Leading Spanish home builder Taylor Wimpey España and La Cala Golf Resort are celebrating the renewal of their joint venture, which has already led to the construction of more than 400 homes in Spain’s Costa del Sol region.
La Cala Resort hosted a cocktail reception on March 31 to celebrate the enduring partnership, with the Mayor of Mijas and other local dignitaries in attendance, along with more than 80 agents in the Taylor Wimpey España network.The joint venture between Taylor Wimpey España and La Cala Resort has been running for nearly a decade. During that time Taylor Wimpey España has generated over €150 million in sales revenue at the resort. Under the renewed agreement, plans are in place for more than 600 additional homes at La Cala.

The latest homes under development at the resort are at Solana Village, where 197 two- and three-bedroom homes overlook the picturesque Europa Golf Course. Prices for the south- and southwest-facing homes at Solana Village South start from €370,000 plus VAT, while the south- and east-facing apartments at Solana Village East start from €395,000 plus VAT.

Located close to the luxurious spa, clubhouse and hotel at La Cala, the gated Solana Village development comes with an adult pool, infant splash pool and communal gardens overlooking the valley. Individual apartments have large terraces, private gardens on the ground floor and light-filled open plan living spaces, perfect for family holidays.

Taylor Wimpey’s Spanish division reports profit margin of 26.7%

Taylor Wimpey España, the Spanish division of the High Wycombe construction company, has reported a strong start to 2022.

The firm, which sells second homes in Spain to international buyers, has said that it completed 203 homes between January and June 2022, compared to 84 completions during the same period in 2021. This is an increase of 142 per cent.

This has driven strong financial figures for the first half of 2022, with the firm boasting an operating profit margin of 26.7 per cent. The average selling price of the company’s properties in Costa del Sol, Costa Blanca, Mallorca and Ibiza was €391,000 (~£329,000).

Javier Ballester, Managing Director of Taylor Wimpey España, said: “We are delighted to report such a positive start to the year. Demand for well-located, high-quality homes in Spain is robust and we are pleased to have been able to launch four new developments so far in 2022 to meet this need, representing a total investment of €58m in the Spanish property market.”

Part of this strength is driven by a resurgence in Spanish tourism, with foreign arrivals reaching 7.46 million in June of 2022 – a year-on-year increase of 236 per cent. The firm’s buyers this year have included 30 different nationalities.

Mallorca’s Palma Airport is gearing up for its busiest ever September. Visitor numbers look set to top those seen in the same month during 2019, which was Mallorca’s busiest September to date, with 3.7 million arrivals.

The island’s property market is also booming, with foreign buyers playing a major role in it. According to Q2 2022 figures from Colegio Registradores, foreign buyers in the Balearic Islands jumped by a staggering 34.66% compared to the same period in 2021 – the highest increase in volume of foreign home buyers of any area in Spain. The Balearic Islands were also the Autonomous Community with the highest average price in Spain during the same quarter, at €3,180/m² – well above the national average of €1,957/m²).

Nationally, Spain’s housing market is incredibly busy. The 163,909 registered sales during Q2 2022 were the second highest number in any quarter since the beginning of 2008. The same is true of the number of sales over the past year – the 626,345 sales are the highest number seen since mid-2008.

When it comes to foreigners buying homes in Spain, Britons are leading the field. Foreigners accounted for 14.7% of total home purchases in Spain in Q2 2022 (up 1.49% since Q1 2022). Of those, Britons make up the largest group, accounting for 9.8% of all foreigners buying property in Spain during Q2 (followed by Germans, at 9.1%, and French buyers, at 6.6%).

Where to buy property in Marbella, Spain

From golden visas to the Golden Mile, this Costa del Sol city is glittering with new appeal — buy in from €250,000

Marbella is absolutely mad,” says David Thompson, who has spent hisfi rst summer in the Costa del Sol resort after relocating from Dubaiwith his wife, Carolyn. “The roads are jammed, the beaches packedand you can’t get a reservation in restaurants.”

But he wouldn’t be anywhere else in the world. Thompson is loving life in their three bedroom townhouse at La Quinta Hills, where the rooftop solarium offers sea views stretching for miles across to the Rock of Gibraltar. “We are planning to spend our retirement playing golf, padel tennis and exploring the fantastic areas close by like Granada and Seville,” says the 67-year-old, who used to work in insurance. He andCarolyn are in the slow process of selling their UK home, near Bognor Regis in EastSussex, to fully commit to a new life in Spain. “For us Marbella hit all the right notes:mild winters, good airport access, great golf courses — and we are in an ideal spot,

They are not the only ones moving to Marbella since the pandemic began. BetweenMarch 2020 and November 2021, the number of foreigners who registered theirpresence at Marbella town hall increased by 4,101 to 44,846. For the fi rst time,despite or perhaps because of Brexit, Brits led the way.

Holiday home-buyers are as diverse as they are prolifi c. “This year we have sold to 31diff erent nationalities in the area, with an average spend of €550,000,” says MarcPritchard, sales and marketing director of developer Taylor Wimpey España. “The[rising] price of oil has meant that Middle Eastern buyers are fl owing back again, butthe British are still at the top, and Irish buyers [are also] returning.”
Being close enough to dip into the bright lights of the Costa del Sol’s glitzy hub hasan awful lot of appeal to house-hunters, whether they are spending €300,000 or €3million. Buyers with smaller budgets might need to look to its fringes but theshopping and restaurants in Marbella continue to be a magnet — such as thebrasserie-style Babette in Puente Romano, which theatrically serves smokingcocktails from under cloches, to the more traditional appeal of boquerones(anchovies) and a beer under the trees of Plaza de los Naranjos in Marbella’s oldtown.

The top address, however, remains Nueva Andalusia on the edge of the Golden Milethat runs from the east of the city centre down to Puerto Banus, where palatialproperties sit next to apartment blocks. “Over half of our inquiries are for a two-bedroom apartment there, costing €250,000-300,000,” says James Vizetelly,marketing director of the estate agency Affi nity Spain. “There’s a status to living inthe area.” In the Los Naranjos de Marbella development, with its café andsupermarket, you’ll pay about €300,000 for a two-bedroom penthouse.
Kuwaiti and Saudi buyers have been among the 45 within the past year buying anoff -plan apartment (prices from €430,000) at Taylor Wimpey’s Marbella Lakedevelopment in Nueva Andalusia. Sitting next to an ornamental lake, thedevelopment is close to three golf courses and Aloha College, one of the area’spopular international schools.
Not everyone wants this buzz all of the time, though. Artur Loginov, CEO of the high-end agency Drumelia Real Estate at Nest Seekers, says buyers with bigger budgetsseeking privacy and space are increasingly favouring villas in the hills behind thecity, as well as applying for “golden visas” to stay for longer periods.

“Buyers want to be in the mountains, closer to nature, in a setting ideal to remotework,” he says. This means a villa in a gated development like Sierra Blanca, or onein Benahavis, such as La Finca de Jasmine, where a four-bedroom villa with seaviews costs €1.5 million, off -plan.

As construction costs ratchet up to increase the price of new-builds, buyers arebecoming more open to newer areas where land prices are lower, says Arjen Spittaelof the agent Lucas Fox Marbella: “West Marbella, or the so-called New Golden Mile,is fast gaining popularity — between San Pedro de Alcantara and Estepona. Newsupermarkets are popping up to keep up with the growing amount of people movingthere.”

Spittael says it’s possible to buy a good-sized villa with a decent plot for about €1.6million.

Newly release figures show that leading Spanish home builder Taylor Wimpey España has delivered a strong performance during the first six months of 2022. The data show that the company completed 203 homes between January and June 2022, compared to 84 completions during the same period in 2021 – an increase of 142% – with an operating profit margin of 26.7%.

Taylor Wimpey España sells second homes to international buyers from Europe and beyond, as well as primary and secondary homes to domestic Spanish customers. During the first half of 2022, the average selling price across the company’s properties in the Costa del Sol, Costa Blanca, Mallorca and Ibiza stood at €391,000.

So far this year, Taylor Wimpey España’s buyers have included 30 different nationalities. A resurgence in the Spanish tourism, with foreign arrivals jumping 236% year-on-year, to 7.46 million in June 2022, is supporting the continuing interest in buying second homes in the country. According to Spain’s National Statistics Institute, visitors from Ireland have increased by 1,424% and those from the UK by 1,165%. Visitor numbers from the US and Germany are also up, by 307% and 125% respectively.

The Balearic Islands and Andalusia are two of the three most popular destinations in Spain for foreign visitors so far this year (along with Catalonia). Taylor Wimpey España’s developments in the Balearic Islands have certainly proven popular. Three developments – Canyamel Pins at Capdepera on the northeast coast of Mallorca, Sa Galera on Mallorca’s Bay of Palma and Sunset Ibiza, which provides frontline homes at Ibiza’s Cala Gracio – all have just a few apartments still available for sale.

Leading Spanish home builder Taylor Wimpey España has reported a surge in demand from British buyers, with year to date sales for July 2021 now equalling those in the same period in 2019.

Confidence has been returning to the Spanish second homes market for several months and it’s great to see that British buyers have now regained the appetite that they had for Spanish property before the pandemic.”

Purchases by British buyers are up by 56% compared to the same period in 2020, when the impact of the pandemic on second home sales was in full swing. Many other nationalities are also showing interest in Spanish second homes in numbers that are equal to or higher than they were before the pandemic struck. In total, buyers of 23 nationalities have purchased homes from Taylor Wimpey España this year.

It is the Costa del Sol that is attracting most interest from British buyers right now. With 150 km of stunning coastline, picturesque mountains, world-class golfing facilities, vibrant cities, historic and cultural sites and a wealth of gastronomic delights, the area has much to offer. This is the case even in the diversity of second homes it offers, from lakeside living at Marbella Lake, to beautiful golf homes surrounded by myriad shades of green, such as those at Green Golf, to penthouses with stunning sea views, such as the last key-ready home available at Botanic.

Mallorca – British buyers’ second most popular area, based on Taylor Wimpey España’s figures – also has a wide variety of holiday homes available. The company has launched several developments there this year, with one of the most popular being Ikat. The spacious apartments, penthouses and duplexes in the heart of the town of Ses Salines launched just four months ago, priced from €260,000 plus VAT. Just seven homes remain available for sale, with the rest having been snapped up off plan.

The third most popular area with British buyers is the Costa Blanca, which is known for its beautiful coastline and lively towns, as well as its superb value property. A Spanish Golden Visa provides not just residency in Spain but also access to the rest of the Schengen Zone. It’s something that Britons haven’t had to worry about previously, but Brexit has driven a notable rise in enquiries from families seeking to use a residential property purchase to maintain access to the Eurozone. The fact that working from home on a terrace in Spain has become infinitely more desirable due to the pandemic is also likely to be pushing some families down the Golden Visa route.”

The Golden Visa scheme allows an individual investing €500,000 or more in either residential or commercial property to obtain a one-year resident visa in order to purchase a home in Spain. They must travel to Spain at least once during that year. Next, they can apply for an investor’s residence authorisation, which is granted for two years and can be renewed for a further five. After five years, the buyer can apply for a residency permit.

The buyer must maintain the property investment throughout this period/process and comply with a number of other requirements. These range from a lack of criminal record to having health insurance that can be used in Spain. They also need to have enough funds to cover the person applying and their family for the term of the residency.

Family members included in the Golden Visa scheme include the property buyer’s spouse, any children under the age of 18, any adult children classed as dependents for physical or mental health reasons and any dependent elderly parents.

Swedish demand surges as Brits’ Spanish property budget shrinks

Swedish demand for Spanish property is surging this year, as British buyers are shrinking their budgets.

The number of Swedish buyers looking to Spain as a second home destination has now doubled, according to the latest statistics from leading Spanish homebuilder Taylor Wimpey España.

Overall, the total year to date sales to Swedish nationals, as of September 2016, has increased by 100 per cent in comparison to last year’s figures.

The rise of the Swedes arrives as British buyers slightly lower their budgets. Indeed, according to Kyero.com, enquiries are falling on properties over €250,000 and increasing on homes costing €150,000 or less. Overall in September, 62 per cent of enquiries were for properties costing less than €150,000.

Marc Pritchard, Sales and Marketing Director of Taylor Wimpey España, which has operated successfully in Spain since 1958, has observed firsthand a rise in demand from both Swedish and Belgian buyers.

Indeed, over 220,000 Belgians visited Spanish shores in July this year alone (INE) and according to Taylor Wimpey España’s latest data, from January to September 2016, 22 per cent of their sales were from either Swedish or Belgian nationals.

“The past twelve months have seen a real boost in sales to North Europeans, especially Belgian and Swedish buyers. Easily accessible, with regular, direct, low cost flights from both nations, the Costa Blanca on Spain’s southeastern coast has become a hotspot for buyers in 2016,” he comments.

Mallorca registers biggest growth in property sales in Spain

The Balearic island has recorded the largest year-on-year growth of any Spanish destination, with property sales rising 39%, according to the National Institute of Statistics.

Meanwhile, tourists are also looking to get their Mallorcan fix, with Palma de Mallorca ranked as the third most searched destination in Europe, according to Global Travel Insights.

Spanish property selling prices up 20%

Selling prices for new-build Spanish properties have risen by more than 20 per cent in the last year.

The increasing average amount being spent on new properties indicates a “revitalised confidence” in the market that the developer predicts will continue in the coming months, with valuation firm Tinsa also showing that the average price of a home in Spain grew 0.8 per cent during Q2 2016.

Spanish tourism in full swing as golf drives Costa del Sol demand

Golf is driving millions of people to the Costa del Sol this year, as the country’s tourism industry hits full swing.

According to the most recent Tourism Movement Survey from the National Statistics Institute (INE), Andalusia has enjoyed the greatest rise in international tourists so far this year, increasing by 18.1 per cent in comparison with 2015.

Spain’s property market to top IMF table following growth in UK and Swedish buyers

Figures from the Organisation for Economic Development (OECD) reveal UK buyers accounted for 21% of sales last year, while Swedish sales increased by 220%, accounting for 6%.

The statistics show that it is still possible to acquire a bargain in Spain, with property undervalued by 26%.

In contrast, the UK and Swedish markets were overvalued by 7% and 114% respectively.

Employees from Spanish property branch raise thousands for UK charity in Scotland

Spain ranked best for life expectancy in Europe

Want to live for longer? Move to Spain, suggests the latest findings from the World Health Organisation.

The latest figures from the organisation shows that Spaniards have the best health and life expectancy of any country in Europe: residents of Spain are expected to live for 83 years, two years longer than the UK, where people are expected to live until the age of 81.

Plentiful sunshine and fresh air, a Mediterranean diet and fabulous local wine (the Spanish consume 11.2 litres of alcohol per person per year, against a world average of 6.2 litres) are all likely contributors to the robust longevity of the Iberian population.

Spanish property sales hit three-year high

Spanish property sales have risen to a three-year high, according to new figures, as foreign demand continues to soar, driven by attractive prices and exchange rates.

The imbalance between new property and existing homes is echoed by Spanish notaries too, whose latest report says that sales rose 8.4 per cent year-on-year in May, with resales rising 14.5 per cent and new home sales falling 21.5 per cent.

Sales are primarily occurring in markets popular with foreign buyers, such as Barcelona (sales up 17 per  cent), Catalonia (13 per cent) and Malaga (10 per cent). Indeed, the market’s recovery is increasingly dependant on overseas demand, as extremely affordable conditions attract more investors aiming for holiday home bargains, even as unemployment and a high level of supply hinder domestic buying activity.

Spanish tourism on course for record year?

Spanish tourism could be on course for a record year, according to new figures, which show visitors are already up on 2014.

Spain welcomed 22.5 million visitors between January and May 2015, an increase of 5.1 per cent over 2014, according to the country’s Tourism Ministry. The figure includes a record number of long-distance international visitors, who accounted for 6.5 million of the total, up 6.8 per cent on the previous year’s number.

Spanish real estate in depth – an insider’s perspective

The Spanish property market crisis is over. At least that’s what Banco de Espana is saying. Director of Studies José Luis Malo de Molina comments, “The adjustment of the real estate sector is, in principle, complete.”

At the same time, Spain’s GDP has grown for seven consecutive quarters and recently even more than expected: 0.9% in Q1 2015, according to the National Institute of Statistics (INE). Tourists flock to Game of Thrones filming locations

Tourists are flocking to visit the filming locations from popular TV series Game of Thrones.

The show, which reaches the end of its fifth season next week, has been boosting tourist interest in a range of countries ever since its first broadcast. The fantasy epic, based on George RR Martin’s novels, began shooting in Northern Ireland in 2010. Now, County Antrim is enjoying the Game of Thrones effect more than ever.

The latest season, meanwhile, has also been shot in and around Seville, with the Alcázar Palace and the bullring in the nearby town of Osuna featured prominently, leading to a considerable boost in tourism in the region.

Spain’s beaches were awarded a record-breaking 577 Blue Flags (FEE), denoting cleanliness among a number of factors, with Galicia leading the way.

Every year countries across the world eagerly await the awarding of Blue Flags to their beaches. The Blue Flag is an internationally recognised eco-label that identifies a beach as clean, safe and committed to sustainability, based on strict criteria addressing water quality, environmental education and information, environmental management, and safety and other services.

This year, Spain has once more been awarded more Blue Flags than any other country in the world – 577 in total, up from 573 in 2014. Spain values its reputation as having the world’s best beaches and has topped the league table from the Foundation for Environmental Education (the body that awards the Blue Flags) since it was first launched in 1987.

Inside Spain’s economy – what’s really going on?

After years of gloom, the headlines are suddenly full of news about Spain’s bright future. Economic growth projections have been revised upward by Fitch, while Spain has been affirmed at a BBB+ rating. According to the data reviewed by Fitch, Spain’s growth in Q4 2014 reached 2% – higher than that of Germany and out-performing the Eurozone as a whole. Newton Investment Management has even noted that some analysts are predicting Spain to achieve annual growth of 30% over the coming years, making it the largest economy in Europe.

Even the unemployment rate looks to be headed in the right direction, with April seeing a record fall of 2.7%. But for those living and working inside the Spanish economy, is the picture as rosy as the current headlines would seem to imply?
