many homes feature open plan kitchen and living areas, as well as outdoor space in the form of terraces, gardens and top floor solariums.

Since the pandemic, many buyers have been seeking homes which encompass working space too, as an increase in working from home arrangements have afforded people more freedom about where they work. That’s something we’ve factored into the design of all the latest homes we’re building in Spain – we create spaces that can be used flexibly.

Are Polish buyers interested in any other areas of Spain?

Some of our Polish buyers have been drawn to the Costa del Sol, with its winning combination of beach life and sunshine. Marbella is a city that holds plentiful international appeal, as do locations like Mijas, Estepona, Nueva Andalucia and Istán. Casares Beach is also proving to be a popular area with property buyers from a range of international locations.

What are your top tips for Poles considering buying property in Spain?

I think it’s important to be clear on your expectations in terms of location and property type. Spain has a lot to offer and the different regions are very diverse, so it’s worth researching thoroughly which areas most appeal to you. A checklist of essential amenities (such as an on-site pool) is also helpful, as is a list of any other requirements (such as being within walking distance of a beach). That way, you can stay focused during your property search and ensure that the home you choose ticks all the right boxes.

Think about how you plan to access the property too. Will you be flying or minimising your carbon footprint by taking the train? Those kinds of decisions can impact the locations in which you might want to buy, so need upfront consideration.

I would advise visiting Spain at different times of year during your research too, to experience the location(s) you like off-season, when they are quieter.

Also, be firm about your budget. Work out what you can afford before you fall in love with a particular property. Plenty of homes in Spain will capture your heart, but it’s important to buy using your head as well, and that means sticking to your budget.

Finally, make sure you have a helpful, responsive lawyer who can guide you through the legal requirements of the purchase and ensure that all the paperwork is in order. And if you’re buying off-plan, chose a reputable developer with a long history of building homes in Spain.

Try to enjoy the purchase experience. Buying a home abroad can feel stressful at times, particularly if it’s the first time you’ve done it. But it’s also an adventure with plenty of discoveries to be made along the way. So try to enjoy the journey as well as the end result!

Holiday Weather reports that the island enjoys an average temperature of 22°C during September, with eight average daily sunshine hours. While we’re on the subject of weather, it’s worth noting that the municipality of Torrox, in the eastern part of the Costa del Sol, is reputed to have the best climate in Europe. If you’re looking for mountainous scenery, blue flag beaches and a subtropical landscape, this could be the perfect spot.

Beaches at their best

As well as the ‘sol’ that gives the area its name (“sol” is the Spanish word for ‘sun’), the Costa del Sol is famous for its glorious sandy beaches. Spanish housebuilder focuses on choosing natural materials and prioritising products from local suppliers, following an increased demand for sustainable second homes.

Sustainability is a big concern for an increasing number of holiday homebuyers, according to Spanish housebuilder Taylor Wimpey España. With this in mind, the firm is showcasing its take on building second homes sustainably with villas located across southern Spain.

Sales and marketing director, explained: “There are concepts which apply as standard when building homes sustainably, such as choosing natural materials and prioritising goods from local sources. It’s also important to understand the context of each site and how best to harness natural energy sources.

“Using aerothermal energy systems, for example, can extract up to 75% of energy from outside air, which can then be used to heat homes. That can deliver significant energy and cost savings for second home buyers.”

According to the team, since half of Europe’s energy consumption relates to heating and cooling buildings, switching to aerothermal heating can make a significant difference.

The villas include thermal insulation of exterior walls, roofs and windows, the provision of LED lighting, double glazing and low-consumption appliances, and pre-installation for charging electric vehicles.

Other benefits are site-specific. Breeze, in Balcón de Finestrat in Alicante, for example, is well located for accessing the local public transport network, providing homebuyers with a range of alternatives to using cars.

The desire to live in Spain’s Costa del Sol appears to have reached new heights with a surge in off-plan sales.

According to information from developer Taylor Wimpey Spain on Wednesday, July 19, more than 30 nationalities, including Spaniards, have acquired a home, writes La Opinión de Málaga.

 

What Are Off-Plan Sales?

Off-plan sales are the acquisition of an apartment or house based on a plan, that is, before construction has even begun. The popularity of the Costa del Sol area coupled with the limited availability of finished new constructions has seen a massive surge in off-plan sales.

Despite British developer, Taylor Wimpey Spain, currently having several projects under construction, it has completely sold out of its stock of finished homes. At the moment it reports that off-plan sales account for 100 per cent of its operations.

Statistics from Taylor Wimpey Spain indicate that the Costa del Sol is the area with the highest growth in the country in terms of increased new contacts. So far this year has seen a 68 per cent increase in potential buyers

Which Nationalities Are Buying?

Taylor Wimpey Spain’s customers in Malaga are made up of 89 per cent foreigners compared to 11 per cent of Spanish buyers. They also pointed out that off-plan sales were a feature among Spanish nationals, not just foreign buyers.

Although no comparative figures were made available, the developer did point out that some of the most prominent buyers came from the UK, Belgium, Iran, Russia and Poland.

The areas within the Costa del Sol region that rank the highest in terms of desirability are, San Pedro de Alcantara, Casares Costa, Estepona and Marbella, on the western coast of Malaga.

The survey of 15,000 people across 14 countries found that those who spent more time near blue spaces during their childhood had improved mental health during adulthood. Blue spaces include the sea, inland waterways, lakes and rivers.

“In the context of an increasingly technological and industrialised world, it’s important to understand how childhood nature experiences relate to wellbeing in later life. Our findings suggest that building familiarity and confidence in and around blue spaces during childhood may stimulate an inherent joy of nature and encourage people to seek out recreational nature experiences, with beneficial consequences for adult mental health.”

Dr Leanne Martin from the University of Exeter also said that the research revealed that, “developing skills such as swimming at an early age can have previously unrecognised life-long benefits.”

The survey’s findings add to the recognised physical health benefits of spending time by the sea, which can support a healthy immune system, help regulate sleep and blood pressure and improve mood, circulation and heart rate.

Those who spend time near blue spaces in Spain can enjoy the added benefit of a climate that supports increased opportunities for exercising outdoors. This can further enhance the benefits already delivered by spending time by the sea, such as stress reduction and greater relaxation, as well as increasing vitamin D levels. According to the ECEHH, it takes just minutes for some of those positive effects to be felt.

In total, the study found that over a quarter of all of Europe’s 4.2 million registered golfers choose to play in Spain, with Andalusia being both the main area for golf tourism and for associated property ownership.

We have long associated spending time by the water with the healing of ailments. For wealthy Victorians, seaside convalescence homes and time spent in spa towns was considered an appropriate way to recover from illness or injury. And the science certainly stacks up when it comes to sea air – spending time by the sea can improve mood, circulation and heart rate, support a healthy immune system, help regulate sleep and blood pressure and more.

 

What we have only come to understand more recently, though, is how beneficial spending time at the seaside can be for mental wellbeing, as well as physical health. A research team at the European Centre for Environment and Human Health (ECEHH) at the University of Exeter looked into this in depth, surveying 15,000 people spread across 14 countries. They found a direct connection linking respondents who had spent more time by blue spaces as children to better mental health during adulthood. Lead author of the study, Valeria Vitale, comments:

 

“Our findings suggest that building familiarity and confidence in and around blue spaces during childhood may stimulate an inherent joy of nature and encourage people to seek out recreational nature experiences, with beneficial consequences for adult mental health.”

Which areas of Spain are particularly attractive to Polish second home buyers?

The Costa Blanca and the Costa del Sol are both very popular areas that have attracted an increasing number of Polish buyers in the past couple of years. While the Costa Blanca is the cheaper of the two areas, the Costa del Sol is the better known. It is home to cities such as Malaga and Marbella, world-class golf facilities, a superb local gastronomy and a welcoming community.

Spain’s long, sandy beaches are another reason that the area is so popular with second home buyers. Spain has more Blue Flag beaches than any other country, demonstrating the cleanliness of the beaches, seawater and facilities. The Costa del Sol is home to 56 Blue Flags in 2023, 47 of them located in the Malaga area.

Within the Costa del Sol, we have seen Polish buyers drawn to the Malaga area. We well both golf-front homes and properties by the beach there, so buyers have a choice of locations. All homes are designed to make the most of their locations, of course, with large outdoor areas, such as terraces, private gardens on the ground floor and solariums for townhouses and penthouses. On-site facilities such as lovely communal swimming pools and landscaped grounds complete the appeal.

What range of property types is available in the Costa del Sol?

There is a huge variety of homes available, making the area an ideal choice for buyers with a wide range of needs. From beachfront apartments to frontline golf townhouses, buyers can find the property that suits their budget and their preferences in terms of location, views, layout, number of bedrooms, nearby amenities and more.

Our townhouses at Green Golf in Estepona, for example, provide panoramic views over the course at Estepona Golf. Some of the homes have lovely sea views, as well, as they are just 3 km from the beach. Buyers at Solemar, meanwhile, have the beach practically on their doorstep! The homes all face southeast to make the most of the abundant natural light and plentiful sea views.

What does the Costa del Sol have to offer for eco-conscious buyers?

There are plenty of homes in the Costa del Sol that have been built with sustainability in mind. I mentioned Solemar just now. Those apartments have an A rating energy certificate. They come with double glazed windows, aerothermal technology for heating and cooling, pre-installation for electric vehicles, water-saving and electricity-saving measures in communal areas and more.

As a country, Spain is also very committed to sustainability. It is setting the standard when it comes to embracing renewable energy and is largely viewed as one of Europe’s best eco-friendly tourism destinations.

Are most of your buyers purchasing homes to use for holidays or as an investment?

It tends to be a mix of both. After all, the two are not mutually exclusive: if you purchase a property to use for family holidays, you still enjoy the potential to see it go up in value while you own it, even if making a profit wasn’t your main goal.

On the other hand, we do have buyers who purchased their property with investment firmly in mind. Others still have their eyes set on retirement, with plans either to move to the property fulltime or perhaps just spend their winters in the warmth of the Spanish sun. Second home ownership in Spain meets a range of needs.

Is the Costa del Sol an area in which to enjoy luxury, escapes, or more budget-friendly breaks?

The region is home to such versatility that it provides both. At the more luxurious end of the scale, there are places such as Puerto Banús, which is known around the world for its beautiful beach, superyacht-filled marina and upscale spas and boutiques. It’s a hotspot for the international jet set every summer. And while you obviously get concentrations of luxury amenities in locations such as this, the Costa del Sol generally is home to some outstanding high-end restaurants, prestigious golf clubs, exclusive beach clubs and much more.

That said, there are also plenty of ways to enjoy a very budget-friendly holiday here. The cost of living is much lower in Spain than it is in many other European countries. The latest figures from Numbeo, for example, show that the cost of living in Spain is 21.3% lower than it is in the UK. Long, lazy days out on the beach with a picnic and a swim in the warm sea, meanders around beautiful old cities, hiking in the serenity of the Montes de Malaga Natural Park, lunch in local cafés… it’s easy to enjoy an amazing break on a budget in the Costa del Sol.

Estepona is great for easy access to both excellent golf facilities and the coast. If you’re looking for somewhere more tucked away then Istán is just beautiful – it’s tucked away in the mountains – the Sierra de las Nieves – so you get incredible views, but it’s also just a 25-minute drive from the bright lights of Puerto Banús, so buyers can enjoy the best of both worlds. There’s definitely something for everyone in the Costa del Sol.

Foreigners’ appetite for property in Spain shot back up in 2022, hitting 13.75% of all home purchases in the country, according to the Colegio Registradores. The figure marks an increase of 2.95% over 2021 and breaks a five-year trend of foreigners making up a falling share in Spanish property purchases.

 

Leading the field when it comes to foreign buyers are Britons, who accounted for 11.07% of property sales to foreigners in 2022. They are followed by German, French and Belgian buyers. Overall, British buyers accounted for 1.52% of all property purchases in Spain during the year.

“There is elevated appetite from British buyers for a wide range of properties in Spain of late. THE EUROPEAN country with the highest number of Blue Flag beaches has been revealed.

It’s good news for Brits, as it’s one of the closest countries to the UK and one of our favourite holiday destinations.

Spain has kept its title as the world-leading award beaches hotspot – continuing its 30-year winning streak.

It has 627 Blue Flag beaches, which is more than any other country in the world.

Blue Flag beaches have been awarded based on factors like accessibility, biodiversity, safety, and water quality.

If a beach does have the coveted status, you’re likely to find pure water, a clean coastline, access for all, and top-class safety features.

The Valencian Community has 153 Blue Flag beaches – more than any other region in Spain.

In second place is Andalusia, with 148 Blue Flags, followed by Galicia with 125 and Catalonia with 120.

Examples of Blue Flag beaches include Playa de Muro in Majorca and Puerto Banus in Marbella.

As well as beaches, Spain also has 97 Blue Flag marinas and five Blue Flag tourist boats.

The shortest flight to Spain from the UK is London to Oviedo, coming in at 1 hour and 55 minutes in the air.

Cost of living in Spain draws in British golfers

Spain’s low cost of living, compared with the UK, is attracting both holidaymakers and fulltime residents, according to leading Spanish home builder Taylor Wimpey España. Figures from Numbeo show that the cost of living in Spain is 18.3% lower than it is in the UK. The annual consumer price inflation rate in Spain, meanwhile, stood at 4.1% in April 2023, compared to an eye-watering 10.1% in the UK.

 

The Numbeo figures show that major costs like property are cheaper in Spain than in the UK. A non-city centre apartment in Spain, for example, costs an average of €1,979.98 per square metre. In the UK, the equivalent property costs an average of £3,261.29 (€3,724.75) per square metre.

 

Many daily life costs are also lower. A meal out for two in a mid-range restaurant, for example, costs €50 in Spain compared to £55 (€62.55 at time of writing) in the UK. Savings on incidental expenses like this can quickly add up.

 

There’s no escaping the fact that life is expensive these days, but Spain offers significantly better value than the UK right now. Leading Spanish home builder Taylor Wimpey España has revealed insights into holiday home buyers’ top priorities when it comes to their international property purchasing decisions.

As a result of this varied buyer demand, Taylor Wimpey España is building a wide range of property types, from spacious apartments to airy townhouses, serving a variety of price points. Apartments at Solana Village South at La Cala Golf Resort, for example, are priced from €370,000 plus VAT. The south-facing apartments have large terraces with glass balcony enclosures to maximise the delightful views of the golf course. Ground floor homes also have private gardens with views of the pool, resort gardens and golf course.

Meanwhile, another of Taylor Wimpey España’s developments at La Cala, which is located in Mijas, Malaga, is providing three-storey townhouses with large solariums and pretty gardens. Spain stars as Europe’s budget-friendly golf holiday destination

Families seeking a budget-friendly golf holiday destination to enjoy this year are setting their sights on Spain. Tourist arrivals in February were up by 35.9% year-on-year, with 4.32 arrivals during the month, according to the Spanish National Statistics Institute (INE). Arrivals from the UK were up by 35.6%, with 784,000 visitors travelling to Spain from there during February.

Golf is an important driver of tourism in Spain, particularly in the country’s southernmost regions, where the sun-kissed fairways attract an international crowd seeking to enjoy some of the best golf in Europe. Research by the IE University from Segovia shows that golf tourism generates an income of nearly €11.2 billion per year for Spain.

In addition to its wealth of stunning golf courses, Spain’s affordability is also a major draw for holidaymakers. According to Numbeo, the cost of living there is 18.3% lower than it is in the UK. Everything from eating out to buying a property is cheaper in Spain. A three-course meal for two in a mid-range restaurant, for example, costs €50 in Spain compared to £55 (€62.82 at time of writing) in the UK.

Property provides an even more impressive saving. In Spain, a non-city centre apartment costs an average of €1,979.98 per square meter, while the equivalent property in the UK costs an average of £3,261.29 (€3,724.75) per square meter.

Every parent wants to do the best for their children, including for their health and wellbeing. According to a recent survey coordinated by the European Centre for Environment and Human Health (ECEHH) at the University of Exeter, that means spending more time by the water.

The survey of 15,000 people across 14 countries found that those who spent more time near blue spaces during their childhood had improved mental health during adulthood. Blue spaces include the sea, inland waterways, lakes and rivers.

“In the context of an increasingly technological and industrialised world, it’s important to understand how childhood nature experiences relate to wellbeing in later life. Our findings suggest that building familiarity and confidence in and around blue spaces during childhood may stimulate an inherent joy of nature and encourage people to seek out recreational nature experiences, with beneficial consequences for adult mental health.”

Dr Leanne Martin from the University of Exeter also said that the research revealed that, “developing skills such as swimming at an early age can have previously unrecognised life-long benefits.”

The survey’s findings add to the recognised physical health benefits of spending time by the sea, which can support a healthy immune system, help regulate sleep and blood pressure and improve mood, circulation and heart rate.

Those who spend time near blue spaces in Spain can enjoy the added benefit of a climate that supports increased opportunities for exercising outdoors. This can further enhance the benefits already delivered by spending time by the sea, such as stress reduction and greater relaxation, as well as increasing vitamin D levels. According to the ECEHH, it takes just minutes for some of those positive effects to be felt.

Mallorca has been in the spotlight recently, with Nicole Kidman posting a series of images on her Instagram, showcasing the island’s beauty. Fellow celebs Michelle Pfeiffer and Reese Witherspoon were quick to comment on how “beautiful” and “amazing” the island looked.

Now, budget travel company Jet2 has opened up Mallorca to those without a Hollywood-sized holiday budget, as part of an extra 11,000 seats to Palma de Mallorca (along with Tenerife) from a range of UK airports.

Additional flights to Mallorca will operate from Birmingham and East Midlands airports in April, and from those two airports plus Glasgow and Leeds Bradford in May. Jet2 CEO Steve Heapy has advised that the increased flights are part of Jet2’s “biggest ever summer programme”. As a family holiday destination, there is certainly much to love about Mallorca. TripAdvisor just ranked the island as the seventh best place for nature on the planet. ‘Digital nomads’ can now live in Spain with their families — if they earn enough

Hopping between tapas bars in Madrid, gorging on art and culture in Barcelona or simply soaking up the sun in the Canary Islands.

For most people, those beat awkward conversations by the water cooler in a lonely suburban office park.

Remote workers looking for a change of scenery can now live and work in Spain if they meet the requirements of its new visa program.

The visa is aimed at “international teleworkers,” according to the Spanish government. The so-called “digital nomad” visa is open to a wide variety of remote workers and has already attracted considerable interest.

U.S. Google searches for “digital nomad visa Spain” spiked by 66% in late January, according to digital marketing specialists Semrush.

Who is eligible?

The new visa is for foreigners who carry out remote work or professional activities using computers or other forms of telecommunication, according to Spain’s Ministry of Inclusion, Social Security and Migration.

Applicants must:

  • be nationals of countries outside the European Economic Area — which includes European Union countries plus Iceland, Liechtenstein and Norway
  • be self-employed or employed by a company operating outside of Spain
  • Have no criminal record in Spain or anywhere else for five years prior to applying
  • Have health insurance with a company that operates in Spain
  • Be qualified to work in their field, as evidenced by a university degree or work experience

Another draw? The money

Prithwiraj Choudhury, an associate professor at Harvard Business School who studies future work trends, said Spain’s new remote worker visa is financially compelling for two reasons:

  • the tax rate for most workers is 15%, and
  • visa holders can earn up to 20% of their income from local Spanish companies.

But countries stand to benefit from remote worker programs too.

Not only do they spend money, remote workers can “act as catalysts for knowledge and resource flows between regions, benefitting themselves, their organizations and their host countries,” he said.

Digital nomads can affect real estate markets too, said the marketing director at real estate developer Taylor Wimpey Espana.

“We have already seen an increase in the number of people buying second homes in Spain and then using them for work,” he said. “Buyers are also staying in their properties for longer than they did pre-pandemic. We anticipate that this will increase as both digital nomads and energy nomads head to Spain to wait out the winter in the warm.”

From hoteliers to home builders to tourism professionals, there are plenty of people projecting a bumper summer for Marbella this year. The city, which is a popular destination for luxury breaks, has already recovered its hotel occupancy to 2019 levels. Now, the directors of El Fuerte de Marbella hotels have spoken out about their optimism in light of the demand for stays in 2023, with tourists planning to visit the city for conferences and conventions, as well as for leisure purposes. Looking ahead to the course of the year, the sense is that tourists will be booking fewer visits, but staying longer and spending more on the visits they do arrange.

This change in habits is something that developers in Spain are observing too. According to leading Spanish home builder Taylor Wimpey España, holidaymakers are factoring working from home into their plans to facilitate longer stays in Spain.

Marbella is a firm favourite with international visitors. Golfing hotspots don’t come much better than Spain’s Costa del Sol – or the Costa del Golf, as many players refer to it. Players have been flocking to the area’s sun-kissed fairways for nearly a century after the Real Club de Campo opened its doors in 1925.

These days, golfers visit Spain from around the globe, with golf tourism bringing the country an income of nearly €11.2 billion per year, according to research by the IE University from Segovia.

There are plenty of good reasons why the Costa del Sol is such a winning golf destination. Firstly, it has the greatest concentration of golf courses in Europe, with over 70 courses. This plethora of facilities means that there are courses for all abilities, from those just getting into golf to professional players. Between its golf academies, friendly local competitions and international championships, the Costa del Sol has something for everyone when it comes to playing golf.

The region is also welcoming to players of all ages, as well as all handicaps. There are over 350,000 registered junior golfers (those under the age of 18) in Europe, according to the European Golf Participation Report 2021.   • How did you get into working in the property sector and what do you enjoy about it?

I spent many happy days of my childhood on Mallorca when we went there for family holidays. It gave me a deep-rooted love of the island, which ultimately led to my living here in the early 1990s.

I began working in marketing for Taylor Wimpey España in late 1993 to help others to do the same – to find their dream home, whether on Mallorca, another Spanish island or the mainland. I love working with different types of clients and discovering how I can help meet their needs.

The innovation side of the business really appeals to me as well – I enjoy seeing how homes are evolving and particularly how they are becoming more sustainable. Taylor Wimpey España has a real commitment to that.

  • Taylor Wimpey España sells homes in a range of Spanish locations. Which are the hotspots in terms of demand for your most luxurious properties in 2023?

The Marbella area of the Costa del Sol is going to be a key hotspot for us in 2023 when it comes to luxury holiday homes. There are so many high-end shops and upscale restaurants in the area, plus the nightlife is excellent. The surrounding scenery is stunning too, with picture-perfect beaches, pristine golf courses and ancient architecture dotted around.

  • Who is your typical buyer? 

We sold homes to over 40 nationalities last year, so our buyers are very diverse. The main groups of buyers were from the UK, Germany, Scandinavia, the Netherlands, Belgium and France. Most are keen to enjoy the Spanish lifestyle and spend holidays outdoors in the sunshine.

The weather is certainly important to our buyers! Many also want the chance to practice sports year-round – many of our clients are enthusiastic golfers who want to spend more time on the fairways.

Generally, our buyers are between about 40 and 60 years old. They are split between families with children and older buyers who are planning to spend some or all of their retirement in Spain.

  • What do buyers look for in a luxury villa in Spain? 

Most of our buyers are looking for a serene, peaceful area that provides them with plenty of privacy – an escape from the hustle and bustle of daily life. Panoramic sea/golf/mountain views are important to that.

At the same time, buyers are looking for convenience. They don’t want to be more than an hour’s drive from the nearest airport and they want amenities nearby, from shops to places to eat and socialise. Many of those who plan to spend long periods of time in Spain want to have the chance to meet other foreigners/expats too.

Quality finishes and homes that have been built sustainably are also top priorities for those buying luxury properties in Spain. They also need everything for year-round living – so air conditioning systems that heat, as well as cool.

For buyers seeking detached villas – such as those at Las Villas de Dalt de Sa Rapita in Mallorca, where the first phase of construction is due to finish this summer – private pools are a particularly popular feature.

  • Who will be buying luxury properties in 2023 – is it mainly families for personal use or investors seeking the safety of real estate investment in an uncertain world?

Our clients are mainly families who want a second home in which to create magical holiday memories. Many also plan to use their property for retirement. They are certainly conscious of the value of property as a long-term investment, but that is not their key motivation in buying a home in Spain. Only around 10% of our clients are buying primarily as an investment property that they can rent out.

Taylor Wimpey home completions jump 77%

Leading Spanish home builder Taylor Wimpey España completed 381 homes during 2022, across locations including the Costa del Sol, Costa Blanca, Mallorca and Ibiza. The figure represents a jump of 77% from the 215 homes completed during 2021. The average selling price in 2022 stood at €383k.

As well as accelerating the pace of completions, Taylor Wimpey España also grew its total order book during the year, to 448 homes by 31st December 2022 – an increase of 38% compared to the previous year.

As ever, British buyers favoured the Costa del Sol more than any other region during 2022. While Alicante and the wider Costa Blanca region provide greater value for money, it is the Costa del Sol’s unique blend of sunshine, beaches, golf, cuisine and extensive ex-pat community that tends to win British buyers’ hearts. The fact that the cost of living in Spain is, on average, 17.3% lower than in the UK (according to Numbeo’s 2023 figures) is also not lost on many buyers right now.

Overall, 2022 proved to be a record year for reservations for Taylor Wimpey España. Key themes in terms of buyer requirements included plentiful indoor and outdoor space and an abundance of natural light, along with sustainability and the potential for energy cost savings (something that is pushing many buyers to seek out new builds, rather than older properties).

Looking ahead, the Spanish real estate market is tipped to attract both families buying holiday homes for personal use and those buying as an investment in 2023. Real estate can serve as a solid hedge against inflation and Fitch projects that Spanish home price growth will be between 2% and 4% during 2023, meaning Spain would significantly outperform many other leading European property markets, including the UK, Germany, France, Denmark and the Netherlands.

For buyers in the Costa del Sol looking for an extra special second home (whether for personal use or as an investment), Taylor Wimpey España has a select number of penthouses available for sale. Energy nomads start eyeing up the Costa Blanca

As digital nomads wait visa implementation energy nomads start eyeing up the Costa Blanca

Spain’s much-anticipated digital nomad visa, plans for which were first announced in January 2022, is rumoured to be introduced in early 2023.

 

The draft proposal provides non-EU citizens with the chance to live in Spain for up to five years while working freelance or as a contracted employee of a company outside Spain. It is also believed that the visa will offer a tax rate of 15 per cent for digital nomads, instead of the usual 24 per cent.

While digital nomads await confirmation of the visa’s implementation, energy nomads have also started eyeing up the Costa Blanca.

Between the cost of energy in the UK and the potential for supply problems over the winter, escaping to the warmth of the Costa Blanca is even more appealing than usual.

Leading Spanish home builder Taylor Wimpey España has reported growth in property reservations during 2022, after launching 14 new developments during the year, with a value of over €150 million. As the firm heads into 2023, when it will celebrate its 65th anniversary, having served buyers from around the globe with high quality holiday homes since 1958, it has another nine launches planned. The developments will span the Costa del Sol, Costa Blanca and Mallorca.

But what lies behind the headlines? Buyers of 38 different nationalities purchased homes from Taylor Wimpey España during 2022. Many buyers choose to spend Christmas in Spain, immersing themselves in local traditions.

For second home owners with young children, the procession of the Three Kings on 5th January is a not-to-be-missed experience. The Three Kings and their helpers hand out sweets as they travel around town, while children who’ve been good open gifts that the Kings deliver the following day (this is the main gift-giving day in Spain). Children who have been naughty can expect a lump of coal!

One lovely tradition that second home owners can enjoy is the creation of a Belén in their home. In 2022, Taylor Wimpey España has invested 150 million euros in fourteen developments on the Costa del Sol and Costa Blanca and in the Balearic Islands. It has announced further investment of 80 million euros in nine new residential developments in these areas next year.

Despite uncertainty caused by inflation and interest rates, the Taylor Wimpey España director of sales and marketing, Marc Pritchard, says that “as we have always done, we try to find the best locations on the beach and golf front lines in order to satisfy the demand of our buyers”.

By nationality, Germans are the main buyers, followed by the British, Spanish, Belgians, Dutch, Scandinavians and Poles. Prominent among buyer profiles are ‘nomadic workers’ and couples over the age of 45 who are looking for a holiday home or thinking about future retirement.

There are also Spaniards over the age of 30 who are looking for homes in quiet and well-connected areas.

SECOND HOME BUYERS CAN’T GET ENOUGH OF ANDALUCIA

The southernmost of peninsular Spain’s autonomous communities, Andalusia is a sun-drenched region that encompasses huge stretches of coastline, including the Costa del Sol, Costa de la Luz and Costa Tropical. It is a favourite holiday destination with travellers from around the world, many of whom have taken advantage of Spain’s relatively affordable property prices to purchase second homes there.

According to Colegio Registradores, Andalusia accounted for 20.61% of all housing sales in Spain during Q3 2022. That’s more than any other region (the next most popular area was Catalonia, with 16.06% of total sales).

Across Spain, home purchases by foreigners grew by 1.26% to reach 15.92% of all home purchases in Q3 2022. Within Andalusia, there are locations where the proportion of foreign owners is much higher. In Malaga, for example, Kyero reports that foreigners now account for 32.63% of all housing transactions. And demand continues to grow. According to Spain’s land registrars, the number of deeds inscribed in the land registry in Q3 2022 involving foreign buyers was up by 61% compared to 2021 and by 73% compared to 2019 (before the pandemic).

Britons represent the largest group of foreigners buying homes in Spain, according to Colegio Registradores’ Q3 2022 data. They make up 9.3% of all foreigners buying homes in Spain (the next largest group was Germans, at 8.04%, then French buyers, at 6.21%). And Spain is certainly doing all it can to welcome British buyers. At present, it is lobbying the EU to drop the 90-day limit for visitors from the UK, so that they can spend longer periods in the Spanish sunshine.

Leading Spanish home builder Taylor Wimpey España has certainly noticed a strong appetite for second homes in Andalusia from international buyers. Reservations by foreigners across all of the regions in which the company operates were up by 22% in November (year to date, compared to the same period in 2021). In the Costa del Sol, however, reservations by foreigners were up by 27%.
